Ez advocates charged me over 1000 dollars to get me out of my time share vacation village at park way! They never did anything. We have already spoken with ************************* and reprinted his documents to printed them with certified mail receipts this time and sent him a confirmation of the documents with certified mail receipts. The client has neglected to answer any correspondence via phone, email or text since we have sent him the pictures of the certified mail proof. We continue to follow up with the client and he is not responding or answering any attempts on our follow ups.
When last spoken to the client he said he was satisfied and happy to remove the complaints even before the certified mail receipts were agreed upon. We created the certified mail receipts for him to make sure we honored our word and to make sure that he would receive the documents completely and can track them.

I was guaranteed by EZ Advocates LLC that I would be out of my timeshare, I was promised that it would not hit my credit report and all calls would stop. Non of these things has happened. It is on my credit report and phone calls are still coming. They refuse to send my paper that was supposed to be sent certified mail. This is the response we had submitted directly to the BBB portal in regards to *************************. As well, the supporting screenshots have been attached to this email. Please see below:EZ Advocates Response on 5/17/24:We are more than happy to provide the certified mail receipts and the email confirmation; plus, text confirmation sent to him. We created the documents as we said and showed him proof to keep our end of the bargain. I have a voice recorded phone call stating that he would resolve the complaint as soon as he saw proof that work was completed. I also stated that I will NOT be mailing them out until he resolves this complaint, and he responds back "yes ma'am absolutely I will do that as soon as I see that you did the work." One of our colleagues stayed until 10:30 pm overtime one night just to make sure that it was completed immediately for him.
You can see the certified mail receipts were created on December 14th.
************************* is the one that chose to disappear afterwards after our countless attempts to ask if he was satisfied and we were both on the same page, he will close the complaint and I will mail it. He neglected to answer for months, and he is so far past breach of contract with us now that he chose to do that to himself.
This case was closed on January 3rd, 2024, because yet again. The client did not respond even to the BBB. If that does not show you anything right, there. The BBBs direct message to us is as follows on January 3rd, 2024:
Following our usual procedure, BBB notified the consumer of your response and requested notification of whether or not a satisfactory resolution had been reached. Unfortunately, the consumer has not notified our office if they are satisfied. BBB has determined that your company has addressed the issues within the complaint; therefore, we have closed this case in our files. This matter will appear in your BBB Business Profile as: "Answered - The Business addressed the issues within the complaint, but the consumer did not accept the response, OR BBB has not heard back from the consumer as to their satisfaction."
Instead of attempting to reach out to us since the complaint closed on January 23rd, 2024 due to his negligence to the situation, he decided to attempt to reopen the complaint with the BBB. How is that precedented? He has not made an effort in any way to resolve the issue amicably. We have been waiting and were happy to oblige but due to his lack of effort in the matter, we will not be jumping through hoops for a client who already has gone breach due to not having a clear ability to communicate with us.
We still have the certified mail documents sitting with our Lead Case Manager, we havent thrown them away nor disposed of them. However, we will not be assisting ************************* as he has breached our Service Agreement, written agreements on the efforts we did to make him happy and hides behind a computer screen.
Respectfully, this will be EZ Advocates last communication regarding this issue and will not acknowledge if the BBB allows it to reopen. ************************* is breach of contract and the case is closed as it was on January 23rd, 2024. This complaint has been allowed to be open far far far far too long and it is evident that the client is the one in default.

Hello. My name is *************************. On April 2018 I signed a contract with Ez Advocates in which they promised of getting me and my husband out of a timeshare with a 100% money back guarantee. We did everything they asked us to do and fulfilled with all the obligations as to sending letters they sent us to the timeshare. We followed every single advice they gave us. I communicated with different people at Ez Advocates almost every time I had to contact them. Even though they promised to get me out of the timeshare in around six months, that didn't happen. Communications with the timeshare company went along and a last letter from them dated January 22, 2021 was also sent to Ez Advocates for advice. After January 2021 we did not hear again from the timeshare company until now. Over two years of not hearing anything from them, I thought that the case had been resolved. I received a new letter from them dated September 20, 2023 which was immediately sent to Ez Advocates after speaking with someone named ******* who promised that she would be working on my case and would get back to me which she hasn't. She did text telling me that ******, a part time employee was also on the case. Around two weeks ago I was lucky to get ****** on the phone who told me that they were working on a letter to be sent to the timeshare company, but I'm still waiting. I have called Ez Advocates dozens of times to all the phone numbers I have, but all I get is a voice mail. I paid $2,100 over 14 months. Same evening right after I submitted the claim to BBB on 10/27/23, I received a call from Fallon from EZ Advocates "apologizing" for not getting back to me and giving me weak excuses for her delay in answering my requests. She claimed that they were lacking human resources to serve their customers, but that she herself was working on my case and that she would be doing her due diligence to resolve the issues with my case. She insisted several times that I took the complaint off the BBB system. She then produced a letter dated October 20th to be sent to my ***************** answering the last letter I received from them. I sent the letter to the timeshare company, but a few days ago I found out that the timeshare company had already reported the debt to all credit bureaus and now our credit has been compromised. About a week ago I luckily got Fallon on the phone again and told her about this. She said she would take care of it. I haven't heard from her. I called and texted her today, but no answer whatsoever.Business Response

