      I rented from Second Avenue LLC for two years and experienced countless maintenance issues throughout my lease. Many requests were delayed or improperly addressed. One of the more frustrating examples was when they attempted to charge me for replacing AC coils, claiming it was my responsibility. In reality, the issue was resolved with a simple filter replacement—a fact that took me two months of dispute to get acknowledged. Eventually, the charge was dropped, but only after repeated follow-ups. Now, I have been completely moved out for nearly two months, and I’m still waiting on my security deposit to be returned. Despite my efforts to contact them, I’ve received no updates or clear timeline. Based on my experience, I would not recommend renting through this company. The lack of timely maintenance, questionable billing practices, and poor follow-up after move-out has made this a deeply frustrating experience.

      They charge a $50 application for for a townhouse. There less than 2 hours later said it was already leased and said they won't give thr money back. What a scam!

      If I could leave zero I would. My hot water went out on the 20th of June 2025, it's now the 27th and it's still under review. The service technician came on the 21st looked at it submitted what needed to be done and every day it's been it's waiting to be reviewed. I called today and my work order is scheduled for their meeting tomorrow! Tomorrow is Saturday. Meaning I still won't have hot water until at best next week but it's the holiday week so realistic the next week. Ever since they bought out the other company it's been a nightmare. They had my ex on the lease, like he's the one that signed. He was never on my lease! Only my name, that took a week to fix even though they pulled my lease and saw he was never on it. Stay far away from this company!

      I leased from this company for 27 months in Texas. I paid my rent on time and was NEVER late. Often early. My issue comes upon move-out. The corporate office is in Florida. They completely disregarded Texas Statute regarding they have 30 days to refund me my deposit and send an itemized list of the detail of the charges. They charged me $555 to repaint 5 walls. Not only do I have photos, but I also have videos showing every single room in the home and absolutely no walls needed to be painted. I have showed several people my videos and photos to which they all asked, " what walls did they paint?"
      There is no one to get ahold to dispute the charges with. The home was available 2 weeks after I released the property back to them.
      Normal wear and tear can't be charged in the state of Texas!

      This is my formal dispute! You are aware that there is absolutely no one to discuss move outs with directly. Each time I called I spoke to **** who was instant messaging someone in the department to get an update for me. I know this because the **** told me. If you were really concerned you would have contacted me directly to address my concerns as opposed to replying with a dismissive response indicating that I do not have a formal dispute with your company directly. It seems from the reviews that a lot of other former tenants had the same issues. Please be advised that the support email has a serious backlog and takes weeks to respond. The unexpected charges are for normal wear and tear in the state of *****! Furthermore, I filed a complaint with the ************************ as this appears to be a common practice of Second Avenue

      The absolute worst ! I have been in a house for one month without air conditioning; they are unprofessional, do not like to fix things and it is difficult to get anyone from management on the phone.

      During April 25 our power went out in april May9 and 3 x more in May, I was told due to the electrical power going out so often, That all three items went out 1. garbage disposal 2.The Diswasher 3. Mircowave, it took 18 to replace the Dishwaher and a much lower model i cant even hit the heave load does give me a option, The Mirco wave took 28 i repeat 28 days to replace the unit.My wife was out of town and in the the third week actually ordered a new mirco conv airfrayer, which cost us 240. accidently my rent check was returned in april for mays rent, I made a account error, so i repaid that immediately with no problem at all, and then just very recently in paying junes rom two different accounts,I did it on their web site but they claimed that they were not seeing the money from the 2nd account i had to go get a cashiers check again. for May the charged me 205 plus the 35.00forthe return fee. There policy says rent must be paid by the 3rd of the month, Mays check was acturally received the 6th of may but sat and sun were holidays,i was nerver charghed before because the check went out by ups. many tmes not recd before the 4th or 5th. so i am asking them to wave the late fee of 2o5.since we paid 240.00 to replace the mircowave. The rep i was dealing with kept on saying i was dealing with i will charge you more late fees idot, itrying reaching a executive from secondave and their paying service for june please have a higher p call me from Management less then 1

Our records show that the rent was submitted on two separate days and was not paid in full by the due date, which caused the late fee.       This company is terrible. They will charge you for things that is THEIR fault and then will offer no help to correct their mistakes. They don't answer when you call and they take forever to email you back. They say they will call you back to assist you and promise you things and do not make good on those promises.

      I'd rather live under a bridge. I am confident they CAN NOT achieve accreditation from the BBB. HORRID HORRIBLY RUN COMPANY. Believe nothing you hear. Period. They have temps answering their phones. Replies are all anonymous. Texts from internet numbers and never a name attached. When we signed it was for concierge service. That's why the higher lease. Absolutely nothing provided and no one accountable. You'll never receive a name or email to an individual. Any reply will say "Management". No one here is accountable for ANYTHING. They are volume paid agents who WILL NOT BE INVOLVED past getting their stipend. THEY disconnected our hose power 2 days prior to move out. Every repair will consume 20 hours of your time. The repair company I can promise, isn't licensed in any way. They will take your money. They are not in business to operate in any fashion that confirms to caring. Each person is doing everything possible to line their pockets at your expense. 3 years of HELL on earth. When I moved in the AC didn't work. Water leaks, broken toilets, cabinets that had primer on them. Still to this day. Master shower still doesn't work. Water lines installed backwards. Unsafe retaining wall. Failing fence I kept together with rope. 3BR, 2 Ba, 2,800 a month. They provide zero. No concierge, no name, no accountability to anyone. Dont call, it's an answering service. Any response is anonymous and you'll never know who is replying. They WILL TAKE YOUR MONEY AND MAKE YOUR LIFE PURE HELL ON EARTH. STAY AWAY! Find a bridge. You'll thank me.

Because of this centralized system and collective support model, we dont offer direct personal contact in the traditional sense but thats not to avoid accountability.       Worst rental experience I've ever had! After moving into a dirty house with dirty bathrooms etc. I was assured that a professional cleaning after the move-out would NOT be necessary, which was a lie.They also charged me to paint the complete house and withheld the money from my security deposit, after a one year lease term! And still have NOT provided receipts for the alleged work done. Each of their employees has their own spin on how things should be handled and other than somewhat sounding like professionals, it is a complete circus .

      Nice story hahhaaa!! In your email you clearly stated that you do NOT have to provide me with any proof OR documentation that the 1800$ you've taken from me was taken rightfully!
