    The tenant placed the work order on 12/19/24. We contacted the owner with the concern, and they asked us for multiple estimates. This was all during the holiday season, so estimate times were difficult to schedule with the pest control companies, but were completed as soon as we were able to schedule them.  We then sent the owner the estimates.  When we did not hear from the owner within a week, we emailed the estimates again, requesting approval.  In the meantime, the tenants advised us that they would also be ***** bombing the property.  When we still did not hear from the owner, our broker personally reached out to the owner and received verbal approval.  After verbal approval was received, we immediately contacted the selected pest control company.  We signed the contract and paid for the services. The pest control company will be at the property this Thursday, January 30, 2025. We are required to give all tenants 24 hours notice prior to entering a property, and as the treatment is being done on 5 properties, we have to make all tenants aware.

    Dear Sirs,

    ************************* was a tenant the has vacated he property effective Jan. 10 2023.  ****************** owes a balance for rent and damages to the property.  after subtracting her bill for lawn care, there is still an outstanding balance due.