***** has already acknowledged ***************'s hard work for her and has said she is going to remove the complaint. This complaint should not reflect on EZ Advocates. *************** has been in constant communication with ***** via phone calls and text since her concerns have been brought to our attention. ****** has personally put much of her due diligence to make sure that ***** is taken care of, even staying late after work to work on *****'s case, and sending ***** email proofs of the documents that she mailed out to her for *****'s approval and to let her know she was working hard for her. ****** has also called her and spoken with her and edited documents while ***** stayed on the phone with her to show she was working hard and quickly for her. She has been in constant communication, taking phone calls and answering text messages even after business hours, our company has a ***** hour response guarantee for a reason. However, if ***** does not have an answer within minutes, she resorts to filing a complaint with the bbb. We spoke to Naketta 2 days in a row both August 2nd & 3rd she had no issues and was not requesting any refunds or complaining. Anytime we try to reach Naketta our calls go straight to voicemail & we notified her of this. In July we just worked on her account. The most recent attempt to contact EZ Advocates Naketta was unsuccessful because she contacted us during the weekend, we are in the office weekdays only. We did not recognize this client because this client is from 5 years ago and her file was moved over to our collections agency and this is the first time she has attempted to make contact with us since 2018. She is no longer an active client with EZ Advocates and is now obligated to pay her outstanding balance with EZ Advocates thorough out collection agency, ************************.
We have reviewed the Consumers communication via the Better Business Bureau platform and the allegations contained therein. We deny the allegations made in Consumers communication. All the terms, fees and costs associated with the purchase were documented in writing for mutual protection.
We have attempted to gain communication with *********************************** for the past 5 years with no success. We have left various voice mails in hopes to speak with our client and give them an update on their case with no outcome. I have no record of any missed calls coming into EZ Advocates main line, or any direct lines during our attempt to come to a resolution. As far as payment being due by ***********************************, we have not received payment from ******** since 2018. We are unable to proceed with their timeshare exit without their dues being paid. We have given ******** ample amount of time to speak with us in resolving the missed payments, but were not able to gain communication with her.
We give our clients ample amount of time to come to a resolution with EZ Advocates, and we are understanding when it comes to our clients financial situations. Because we could not gain any contact, ******** was then moved to our collection agency to pay the outstanding balance that she failed to pay EZ Advocates directly.
In our service agreement, it states that clients need to stay in good communication and financial stand point to stay in good standings with EZ Advocates.

