On 2/28/25 signed agreement for *** with EZ Advocates to exit a timeshare. They contacted **** to place me in a loan to pay them $8,995.00. Within 1 week on 3/7/25 I forwarded in writing my demand to for EZ Advocates to cancel the agreement and to fully refund **** all funds recieved. I also contacted **** of same. In the weeks time, I had did some further research on the company to find that they were not a member of the BBB as they stated and had reached out to see if others had good responses working with the company. I was told by a few people that EZ Advocates took their money and did not get them out the timeshare and would not honor their 100% money back guarantee as they advertise they will. On March 7, 2025 I recieved 2 additional contracts and 2 additional request for payment on those contracts from EZ Advocates. Made no sense since all was signed on 2/28/25 and paid via the loan they set up with ****. I contacted **** and EZ Advocates on March 7, 2025 and demanded that all be cancelled as no work had been done yet and that I felt as if this was fraud and or a scam. EZ Advocates has since contacted me yelling at me and stating they refuse to let me out the agreement and refuse to refund ****. **** refuses to protect me the consumer and my rights to cancel the loan and pursue a full refund from EZ Advocates. We appreciate the opportunity to address this complaint. Ms. ********* claims are false and misleading while attempting defamation and distortion against our company.
Key Facts & Timeline:
2/28/25: Ms. ******** signed her contract after multiple revisions at her request. She agreed to our 3-day cancellation policy and 24-month service period with a 100% Money-Back Guarantee if we do not succeed.
It is important to clarify that:
The two additional agreements referenced in her complaint were previous versions she requested edits on, and our automated system sent reminders regarding these documents. These were not new contracts nor additional charges.
2. Cancellation Request and Timeline
Ms. ******** requested cancellation on March 7, 2025, seven days after signing her contract and work being done. We also request all cancelation letters be mailed to us. However, our agreement provides a three-day cancellation window, meaning her request was past the deadline.
She panicked after receiving automated reminders for old versions of her contract. Instead of contacting us for clarification, she immediately reached out to **** demanding cancellation outside the allowed 3-day window.
Additionally, she submitted her cancellation request at 6:07 PM on a Friday, after our office had closed (9 AM 5 PM business hours, Monday-Friday). We do not operate on weekends, so our team was unable to review or respond until Monday. Despite this, we contacted Ms. ******** first thing on Monday to address her concerns.
3. Work in Progress and Communication
3/11/25: We spoke with her for 73 minutes, addressing every concern. She admitted she overreacted and agreed to move forward with the process. This call was recorded as well.
3/12/25: We held another scheduled call for her per her request where we were going to go over the work completed and assist her in completing her questionnaire one by one to assist her. Instead, she refused services again out of her delusional accusations she is making.
4. False Claims & Lack of Proof:
Client stated that the BBB recommended that she should not do business with us and she claimed they advised against us.
She cannot provide proof of speaking with past clients about negative experiences.
She falsely claimed she had a panic attack and "went to the hospital" yet provides zero medical proof of this.
All calls are recorded, and we have verifiable proof that her claims are inaccurate and misleading.
5. Financing Through **** and Contractual Obligations
Ms. ********* financing agreement with **** is a separate obligation. **** has confirmed with us that she is beyond her cancellation period and is legally bound by the financing terms.
Both EZ Advocates and **** have communicated to her that she cannot unilaterally cancel her contract after the cancellation period has expired. **** has already provided her with a liability letter confirming that she remains responsible for the financing agreement.
Final Statement:
Ms. ******** remains bound by her contract. Work has already begun, and she is still eligible for a full refund after 24 months if we do not succeed. This complaint is unfounded and should be dismissed on the grounds that this is blatant defamation and distortion. EZ Advocates clearly has done nothing wrong to even merit or warrant a complaint with the BBB. This complaint should be removed due to the false statements ******** is accusing us of. I am just now seeing this email. I would like to respond to EZ Advocate.
It makes absolutely no sense that they would send me so called old documents twice and different documents as I have attached here. Right from the start the company shows they are not competent to get an initial contract started, how am I to expect they will be competent in doing what they claim they will do for me. To me they tried to scam me as they have others and I immediately contacted **** as a fraud.
