Built a new home, within 6 months the driveway / front sidewalk to the porch and got lot of erosion due to builder used rocks in the dirt causing yard and areas to drop. They are refusing to fix the issuesBusiness Response

To Whom It May Concern:
We have already sent the attached letter to the homeowner to inform them that we will correct the backfill settlement in excess of 6" as stated in page 51 of the Davidson Homes warranty manual as well as add dirt underneath his walkway. We have made the homeowner aware, in writing, his obligations to maintain certain components of his home and provided all substantiating documentation. The landscaper has already been contacted 3/3/2025 and we are awaiting their repair date. We have stressed the importance of maintaining proper erosion control measures such as the pine straw laid during construction.Customer Answer

Please see the attached. There is no mention of anything other than "back fill has settled" which is mentioned and addressed in pages ***** of the Davidson Homes Warranty Manual. We have addressed and have a plan to fulfill our obligations as stated in our policies as well as in the Sales Contracts. There is no indication from any inspection that this is anything outside of normal settlement. There is no vertical displacement of any cracks, there is no cracks that exceed the widths as specified by the handbook and industry standard. When this home closed, it has passed all inspections and received a Certificate of Occupancy without issue. Davidson Homes is completing repairs as stated. It has been stressed to the owner the importance of routine homeowner maintenance to the interior and exterior of his home.Customer Answer

Purchased home in August ********************** basement does not work properly, among many other things that have started to go wrong with this home.Builder only installed a single 15 AMP breaker to cover 18 outlets in basement, so electricity is too weak to cover this. We barely can get ***** ***** of electricity without the breaker *********** appears that the electrician has installed too many outlets so each outlet cannot reach its proper amount of electricity.County inspector stated that we should be able to get ****** ***** of electricity.We were scheduled for electrician to come out per the warranty department on September 20 between 8 am to 12 pm, but nobody showed up.After waiting half a day with an electrician no-show, the builder's warranty department simply brushed us off and stated that they changed their mind and nobody would show up, and that somehow I as a customer am responsible for installing a 20 amp breaker.The issue is not whether we have an 15 amp or 20 amp breaker, the issue is the wiring needs to be checked out as there are too many outlets to be put on a single breaker.I ask for a resolve to this as I am within my rights per warranty.Business Response

The representative I was working with for the 11 month warranty left Davidson Homes and now the management is not honoring the pending requests. I had to work with 5 warranty representatives and every time CCR changes, Davidson Homes marks a few pending items as complete without my consent. They added insulation around my fireplace 2 years after closing! There are still pending items they have to finish. Attaching the email with pending items.Customer Answer

Here are the responses to each of the homeowner's allegations of incomplete work:
1) The exterior paint job stemming from the roof repair was confirmed complete by both the vendor and the homeowner. There are no further services required for this request.
2) This claim is false. The Director of Construction, *************************, explicitly expressed to the homeowner in person and via email that the floor squeak was not warrantable and would not be serviced. Previous representatives also denied his floor squeak claim. No further action will be taken on this request.
3) The flooring damage was determined to be non-warrantable and the claim was denied several times. No further action will be taken on this request.
4) The insulation by the fireplace was determined to be insufficient and was installed to bring it up to standards. The service is complete; there is no further action to be made on this request.
5) While the issue with the door not operating smoothly was addressed during the warranty period, the garage door crack was not covered by warranty. The vendor did not corroborate the homeowner's purported reason for the occurence of crack. This portion of the claim was therefore denied.
6) The cover for the valve is not a warrantable item as it cannot be confirmed that it was missing at the time of closing but is being provided as a courtesy to the homeowner. It should be installed by Monday, July 15th.
7) The lawn was assessed on several occasions and was found to be within grading tolerance. The landscaping claim was denied. No further action will be taken on this request.