This is my second complaint, my credit score has drop significantly. Today at 245pm I get a call from **** and then some guy interrupts her with out me even knowing. Im trying to explain to them that I have never owned a time share. The owner stated at the end that I was useless and hung up in my face. I proceeded to call back now ******** will not answer my phone call. Not to mention the guy stated he is going to *** me for deformation. I just need my credit score corrected and I do not owe this company any money. Also. In the previous communication with the first complaint ******** stated that this was a mistake. We are filing a complaint against EZ Advocates for not upholding their contract. We have tried to work with them for 21 months started on June 2021. Our contract was for 18 *********** paid $5700 in full. As per contract, if obligations were not met or they could not get us out of our time share they guaranteed our money back. We have requested repeatedly to cancel our contract & be refunded. We have called, left voice messages, texted & emailed with no responses. We were told that the owner would call & discuss a resolution, but we did not receive any calls back. We have sent certified mail receipts & a letter to cancel our contract to EZ Advocates. They have not complied.When attempting to get out of our timeshare, EZ Advocates mailed us letters to sign & send to our *************** 2 came without any prepaid postage. Those 2 were mailed by us with certified mail receipts and confirmations that they were received in a timely matter by our timeshare company. All other letters sent to us from EZ Advocates, had prepaid postage on the envelopes inside. Instructions were to ************ The prepaid postage covered the cost of mailing to our timeshare. There WERE NO INSTRUCTIONS included to send certified mail. ALL communication via letters were received by our timeshare and documented in a timely manner. Our refund is $5700.We are completely dissatisfied with their service & frustrated from their lack of communication which started right after they received our $.They have everything they need to cancel & refund our money per the contract, but they are not honoring or communicating. We have already been in communication with ******** and let her know she does not qualify for a refund due to the client not complying with the service agreement that she signed. She was unable to show proof of all requirements to qualify for a refund. Please reference the Warranty section of the service agreement for clarification stating all documents must be sent via certified mail and she is unable to prove that. As well as the Refund Policy of sending written request of refund within 5 business days of the end of her term of contract (18 months) from 6/2/2021 which would be up until 12/02/2021. Client did not begin asking for refund until 01/24/2022.******** mentioned attaining legal representation during the communication of the refund. Choosing to retain an attorney was ******** choice, however, once we were advised that was her choice we were no longer able to move forward and all communication would have needed to be through her legal representation.
We stand firm in our position of no wrong doing. We completed all aspects of our process to help get the client get out of the timeshare contract. Unfortunately, there are certain aspects of the process that require the client's attention and responsibility to save documentation of his due diligence, which she either did not complete, or cannot provide proof of.

EZ Advocate is making false statements and has a deceptive telemarketing scam.
Regarding certified mail proof: EZ Advocates staff instructed me to send letters with their already paid postage and not to send certified mail. I believe they did this intentionally, knowing that this would immediately disqualify me for a refund. I called their employee ******* when I received my first package from them to clarify and she stated that it did not matter and that their postage would cover the mailing.
Regarding 5 business days request refund: I spent several weeks calling, leaving voice messages, texting and emailing with NO responses from EZ Advocates. When a very rare response was received, I asked for my refund in the appropriate time frame and ******** begged me to let them continue working on my case. Again deceiving me with their ***; og not returning my $5700.
Regarding my statement about seeking legal help: I made this statement only after several calls, voice messages, text message, emails with NO response from EZ Advocates. Stating that if they did not reach me regarding a resolution, I would have no choice but to seek legal help.
It is sad that a company who calls on consumers who are already fighting to exit a *************** adding to the abuse. Consumers beware, EZ Advocates will not return your calls after you pay them and they will deceive you into voiding your refund.

As we have responded before regarding the complaint that ******************* made through the BBB, we are still unable to process a refund for our services. With any company, like EZ Advocates, there is a procedure that is taken when issuing a refund. ******************* was unable to complete the refund qualifications. Like I stated before, ******** mentioned attaining an attorney while asking for her refund. In which case we are no longer able to proceed communication, unless it is done through who is legally representing her. ******** mentioned that she did not see any instructions to send letters certified. She signed a service agreement with us that states that all letters that are being mailed to the resort be done using certified mail. Our number one goal at EZ Advocates is to get out clients out of all timeshare obligations, and we worked diligently to do so, and still have offered to assist in doing so.
All of the terms, fees and costs associated with the purchase were documented in writing for mutual protection. We stand firm in our position of no wrongdoing. We have worked on all aspects of our process to help ******** to get out of her timeshare. We are committed in providing great customer service and assisting all clients. EZ Advocate instructed me to mail with prepaid postage and not certified.EZ Advocate did not instruct me to send in written notice when I spoke to them about ending my agreement (within the 5 day window)
EZ Advocate is intentionally taking actions to void their customers refund, so they dont have to pay
EZ Advocates cannot prove that letters were even sent & received by their customers AS they themselves dont send by certified mail. This is absurd that they can keep a total refund for a process that they themselves DO NOT follow.

