      I moved to Grande Oasis , ****, ***************, Apt 202 , Tampa , ** ***** on 29th June 2021. I provided a security deposit of one month rent and it was supposed to be refunded back to me at time of leaving the apartment.I left the apartment since relocating to ***** on 16th April , 2023. Since then I have not received my refund back and neither management is responding to calls/emails. Its not feasible for me to visit the property office.

      I have been dealing with mold and water damage at Grande Oasis for the longest time and have not received a suitable resolution. I first reported the water damage months ago after Hurricane *** and they left the original spot for months. After Hurricane ****** passed, a new water spot developed and mold began to grow from it. I reported the mold for days and finally today someone came to spray BLEACH water on the ceiling. I have never seen bleach water used as a solution for mold on porous surfaces, such as a ceiling, but I digress. I was never asked to leave the apartment or put my pet out prior to the spraying, so I now have to finish out my WFH day smelling a ton of bleach as it dries. I was assured months ago that someone would come fix the damage on my roof and someone has yet to do that. I have also NEVER received a working dishwasher. I have been washing all my dishes by hand despite it being one of the many "amenities" provided to renters by the complex. The water damage is preposterous and spraying it with bleach will not resolve the issue. I need a company to come fix the damage to the outside of the roof and the inside of my condo. This is not luxury living.

      The dishwasher was replaced on 9/7/23.  We have also contracted a licensed roofer to inspect and repair the roof leak.  Due to the recent storm, the roofer is backed up and unable to provide immediate service.  We expect for this issue to be resolved no later than 9/15/2023.  Additionally, as a token of good will, we have provided a one time rent concession for $500 to be applied towards October for this inconvenience.

      The apartment complex Grande Oasis at Carrollwood has not fixed my broken AC. Unit keeps running all day and will blows hot air upwards to *********************************************************************** order to produce cold air then after some time will start to blow hot air all day. I been having this issue more than a week and requested many times for them to send someone to fix the ac. Every time I put a request to fix the ac after few hours it show completed or fix but it is not. the leasing office the only tell you I will send someone to fix it but never get fix. it is stressful and annoying to go through this issue seeing the lack of empathy for the people working at the leasing office not caring about their tenants.

      From summer 2020 to July 2022 I was a resident at Grande Oasis. Upon moving out of my apartment I cleaned it from top to bottom and left it in excellent condition. However after moving out, on 8/25/22, I received an email with my final bill for utilities and also a $50 General Cleaning Fee. I immediately sent an email to the Assistant Property Manager, ******, asking her to explain the additional charge of $50. She never responded and I honestly forgot about the balance. Now, 7 months later, without receiving any further communications from the property, I received a notification from my credit monitoring service that my account at Grande Oasis had been sent to collections! I immediately sent an email (on 3/11/23) to the property demanding an explanation within 2 business days. On 3/13/23 I was copied on an email from ********************* the Area Regional Manager asking if anyone had responded to me. I never received or saw any response to this message. I just went online and paid the balance in full to avoid further damage to my credit. I am requesting a refund of the $50 I paid, full removal of the account from my credit report, as well as an apology from the property manager and the regional manager.

      *** had the privilege of leasing through an owner, and not the Grande Oasis property itself for the past five years. None of my issues come directly from renting from my landlord, but rather from the company that manages the property. In the five years I have lived here the property has switched management, and ultimately has gone to c*** ever since. Constant construction, constantly waiting for maintenance to fix issues. I spoke with a representative from the community over six months ago when the air condition went out at the gym and was told a part was ordered and it would be fixed - the gym still has no air condition to this date and its been over half a year. The ammenties that you front on your website cannot actually be utilized by the community because there is little to no upkeep to ensure those ammenties can even be utilized. Fix the ac at the gym, stop messing around, people live here and want to be happy where they live. The community avoids any contact with their residents and never answers the phone, this is absolutely ridiculous.

      I was told a notice for rent hike was posted on my door. I never received such notice. A $400 rent hike, should be mailed, emailed, or hand delivered to ensure delivery and no miscommunication between parties. They are charging me one months rent for not advising them in 60 days I was moving. I didnt get the lease emailed to me on July 1, 2022, I sent email on July 2, 2022. My lease ended on 8/16/22. I never received notice of rent increase until I got the lease paperwork emailed to me. How can I provide a 60 day notice if I didnt know my rent was increasing! I had every intention of staying and renewing until I saw the price. On top of that they claim they mailed my refund on 8/22/22 I still have not received it.