EZ Advocates states that they have already started the so-called process....show me proof! EZ Advocates has shown no proof of any work completed or even started. ********* has not even been contacted by them at all. If they can refund the money in 2 years then they can refund the money to UCFS now as they have done nothing to date and shown no proof to date of any work product.
When I initially spoke to EZ Advocates, I told them I had just almost got scammed via another timeshare exit company and was very skeptical and still ***et with it all as it was very fresh and happened about a week prior. I had just finished a call with my credit card company for the chargeback. EZ Advocates absolutely took advantage of me being in a vulnerable state and knew they were manipulating me before I signed.
EZ Advocates lied and stated that they are A+status with the BBB. However, when I go to the BBB site it states that they are not a member of the BBB because they do not hold up to the standards of the BBB. I stated this to EZ Advocates on the call as well after I tried to cancel the agreement. This is yet another lie and if they don't stand up to the standards of the BBB then I certainly do not want to do business with them. They show false advertisements as well on their site stating the same. I have attached links and/or screenshots of plenty of reviews of others stating they were scammed and screenshots of my discussion with one of the people that EZ Advocates scammed.
In response to EZ Advocates; on the 3/11/2025 call I did not say I overreacted, the owner said I overreacted! As a matter of fact, the owner of EZ Advocates laughed at me when I stated that I was in full blown panic mode, almost had a panic attack when I saw the 2 additional contracts and all the other things I saw. It was extremely unprofessional and inconsiderate of any human to laugh at another when they are telling you that you literally caused them to almost have a panic attack! I was very ***et and in tears and he was laughing at me like it was a joke to him! I never stated that I went to the hospital either. EZ Advocates is now twisting my words to suit their needs.
What I said was; I was having a panic attack when I saw the 2 additional contracts and additional information online.I absolutely panicked and my family almost took me to the hospital because I started to have chest pains from the panic attack. As I was at work when having this call with EZ Advocates and could not talk any longer as I had work to do and was too ***et to continue the call, I then stated they could call me to discuss further the next day.
Next day when EZ Advocates and I talked, I stated no I did not want to work with them, didn't trust them and felt I was being scammed yet again. Worse this time because they put me through to a loan company and took advantage of me being in a vulnerable state when they talked me into signing with them in the first place.
There is still an ongoing and open investigation for this with UCFS right now. I have cc'd them on this email as well. I contacted their higher *** and pushed for the investigation as I feel EZ Advocates not only frauded me but UCFS as well.
I asked EZ Advocates to provide proof of anything they have done and they said after I talk to the case manager, return the Welcome Packet and the info sheet, then they would be able to start the process. I have not returned anything to EZ Advocates of course after finding out I'm being scammed, therefore they have no information, they have done nothing to constitute any fee of any kind. They have provided no proof to date of any type of work they have done.
Please help me. All I am asking is for EZ Advocates to do what is right and for them to refund **** the money they received when they placed me in the loan, when no services were rendered; EZ Advocates put in writing that they release me from their fraudulent contract and never contact me again. Completely reasonable to ask.

This company was hired to remove debt from a Time share company due to a scam on 5/16/23. However, they have not done so. They do notfollow up and have taken more money out of my account than they were suppose to. I was supposed to pay them $2800. They added on a few extra payments , $1000 down, then $123 for 18 months which was more than $1800 and they never fixed this error. They also went in and took additional payments after the payment was made in full. I have sent several emails asking for someone to call me or to refund mymoney. They have not done so. I have left countless voicemails and emails with no resolution. The contract states if they cannotresolve the case, they offer a 100% money back guarantee but wont give me back my money. We are writing in response to the complaint filed by Ms. ****** ******** regarding her account with **********************. We take all customer concerns seriously and are committed to addressing them professionally.
Firstly, we would like to clarify that we have maintained consistent communication with Ms. ******** throughout her time with us. Contrary to her claim, we have multiple records of interactions, including but not limited to:
November 19, 2024: We corresponded with Ms. ******** via email, providing her with a detailed payment schedule of all past payments she has made with EZ Advocates. We informed her that she had one remaining payment due on November 23, 2024.