I was called by EZ Advocates about canceling my Westgate timeshare. After entering a contract with them nothing was done except form letters to different consumer agencies. We have already been in communication with ***** ****** and let him know that we are willing to consider a refund if he requests a refund and qualifies using the checklist, we have provided the client’s service agreement that he signed with EZ Advocates. We have been in contact with ***** regarding the matter. Please reference the Refund Policy section of the service agreement for clarification stating all requirements required for requesting a refund, ***** has not attempted to request a refund in writing via mail as of 12/19/2022.
As far as ***** ******’s complaint regarding the efforts we have made in getting him out of his timeshare, we have followed the process that we have promised him which is creating letters to send to the resort that the client is attempting to be released from. This process was explained to ****** on 09/15/2020.
Case Management at EZ Advocates has recently spoke to ****** on 12/07/2022 to discuss our next steps and the client agreed on these steps and did not mention that he was wanting to request a refund.
We stand firm in its position of no wrongdoing. We exhausted all of our efforts to help get the client get out of the timeshare contract. Unfortunately, there are certain aspects of the process that require the client's attention and responsibility to save documentation of his due diligence, which he did not and cannot provide proof of.

My name is ****** ******** In May 2020 I started a contract with EZ advocates with the promise of getting me out of my timeshare with 100% money back guarantee. I did everything they asked and I even emailed three different persons within the company with all the email traffic between them and me, showing that I follow every single advice they gave me and that I sent back to the timeshare almost immediately everything they asked me. By May 2022, I asked for my money back since the company didn't deliver. That's when they asked for proof that I followed what they asked me to do, and that's when I sent more than 40 emails between the company and myself. Then someone that works in that department, (Fallon B, Case Manager EZ Advocates LLC) told me to wait for the billing department that will work my case. That was 2 months ago or more and every time I call it goes to voice mail and last email she answered was at the beginning of September. I have been more than patience but I hold my end of the deal and pay $2,600 over 18 months. I don't want anything other that what was promise which is my money back and a cancelation letter that they don't work or represent me.

We have reviewed the Consumer’s communication via the “Better Business Bureau” platform and the allegations contained therein. We deny the allegations made in Consumer’s communication. All of the terms, fees and costs associated with the purchase were documented in writing for mutual protection.
We have already been in communication with ****** and let him know he does not qualify for a refund due to the client not complying with the service agreement that he signed. He was unable to show proof of all requirements to qualify for a refund. Please reference the Warranty section of the service agreement for clarification stating all documents must be sent via certified mail and he is unable to prove that. As well as the Refund Policy of sending written requests of refund within 5 business days of the end of his term of contract (18 months) from 5/12/2020 which would be up until December/17/2021. Client did not begin asking for a refund until June 2022.
We stand firm in its position of no wrongdoing. We exhausted all of our efforts to help get the client out of the timeshare contract. Unfortunately, there are certain aspects of the process that require the client's attention and responsibility to save documentation of his due diligence, which he did not and cannot provide proof of.

EZ Advocates reached out to me, as we were in the market to end a timeshare that was purchased under false promises. They were to provide me with a series of templates (appx. monthly) that I can send to the timeshare company. The purpose was to eradicate us of the burden of a timeshare that we had not used since purchase and didn't plan on using in the future. The timeshare company told us that we could rent out our week annually, but since 2018 have not allowed us to do so.Until the beginning of July, we had received regular communication from EZ Advocates and complied with their instructions. After their most recent draw from our bank account in August 2022, We have not been able to reach anyone by phone for the past three weeks. Their "888" number no longer works, and every direct number I have goes to voicemail with no return calls. I am in the process of discussing how to stop any more withdrawals from our account until we can figure this out. They did offer a 100% money back guarantee (in writing & attached), and we will have to pursue legal action to recover the money already spend. Until recently, I wouldn't have said they were a scam, but I am now leaning that way. They are just as much a scam as the company we purchased the timeshare from.They should not be BBB accredited. I don't believe their reviews on here have been properly vetted. I used their rating with BBB to decide to do business with them.Business Response

We have attempted to gain communication with ********************* for the past 8 months with no success. We have left various voice mails in hopes to speak with our client and give them an update on their case with no outcome. I have no record of any missed calls coming into EZ Advocates main line, or any direct lines. Our (888) line is working, and we speak with other clients daily, so I am unsure about what is happening when ***** attempts to call in. As far as payment, we have not received payment from ***** since August 2022. We are unable to send more documents without payment being made to us.
At EZ Advocates we offer a money back guarantee after working on our clients cases for 18 months. We have yet to receive a refund request from *****, therefore we have not processed a refund.
