      Received a 'solicitation' from County Records Office, LLC yesterday. This 'SOLICITATION' is very misleading. Starts with the name - County Records Office, LLC. The LLC gives the first clue that it is not actually the County Records Office, but can be missed when hurrying to go through your mail. Next is the street address, since it's not a post office box it appears legitimate location for a government entity. However, the Church Street address is the US Post Office location but without the actual 'PO Box' designation. You'd have to research that to know for sure, like I did. Then it's the lettering and font use on the document. Anywhere it said my name on the document (where it was mailed to me and where should send my request back to) looks like the font you might see from your local county government office. There are three (3) disclaimers on the entire mailing. One on the envelope (I missed it), one on the upper left corner of the paper (didn't read it until after I read that I needed to send in $98.00) and then the last in the mid-lower portion of the document. This last disclaimer is very hard to read - they use a crazy font style, typed the disclaimer out in all caps, stretched the font height and then condensed the font kerning, which makes it so incredibly difficult to read. Your first reaction is to skip this last disclaimer entirely and, in my opinion, is what is designed to happen. The business email address has a '.org' designation - again, trying to make it look as though it is a legit government entity. I don't believe there would be a need to go by 'County Records Office', unless you are purposefully trying to be deceptive. Florida has some of the best open records laws in the country and deed information in Florida can be accessed for FREE and from your own home! I would classify this 'solicitation' as a sophisticated scam.

      I received your complaint today and would like to address your issues. 

              First off, we are legitimate ************* that preforms document retrieval for large title companies and homeowner's as well for over 25 years.

      Our information is obtained through county official records, state departments and other organizations.

      We provide the legal description, parcel identification number, property history, assessment and other pertinent information. Our deed retrieval saves homeowners the frustration of going to the courthouse, parking and traffic. Our deeds are not the ones from the website with water marks and headers and footers. Of course, you are under no obligation to purchase the deed and property profile.

      This is clearly stated in 30 font bold print in our letter. It is clearly not deceptive or fraudulent. We require all correspondence to be in righting. We offer an email address on all of our letters and encourage anyone to contact us with questions or concerns. Many are very grateful for the information and service we provide. You may disregard our letter as it is marked as a solicitation and you are under no pressure to obtain this copy. Many are grateful even if they never use our services for the information we provide and those that are unaware of some of the deed that are recorded. Please except our apologies for any confusion you may have had. We wish you a very blessed day.

      I assure you we are a legal company. We provide a great service to a great deal of Homeowners. We can save you all the time traveling to the courthouse, parking and traffic. Most people send letters of Thanks. Please disregard our letter. No one is under any obligation to purchase a deed from us as stated in our letter.

      I would give a negative star rating if possible! I received a document via mail from this company with my address and someone else's name. This document stated that my property had a recent deed transfer. They listed 2 separate unknown individuals as the owners. This was very concerning. So much so that I felt the need to miss work so I could visit the county courthouse. This document is very misleading and attempts to represent and impersonate themselves as being affiliated with the county records office. There is a small disclaimer on the letter. However, listing inaccurate owner information is alarming and most likely intentional to prompt the recipient to order a copy of their deed through them for $98.00. Deceiving and bad business practices! I will be filing a complaint with the Florida Attorney Generals Office.

      We do not work for the courthouse or any government agency as stated on our envelope. The information provided comes directly from the courthouse as I'm sure you realized when you went to the courthouse. It is generated threw the public records database. You could have saved yourself a trip by calling your local property appraiser's department. Hopefully you were able to clear your deed title. Without our letter you may have, not ever known if their was a discrepancy. Our letters have a wealth of valuable information, collected from multiple recourses. Hope you were able to get everything straighten out.

      I received the same notice for the second time within a month. When you first look at it it looks like a official legal document. I did notice the disclaimer in the upper left-hand corner. My issue is they need to revamp this form because it is very misleading to the public. This document gives a false representation of who they are despite the disclaimer. I would inform people to please look at the document carefully and fact check on the internet. If you're not sure you can also contact the ***************** in your county and they should be able to help clarify the document that was mailed to you. This company should be rated an * * * **

      I am in my mid 80's...This "letter" made me very angry!! I can still see the scam, but many others cannot. The choice of the "business" name is on the edge of being illegal. It proports that it is something that it is not. Help is available for people who are not mobile, help that does not cost $100.00. Shameful!!!

      Yeah, I hear you! You agree you are preying on stupid people, and providing information that is only potentially useful, as it can be obtained for free elsewhere. You should sell your mailing list of stupid people to others so they can prey on them also.Sorry, meant to say 'UNEDUCATED' instead of 'STUPID'.Glad that at least the BBB information that I am providing herein is ACTUALLY USEFUL, versus yours which isn't.

      I would call the letter I received Elder financial abuse. Starting with the name of the company, the look of the packaging, the layout of the letter, the self addressed return envelope, the response date, including "Make checks payable to: County Records office", all deceptively appear to be an official bill notification from a legitimate government agency. As a senior citizen, with most of my faculties, I am keenly aware of this type of deceptive advertising and see how this could easily been mistaken and paid in error by older people. My opinion is that this company should be shut down immediately and the operators Jailed.

      This is a SCAM, people! Dont give them your money! The big clue is the LLC after the name. Its not the state government!! They should be shut down from send me this junk mail trying to get me to write check to them for $98 to get a copy of my deed!

      You are providing false information. We have been in business over 25 years and never claim to be with the government agency. Quite the opposite if you read our disclaimer in giant print. Many our gratefully for the information we provide even if they never use our services. This is a public platform and the LLC shows we are a business, not a government agency.       Disgusting. Charging $98 for somthing you can obtain online for free. The document they mail you look truly deceptive as if it is official correspondence. “wE aRe NoT a GoVErnMeNt aGenCY” is such a foul excuse. Most cognitive people can tell this is a scam upon close evaluation, but they prey upon those who are less capable to send them hard earned money. 1. Your disclosure is weak 2. It is clearly not a value to ‘save somone a trip to the county clerks office’ for $98. I will warn my neighbors of this and online community. I’m looking forward to what this LLC really has to say.