December 14, 2024: Ms. ******** confirmed via email that she had mailed the most recent document we provided, attaching the corresponding receipt.
December 23, 2024: Due to a clerical error by our payment processor, an additional payment was charged. We acknowledge this mistake and are more than willing to issue a full refund for this charge. Please note that our office was closed on December ***** for the holidays.
December 26, 2024: One of our case managers spoke with Ms. ******** for 12 minutes upon returning to the office. Even though the office was closed for the holidays, our Case Manager made sure to communicate with her even on their time off. We immediately notified our billing department, which was on an extended holiday break and resumed operations in mid-January.
January 3, 2025: Another 17-minute call was held with Ms. ******** to further address her concerns.
February 4, 2025: A different case manager engaged with Ms. ******** again to provide additional support. Letting her know that billing was in the middle of beginning of the year obligations that are time sensitive and they will be addressing this matter shortly.
Regarding her payment concerns, her Service Agreement (she already attached for reference) clearly outlines two payment options on page 3:
Option 1: A one-time payment of $2,800 if paid in full.
Option 2: A payment plan of $1,000 down, followed by $123 monthly for 18 months, which includes standard interest rates applicable to all payment plans.
It is important to note that interest is a typical component of any payment plan, as is standard practice across industries. This is not unusual or unexpected, as payment plans generally include interest to account for the extended payment period.Ms. ******** signed a Receipt for Services that explicitly details this payment structure again. We have attached the Receipt for Services tho this response.
While we understand her frustration, we believe our team has demonstrated professionalism and diligence in handling her case. We regret any inconvenience caused by the systematical clerical error and are committed to processing her refund for the SINGLE over-drafted payment from December 2024.
It is important to note that Ms. ******** has been extremely rude and hostile in her communications with our staff. I hired EZ Advocates back on July 15 2022 I paid them a total amount of $4,400 to help me remove a dispute a timeshare off my credit report. EZ Advocates is very hold to.get ahold of, they respond in a timely manner. They have a $100 guarantee money back if they can't help you. I hired EZ Advocates to end a time share that I have with West Gate. They promised money back if they could not close the timeshare. I have been working with them for over 3 years now, my timeshare still open reporting late payments on my credit. They go around sending me the same letters to the resort and state attorneys, just not making sense. It is almost impossible to get in touch with them, when I schedule a case management call they say that they will send me this and that package, but they dont send unless I make many different case management consultations. Welcome Call and Document Submission:
Ms. ****** completed the Welcome Call with EZ Advocates on February 15, 2024. Following this call, the client was required to complete and return certain documents within two weeks, as outlined in the signed Service Agreement. These documents are essential for us to proceed effectively with her case. Despite reminders, Ms. ****** has not submitted all the required documents.It is important to note that, even without receiving the complete documentation, our team began preparing case materials immediately after onboarding her as a client.
Client Communication and Follow-Up:
As part of our standard procedure, we provided Ms. ****** with the direct contact information for her Case Manager via text and email. It is clearly stated in the Service Agreement that clients are expected to maintain communication with us throughout the process. However, Ms. ****** did not reach out to us for any updates or assistance until August 2024, at which point we proactively contacted her to follow up and notify her about the progress on her case. During this outreach, we reiterated the importance of her submitting the required documents to avoid a potential breach of contract.Efforts to Resolve Concerns:
On August 22, 2024, our team attempted to discuss the matter with Ms. ****** via phone. Unfortunately, she abruptly ended the call after 12 minutes. When we called back, the call went unanswered. Three days later, on a Sunday, Ms. ****** emailed us with a demand for a response by the end of the day and threatened to file a complaint with the BBB. Despite it being our day off, we promptly called her to address her concerns. However, during this call, Ms. ****** was hostile, yelled at our employee, and hung up twice.
Our Director of *************** also made an effort to resolve the issue and spent 30 minutes on the phone with Ms. ******* Unfortunately, the conversation was similarly challenging, as the client made unfounded allegations against our team and expressed contradictory claims about email communications.
