Ridiculously long wait times on help line, the email help then emails you back asking you to confirm you need help. Clearly they dont have the staff to service adequately. they require leases to be uploaded but their platform lacks the ample MB to upload the docs. The idea of a streamlined process sounds good however, this particular service lacks what it takes to be efficient and streamlined.Tenant Evaluation LLC

Regarding your comment about email support, after reviewing our records, we did not receive any direct email from your end related to this concern. As for the document upload process, we do limit uploads to 20MB to ensure system compatibility and to reduce the risk of submission errors that can occur with very large files. Extremely Disappointed Unethical and Unjustified Fees I am an existing owner of multiple units in the same building, yet Tenantev is charging us additional evaluation fees when purchasing more units a process that makes absolutely no sense. Why should loyal owners be penalized with duplicate evaluations for properties in the same structure?Their lack of transparency and disregard for fair treatment is shocking. It feels like a money grab with no reasonable explanation provided. Tenant Evaluation provides background screening services as directed by each community's board or management. We do not set or control the fees, nor do we determine whether a screening is required. All fees, screening requirements, and related policies are established by the community, and Tenant Evaluation simply facilitates those processes based on the communitys instructions.
Regarding the evaluation fees for additional unit purchases: while we understand how this may appear duplicative, please note that many communities require a separate application and screening for each transaction, regardless of whether the applicant is an existing owner. This is a common policy across many associations and is designed to ensure that the most current and accurate information is on file for each purchase or lease.
Tenant Evaluation does not make decisions about who must be screened, how often, or what the fees are, those decisions are entirely in the hands of the communitys board or management. Our role is to carry out their instructions and provide the background reports they request to support their decision-making.

This business has failed us many times . We are extremely upset. First they let a ******** who has been arrested to rent our property . He ended up leaving without paying . Then Tenantev is charging us because we bought another unit in the same building where we have already been charged as renters and also owners . Why multiple background check ???? Our role is to provide comprehensive background screening reports based on the information requested by the community. The final decision to approve or deny any applicant is made solely by the communitys board or management committee, not by Tenant Evaluation.
Regarding the individual who was previously approved to rent your property, we understand how upsetting that situation must have been. However, Tenant Evaluation provided a detailed screening report to the community, and it was their discretion to review that information and make a final decision.
As for the application fees and background checks, please note that all fees and screening requirements are determined by the community, not by Tenant Evaluation. Many communities require a new application and screening for each property, even within the same building, to ensure up-to-date information is considered for each transaction. These policies are in place to protect all residents and property owners and are applied consistently.

1 starAs a realtor, I find the Tenant Evaluation Systems requirement for a Bank Reference Letter instead of a Bank Statement to be an unnecessary and frustrating hurdle. The process of obtaining a Bank Reference Letter from the bank can take up to seven days, and even when you visit the bank in person, they cannot provide the letter on the spotit must be ordered and mailed, causing further delays. This has resulted in hold-ups on my clients' approval processes.When clients upload a Bank Statement instead, the system rejects it, even though a Bank Statement provides far more detailed and relevant information than the requested letter. Ultimately, clients are forced to pay a rush fee to expedite the process, adding unnecessary costs.Given that the system already asks clients to link their bank accounts for verification, I don't see why the Bank Statementalready rich in informationwouldn't suffice. 1 starI was trying to rent a condo in ***************. They required me to use this company for credit check. $150 they charge me and $45 expedite eight days later it has been h*** email after email. I had a credit freeze on my Equifax, I asked them to use ***********. Ive lifted my credit freeze and still they wont do a credit check but they took $195. Then they asked for another $30 still eight days and Im still on hold the *** cannot approve me without the credit check this company either the worst. It has been h*** dealing with them. Im in a nightmare. I cant get out. Dont ever use them. Theyve asked for my passport drivers license car insurance in registration, I have showed them so much proof and nothing in return. I am trying to buy a condo. What a cluster trying to do it through Tenant Evaluations. First, THEIR INFORMATION ABOUT WHETHER MY CONDO ACCEPTS PETS was INCORRECT! Their application stated only *** and Service Animals. They even put me on hold and said they called my HOA to verify! Liars!My realtor actually did the work and verified that, in fact, I can have just a pet. I had to cancel my application because the software won't let you move forward in the application without entering something about my ESL animal!!I was charged $195 for this EXPEDITED service. What a ********, in spite of countless phone calls and emails to this company, THEY CANNOT SEEM TO FIX THE PROBLEM. Every time you try to call, there is a language and cultural barrier, and the people I talk to JUST DON'T SEEM TO GET IT.I have told them COUNTLESS TIMES. I need two things......1. Reinstate my application without the *** ESL requirement! YOUR MISTAKE, FIX IT!!2. Either refund my money or reinstate my application saying I have already PAID!They are incompetent to complete these two items. Unbelievable. You also mentioned that we placed you on hold and misrepresented the **** pet policy. However, after reviewing our records, we have only one logged call attempt on December 4th, which disconnected before you were connected with an agent. Additionally, your email explicitly stated that you would remove your dog from the application. Following your confirmation, we released the updated information to the association as per the provided details.
Once this matter was escalated, our team proactively contacted the association to confirm their pet policy and address any discrepancies. A supervisor also reached out to you directly to ensure your concerns were addressed. By that time, we understand you had already resolved the matter with the association, and your application was approved.
We are committed to transparency and regret any inconvenience caused by miscommunication. However, it is important to clarify that the information initially provided to you was accurate based on the details available in the associations account at that time.

