    I entered into a contract with Rent with Integrity for lease of a property, **** ******** *****, ************ *** *****, from October 16th, 2023, until October 15th, 2024. As required by the contract, I advised the company that I would be vacating the property by the 15th. In fact, vacated on October 7th. I spent a week cleaning up the property in expectation of my departure and to ensure that I would have my security deposit returned. Rent with Integrity advised that it would take 30 days to process the refund. I was not aware that it was because the company automatically took that time to create a condition that would charge against the security deposit. For me, it turned out was a cleaning fee of $500.00.

    I learned this not by phone, but by certified mail, delivered to me on November 18th, 2024, more than 30 days after the ***** ** ******* ******* ******** requires me to receive the notice and make any claim against my security deposit. Additionally, the letter was sent with a partial payment of $1,695.00 and a statement that "The deposit and clearance of this check will be assumed to be confirmation of your acceptance of the above claim and closure of the matter." This meant that if I wanted to dispute their claim, I couldn't deposit the check.

    On November 21st, 2024, I sent a certified letter with the returned check, disputing the claim for both the ******* ******* violation and the cleaning fee. The certified letter was sent to Rent With Integrity, LLC, at ****** ************ ******* ************ ** ******, as per their instructions on their letter. I waited 30 days for their response before attempting contact either by phone or email. Although I have left messages with their office, in these 4 months, I have not received a response, and the business has failed to resolve this issue.

    Dishwasher has been clogged up for a month. The water stinks and it’s a leak from the pipes which causes the carpet to be wet. They say we had a complete furnished place the dryer doesn’t work been promising to replace. About a month the garbage disposal isn’t hooked up correctly because water is leaking under the sink between the sink being clogged up and the dishe washer filled with nasty stinking water my family can’t wash dishes and we’ve complained about a month water is still in the dish washer stinking and the same for under the sink it’s beginning to rot the floor boards under the sink plus it stink. They don’t want to fix anything

    The issue was reported to us on August 22, 2024. We sent ******* Appliance to repair the issue. The response from them was (Drain was stopped up, cleaned and cleared tested ok) Invoice attached

    The next time a work order was placed was Jan 5, 2025 ( Numerous leaks on drain under kitchen sink was the source of water
    "coming out of floor". Disposal was falling off of sink upon arrival &
    was clogged. Tenant stated that when dishwasher was in-use it
    would back up in sink & eventually floor by bedroom door was
    getting soaked. Leaks on drain pooling in cabinet running back along
    bottom plate to doorway. Repaired all leaks on drain & ran
    dishwasher twice. No water showing up & all is draining properly.) Invoice attached.

    No new work orders have been sent for the dishwasher.