Email Communication:
Ms. ****** asserted that she was not receiving emails from us. However, we confirmed during the Welcome Call that she had received and reviewed emails from us, including those containing her required documentation. Furthermore, her ability to send emails and receive our direct responses contradicts her claim.Resolution Attempts:
We offered Ms. ****** a partial refund as a goodwill gesture, which she declined. Despite this, we remain open to working with her to resolve her case if she fulfills her obligation to provide the required documentation. Our commitment to assisting her stands, should she choose to engage with us in a cooperative manner. If she decides not to move forward, the terms of the Service Agreement regarding breach of contract will apply.

The purpose of our relationship was to cancel the agreement and get refund from **** (vacation club). Refund is guaranteed after 18 months. It has been about 2 years. I am rejecting this response because:I signed up for timeshare cancellation. With a charge of $185/month beginning 6/22/22. The cancelation (refund) has not occurred. Also there was multiple (6-10) registered mailings sent to ****************** at $20 + each. Communication with EZ Advocates stopped about July 10th. I could not reach them and did not get a return call. After about 2 weeks I saw the BBB removed reviews, etc. and the "This business profile is being updated" appeared. I called the BBB and they said they were investigating the company for fraudulent reviews. Then I filed a complaint with BBB. Now contact resumes, ****** said retract the BBB complaint and reactivate the 3 credit card payments I disputed and they would give me $500. I inquired about the refund form I wanted to have incase I chose to go that route. I was told they would email it to me. I called every 3-5 days since I never received the form, finally was told again that I would not receive the form (imagine how hard it would be to actually get the refund) until I retracted the BBB complaint... you could view it as a friendly gesture but since they never sent the refund form I took it as a type of blackmail. So now I sit waiting to see what happens next. FYI: I leave and will be out of the country and basically will not have phone or internet service until 9/23/2024.

I am rejecting this response because: The response is fine IF they agree to return my monthly fees I paid.Sorry I am out of the country until 12/28/24. I ONLY had 10 days to respond. My laptop crashed and I am using timeshares public computer which shuts down and you loose everything every 30 minutes. Also the screen shoots and other work was being done on my cell phone. So, you can see I want to resolve this matter.
Sorry I tried to attach screen shoots of emails at the end of this explanation. The computer put in front and not in any specific order. Anything you don't understand I can explain.
What I want is a FULL refund of all monthly payments. They say I received and accepted a partial refund. What actually happen was: after I was unable to reach them ( 9 phone calls between July 25 and August 5, 2024 and I have the phone records), then I looked them up on the Better Business Bureau and it said "The business is being updated". That was months ago and it still says the same thing. When I saw this I called the BBB and they said they were investigating the reviews listed on the site because there looked to be many fictitious five-star reviews sent in by employees or friends of the employees or other family members. At this point I became fearful that they were going out of business. So I called my credit card company and they canceled the newest payment that was going to be made on the 22nd of that month and they also refunded the previous two months. They said they could only go back 3 months. After I cancel the payments I miraculously received the phone call back inquiring is to what was going on. I explained to them what happened as I have been trying to get a refund form for months before this. At this point no "refund form" was ever sent. There is no mention of a refund form on the website or anywhere else that I am aware of. The only way I ever heard about a "refund form" was when talking to, I think, ******. This was relayed through verbal communication. When I was talking to them after canceling the payments they said they would send me a $500 check if I reinstated the past two payments and continued making the payments. But at that point and having never received the the mysterious refund form I was fearful of doing any thing that would involve giving more money to them. Fast forward and we find communications again reoccurring. Somehow as you can see from the last email that I sent they were no longer corresponding with me and they accused me of retaliating against the company and harassing the employees. I waited a couple days and wrote the final email asking what was the retaliation and what was the intimidation for the employees that I was being accused of? No response ever arrived. It is true that ***** did call me November 11th or 12th but I didn't get the call I called back (as per my phone records) requesting him to call me back because he didn't answer, but no call ever came in. Also previously I had asked to have email correspondence that way the misconception of the retaliation and intimidation could be minimalized. Also I would have a record of everything said. I do have a number of emails to go back and forth. I don't no if I will be able to attach those through screenshots on my phone and phone records in this reply. If not it's not a problem if I can send them some other way so that you can see that my story is the truth.