We ask that you refrain from making inaccurate claims. We apologize for any misunderstanding regarding our services and would like to provide a detailed explanation of the fees you were charged and the process involved:
Before you proceeded with your application, you were prompted with a screen detailing all property requirements, including the necessary documentation. This is in line with our policy to ensure full transparency.
Your expedited application (#******) included a $100 expedite service fee and a $150 general application fee, totaling $250. These fees were clearly stated during the submission process, and you agreed to them upon payment.
As per our policy, which you acknowledged during the application process, the application fee & optional platinum fee is non-refundable. This policy exists because we provide immediate services such as credit reports, criminal searches, and eviction searches upon submission of electronic signatures.
On the final payment screen, you agreed to the following statement:
"I, Confirm that I authorize the payment of the above amount according to the card issuer agreement. I also understand that the application fee is required and non-refundable regardless of the outcome of the application.
Tenant Evaluation understands the importance of keeping your information secure from unauthorized access. All of your sensitive data is encrypted before being transmitted to/from our servers. May 16th: You created ticket #******, explaining that you had issues with the provision of vehicle registration. Our automatic virtual assistant provided alternatives the same day, and you responded indicating you would provide the non-expired registration directly to the association.
May 22nd: You sent an email on ticket #****** stating that the landlord suddenly decided to pull out of the arrangement and requested a refund. Our team promptly responded the same day, explaining that a refund was not possible and outlining all the reasons as stated.
We are sorry that you encountered a situation where your arrangement was pulled out, but we are not responsible for personal circumstances. As stated before, we begin rendering services upon submission of the payment and electronic signatures. These services include background checks, credit reports, document collection, and reference checks. Therefore, the application fee is non-refundable regardless of the outcome of the application.

I applied with an *** that uses this company to conduct a background check. On the application I put myself, my spouse and 4 minor children. Their software allowed me to place all 4 children. When the report came back to the **** it showed the oldest three and left out my 1 year old. The *** said for me to add the baby, which I did. Their report allows a maximum of 3 minors, which is totally absurd. Then when the *** constantly asked for them to reopen the application to allow me to add something with the babys name and age, they have not responded and its been over a week. Their customer support keeps saying it will open in 48 hours or less but its been over 160 hours. Although they completed the backgrounds and report quick, trying to get their assistance past that is a waste of time. They need to redevelop their software to allow as many minors as possible or allow for additional documents to be uploaded with instructions. A real scam. This software is the worst i never had to deal with.Dont pay that Xtra 100$. They wont process your case in 24 hours as advised. After 7 days it still say One of your document was rejectedWhy ? 1) Because on my registration my signature was overlapping the case where you sign in.So i guess i have to get another registration. :) :)No, you have to be on line with them and then they will tell you try it 5 times and then a message will come and say try it 5 time. In cases where the system cannot read the information, multiple attempts *** be needed to allow an agent to manually review and mask sensitive data.
In relation to the lease agreement, we truly empathize with your frustration. It's essential for us to have a move-in date in the document for acceptance. While we acknowledge that you had a conversation with the assigned investigator, and she advised you to confirm the address via email, it was only when the final document you uploaded included the address that we were able to accept it.
You mentioned our outbound call service, triggered when our system detects missing items. The automated agent asks if you would like assistance, and if requested, a live agent contacts you to provide personalized assistance when available. We apologize if this method didn't meet your preferences, and we'll strive to improve our communication.

I have concerns regarding the information that was provided regarding my Credit Score. The credit Score your providing is not accurate. I have contacted the Credit Bureau's Directly such as Experian, Transunion, and Equifax. I was told they don't understand why your database is showing different, and this should be investigated. The information you provided is affecting me. I would like for you to pull the most updated credit score. My lender also stated the Credit Score that provided by you in not accurate. I have reached out to this company numerous of times and requested someone from Management or leadership to reach out. Absolutely no one has followed up. I hope this message finds you well. I would like to provide you with further clarification regarding your application (******) and the two credit checks that were conducted on October 15th and October 27h.
I understand that you initiated a dispute on October 25th, and that our team replied back on October 26th, informing you about the disputing credit procedure, the fact that Tenant Evaluation uses the Equifax FICO score 8 algorithm to run those credits, which is the industry standard for residential purposes and informing you that we can not guarantee the score and re-running the credit may lower the score.
Upon your request, we re-opened your application and re-ran your credit on October 27th. On October 29th, you contacted our teams expressing your concern about the credit score provided in your new report and you initiated another dispute. On Monday the 30th of October, our teams replied to you explaining again how Tenant Evaluation proceed credit check.
I do understand your astonishment and disappointment upon reading the results of these two scores, taking into account the comparisons that you obtained via other means (Xactus, VantageScore, ******).
It's important to note that when realtors or applicants check their own credit, they often use a different credit bureau and scoring algorithm, which can result in different credit scores. Indeed, credit scores obtained from online websites like freecreditreports.com, CreditKarma, and CreditWise use different algorithms than the industry standard FICO score. These websites provide "consumer-based" reports, while lenders, such as those in the mortgage and auto industries, rely on the standard FICO score for their assessments. Lenders generally do not accept reports obtained through websites due to these algorithm differences.
It is also important to highlight that the dates at which you obtained credit score from other sources (September 12th, October 8th) are different from the dates at which Tenant Evaluation run your credit using Equifax FICO score 8 algorithm (October 15th and 27th).
Tenant Evaluation is an accredited company running credits with Equifax, we comply with strict rules and have no doubt about the accuracy of the score provided.