I am rejecting this response because:1. This was completed after multiple follow **** The roofing company representative (from A&W, *****) did tell me that the repairs should have been finished soon and leaving the part of the house exposed that way would cause damage. The whole roofing job from start to finish took more than 6 months.
2. The Director of Construction when he was here stepped on the spot and it squeaked 100% of the time he stepped on it. He took pictures and assured me he will take action when he was here. What changed? And which previous representative are we talking here? No representative came to check if the issue persists and the task was handled properly.
3. The flooring repairs made the issue worse. I did get in touch with **** (the 4th warranty representative Davidson Homes sent) immediately about this. I heard nothing from him. I still see that the gap between the panels is considerable.
4. Insulation around the fireplace was addressed 2 years after closing and after multiple follow **** I spent a lot of money on air conditioning and heating bills. Had to even move out for a couple of days because the cold was unbearable. I notice the same in other parts of the house. I hope there is insulation added there.
5. Purported you say? When the warranty representative (*************************) came for my 11 month warranty walkthrough, he noticed that the crack was caused because the installers did not install the top strut. He pointed out that a top strut was missing - which came with the door as an integral part and raised a ticket on behalf of me. As per him, other single garage doors in the community has that installed. He did setup an appointment with the technician. However before the technician made it here, ****** left Davidson Homes and the issue was never addressed. The screenshot is of the last conversation we had. I was expecting the technician to visit my home. Nobody visited. When I followed up, to my surprise I am being told that it is no longer honored!
6. Nobody visited me yesterday and I checked today too. This is not complete.
7. I am not sure how you decided that this is within grade. I took pictures, videos after 48 hours of rainfall and could see water puddle there. Hence the screenshot from the warranty walkthrough generated by the representative.
All in all I had to deal with more than 5 representatives! The warranty representatives do not come in to verify if the issues were addressed properly.

Did not sign contract with business placed a $6000 deposit. Received an email from ******************************* that the refund was processed on the 4th and a call from *********************** informing me that the refund check would be overnighted. Today is the 10th and both myself and my real estate agent have been reaching out for updates, neither ***** or ******* or anyone at the corporate office will call back or reply to emails.Business Response

This matter was resolved sufficiently on 5/11, one day after this complaint was filed with BBB. We do not typically have a buyer/customer submit electronic funds and not go under contract so this was an unusual circumstance for our business. We expedited as quickly as possible for the refund check and even met in person after hours on a Saturday morning to accommodate the most expedited delivery of this refund. Our corporate team in ********** sent a check to be cut at our division office in ********** on Friday 5/10 at 4pm. Upon receipt of the check there was immediate communication from myself to the customer's representative to confirm a timeline for picking up the funds. We moved as expeditiously as possible on this case. The refund check was hand delivered to the buyer on 5/11 at the agreed upon location of our division office in *********** We do hope that the customer is satisfied with how the situation was rectified and apologize for any inconvenience experienced by the customer.Initial Complaint

We've had issues with Davidson Homes LLC being the builder of our most recent home. They have been unresponsive and utterly refused to fix issues that were not our fault and are covered under our new build home warranty with them and RWC. Our closet system that came with the house build by Davidson Homes LLC collapsed 2 weeks after move in and when we placed a service request with Davidson Homes LLC they refused to replace or fix the issue saying that "too much weight was placed on the shelves installed." They guessed that the clothing weight was greater than 250 lbs without even coming out to weigh or evaluate the issue. We proceeded move forward with getting a new custom closet system and our installation has been impacted by the fact that the walls in our closet system are not straight and are curved, per Artisan Closets. I have a video to confirm and this has impacted our installation and ability to get a new closet system installed that Davidson Homes LLC under our warranty that commenced 12/19/2023 refused to handle.We also have foundation paint that was placed outside without primer and it is peeling. They also refused to repair this saying it was not "brought up during inspect or walkthrough" when there was no issue at the time and now there are substantive issues. Dear Homeowner,
We have looked up your information. Upon receipt of the warranty submission for your closet shelving unit, photos were received. The photos depicted an abundance of clothing not only hanging but stacked on top as well. Our CCR sent you specifications and installation information directly from the manufacturer regarding the weight per foot limitations (280lb/8ft or 35lb/ft hanging). With the photos and information provided, we found this to be homeowner caused damage, thus not falling under the one-year limited warranty or structural policy coverage.
Regarding the exterior paint, this is expressly excluded from our warranty per page 64 of our warranty handbook.Initial Complaint

Since I moved in I have nothing but dealing with hazards and safety risk One of my vehicles had sufferers Three accidents from the first day when I was doing the walking through the house two hits and runs with damages over $3000, one serious physical injury with lost over $10,000 on wages and last night on July 20 another damage on a vehicle that will cost around $3000. I have complaint about the careless and unsafe construction practices and no one pays attention to this matter. I had sent a right to repair notice to the head quarters that I expect will be addressed within the 60 days given by Georgia law otherwise I will have to escalate the issue to the real state court. The workers are all Contractors that are not following any safety practices or guidelines. I have videos of them throwing pieces of wood to the street when cars and people are on the street. My son almost got hit by a block that one of the contractors throw from the second floor to the sidewalk.My injury as a pilot could leave permanent problems and restrictions I demand 1. Reimbursement for all damages and repair of the car damage 2. Repair of the uneven surfaces outside the house that caused my injury 3. Address all the issues of the house like the shower sinking, the carpets coming off 4. Repair the drive way to PERFECTION 5.
