      Just recently moved to this company from a different one. They are HORRIBLE!!!!!! I have been without air for 8 days and counting. I have been given the runaround. Dont know who the company is thats supposed to come out. There are no updates. Its almost impossible to speak with someone. This company DONT care about their tenants ONLY the money. And the only thing they can say is Im sorry for your inconvenience. If thats the case yall would do better. Im strongly, considering reaching out to a lawyer about this matter as a tenant, a rental tenant there is a certain amount of time I should be without air and I know eight days is to long. Especially in this heat. The old company I was with, if you had a problem they respond immediately. Not this horrible company.

      Our team has been actively working to resolve this, and during the A/C vendors recent visit, they discovered a plumbing leak under the home right where the A/C unit is located. Unfortunately, this means the A/C repair cannot be completed until the plumbing issue is fixed and the area is professionally cleaned and sanitized for health and safety reasons. An emergency work order has already been opened to address this as quickly as possible.



      Weve also sent you an email outlining the next steps and have issued a one-time credit to your account so you can purchase a temporary cooling unit while we work toward a permanent solution.



      We understand how upsetting this experience has been, and please know we are doing everything we can to get this resolved safely and promptly. We value you as a resident and appreciate your continued patience.       My water heater went out Saturday/10/2025 it's been 6 days now and they tell me they going to patch it up instead of installing a new water heater very unprofessional and cheap I see they don't care about they tenants this is really ridiculous

      This management company is not responsive, their comments is atrocious. I moved into a home and had some plumbing issues that they would not fix. They dont have a clear way to communicate with anyone. They dont answer the phone and they dont answer messages sent through their portal. If they do ever send someone out, its a cheap handyman that cant fix anything. After repeatedly asking for a plumber, they actually canceled my work order and told me Id have to start over. I would not rent from this company again! Beware, you will not be in a nice property, you will be overcharged and you will never get any service.

      DO NOT RENT THROUGH THEM:My house had black mold among other mold growing in the kitchen: After a leak in the kitchen (Dec 31) I reported it they told me just turn the water off, we cnt get anyone out there until Jan 2 after many attempts and request for them to repair/replace my cabinets from the water damage they kept rejecting work orders they told me it was as is but the water damage happened months after I moved in. I sent a certified letter of intent to withhold rent in which it was signed for. The day after they got it they posted and eviction notice on my door an hour later I got an alert they approved the work order finally. After almost 2 months between court Ive submitted pictures of the mold there sneaky lawyer filed for rush judgement to stop my counter suit. My lease ended 06May2025 I moved before they can approve final judgment. This is a terrible company please for all that is sane do not rent through them they are trash.

Our team made multiple attempts to communicate and coordinate with you regarding the reported issues, but unfortunately, we did not receive consistent responses.  When you requested a trial hearing, we fully complied. However, the court ultimately canceled the hearing, and the judge issued a ruling in our favor.



      We acknowledge the timing around the holidays may have contributed to maintenance delays, but once work order approval was possible, we moved forward with the necessary work. We understand this experience was frustrating, and we appreciate your feedback as we continue working to improve communication and service for all residents.       No wonder! Absolutely poor customer service. Slow, rude, employee Carrie really wasted our time. Called for a showing and was told out of state id needed to be verified. No eta on verification just hung up.

      From unresolved rat infestation to non working Ac for the third time. There's no way that residents should be left paying for or resolving something that was wrong before moving into a property .Second avenue expect me to wait a week in almost degree weather until my air conditioner is repaired. Maintenance rarely shows up and cancel last minute and then schedule you out 5 days away always. I need my money reimbursed for staying at a hotel because it's too hot in our house. This is horrible and absolutely unacceptable. Along with the door repairs that keeps falling apart.

      Our community was just taken over by Second Avenue. We have had an issue with our hot water heater for over a month and the maintenance vendor they use, have been giving me the run around. They have sent 3 separate "vendors" to our place, who arrive in street clothes, unprofessional, and unaware of the situation and say they are only there to take pictures. We can't even get a hold of an actual person who can tell us what is going on or what the status of our ticket is. We only get a text saying additional information needed from vendor. I never get a call back and then we have to call maintenance back and they just start the whole process over. They are not sending licensed vendors to our house and we have been over a month with no hot water. I do not recommend this property management company because their maintenance company is beyond useful and not aware of who they are sending into your home.

      We just transferred from *********** residential to second avenue and the process has been TERRIBLE! Every maintenance work order I have put in with this company has taken forever! Had the ** go out and took almost 2 months to fix now we have sewage backup in both bathrooms and the last tech came out 3 days ago. I was told just file a claim with my renters insurance for hotel stay but renters insurance is not for the leasing companies negligence and does not cover sewer backup. So now we are stuck paying out of our own pocket for a hotel due to no working bathrooms in the house. This company has been terrible stay far away!!!

      I haven't had a working bathroom for 8 days! No toilet, no shower, no kitchen sink. This is absolutely ridiculous. I have been given the run around multiple times by second avenue, they keep telling me it's a maintenance issue, but it's not, they want to find the cheap route to fix the problem! I have had two vendors out to look at it and Second Ave has denied the quote two times! I have human toxic waste backed up into my shower, toilet, and sink! This problem doesn't need a bandaid, it needs to be fixed correctly! I just want to be able to use my bathroom.

      I had a different company and they moved to this company. I just moved in!! They already overcharging me. Had a new lease, they trying to get me to sign a new lease. And overcharging me already.