This entire thing can go away if they just give me my money back. It's simple on their website they say: it's 100% guaranteed but nothing has ever happened following all their steps to communicate with ****. I don't know if they realize, although I told people along the way, that we are not dealing with a
"timeshare ". Their website talks about ************************* ALSO, it is a foreign company (from the ******************). They kept saying send everything "certified" mail, but there is no certified mail out of the country. So I was (I felt like I wasting my money), but I did send registered mail. In 2 years I did not receive one response from the resort. All their threatening letters meant nothing to them. And in the meantime I was paying $185 a month and checking in twice a month, etc. During my working with EZ Advocates I had at least four case managers. At least the first three quit.
I would think a reasonable person looking at the website and following the rules that they gave me of reporting in twice a month, making my monthly payments, never getting a response from ****, The Florida Attorney General was unable to help, etc. Would think I am entitled to the refund. I was told I would be remembered for the postage sent. Since I know that they did do some work preparing letters etc. They can keep the postage (was like $20-30 per letter) amount, just reimburse me my monthly payments since we were not able to complete the deal we started. That seems pretty straight forward.

The is NO explanation of the *. If you do on android and enter ************************ (as I now see) scroll down and under block in big print that says "EZ ADVOCATES IS A LEADER IN THE DEVELOPERS PARTNERSHIP EXIT INDUSTRY" it says TERMS AND CONDITIONS (but you can NOT click on it).It appears that the screen shots can NOT be attached to this form.

I responded to *******************************************respond/ 72070763A36AF But I just noticed that they said they sent the refund form etc to my email. They did but the form sent over 6 months after I requested it says in order to claim a refund your account must be current. As was stated here it can't possibly be current because I stopped payments. Also as I said previously I had no idea what the form was or what it entailed. I don't know how they can expect you to be able to do everything correctly if you don't know what the rules are. And since they wouldn't send me a form I had no idea. The short simple answer is NO, EZ Advocates never refunded any money to me. I never received a check from them. Their website indicates that a total refund could be obtained. I am still fighting for that to occur. Also, they have yet to contact me since December when I rejected their response. Ez advocate located in ******** is completely a scam. Last month, we paid over $900 for a timeshare cancellation see and after paying, we heard nothing back from no one. After calling them today, they stated that all the managers were sick and would contact me later today. If googling their company and finding reviews, it was clear this company is a scam and should be reported to better business bureau and investigated. EZ Advocates continues to take monies for my account. I had a home refinance done and the bank paid off my timeshare by mistake. The declarations and payouts were made and unable to be reversed. Due to that situation, not intentionally done, I have asked EZ Advocates to halt services and keep monies paid in good faith for services done. With Services no longer required- they are refusing to stop drafting payments. Why would I pay $5,000 for services no asked for or required? They have refused to stop attempts at taking my money. I no longer require additional steps or services per original agreement due to the banks mistake in paying off my timeshare. There is no service that people pay for and no longer need. Contractual Agreement:
Ms. ****** entered into a contractual agreement with EZ Advocates for services related to the management and resolution of her timeshare obligations. As part of this agreement, our team worked diligently to fulfill our responsibilities, including preparing and delivering necessary documentation and advocating on her behalf.Unforeseen Circumstance:
Ms. ****** has acknowledged that her bank inadvertently paid off her timeshare, which was outside the scope of our control or responsibility. While we understand that this situation was unintended, the fulfillment of our contractual obligations and the services rendered to her were unaffected by this banking error.Outstanding ************************************ request to discontinue services, we must reiterate that contractual agreements must be honored. The agreement clearly outlines the payment terms for the services provided, and the bank's error does not negate her financial responsibility under the contract. Client still owed 9 payments to EZ Advocates.
Threat of Legal Action:
Ms. ****** has indicated her intent to consult with attorneys regarding this matter.
