      Buyer Beware! Although Pulte has nice floor plan options, their workmanship is substandard. We have many punch list items that have not been addressed five months after closing. We are still waiting for a drain cover in the owners shower, kitchen cabinet repairs, flooring repairs, roof repairs, & baseboard repairs to name some of the major issues. Their employees are nice & polite, but state that Pulte will make things right when Pulte consistently does not. (Our neighbors are having the same issues.) Each time we have resubmitted our punch list, Pulte will fix a few things & then stop working on the list. I will never buy another Pulte ********** will save yourself a lot of aggravation if you avoid this company.

      My air conditioning unit has a ten year warranty on parts. The coil in the attic has developed 2 leaks. I have written to Pulte using their website four times during the past two weeks trying to get documents required to process a parts warranty claim with the A/C manufacturer. During this two week call Pulte has never answered their phone or responded to my calls or contacted me by email in response to my emails. Truly horrible customer service. When we move my wife and I will never consider a Pulte development again.

      Pulte recently completed an over 55 *************** community in *************, a suburb of *********, **. As you drive into the award winning entrance, you see dead or missing trees lining the boulevard. Houses are all complete but the main road has not been top coated (6 years after initial build) so you bump along a construction road. You pass empty guard houses that Pulte sold residents could be turned into a gated community which was misleading since it is a public road. Next you see the award winning amenity center which does not deliver the services advertised by Pulte. No garden plots, nature trails, computer learning, staffed fitness center or pool cabanas as advertised by the Division President in press releases and drawings of the neighborhood. Next you drive to look at the $700,000 homes with lot premiums for a water view backing up to a pond. Pulte has turned the 9 neighborhoods ponds over to the community HOA. The ponds do not drain correctly and sod has not been installed so there is a weed belt (20 feet wide) around the ponds. Some of the ponds are dry ponds without water although all drawings of the neighborhood showed water in all ponds. The lack of water in half of the ponds was not disclosed to buyers. The yards have been installed with such poor quality grading homeowners are paying thousands of dollars to have their yards fixed just so the grass can be mowed without excessive water pooling or scalping the lawn in high spots. My husband and I have visited similar sized *************** communities being built all over the country and Pulte should be ashamed of the mess they have delivered. Simple items like posting pool and fitness center rules were missed in our community although evident at other communities. Residents are frustrated and the community culture is horrible because we have no funds to fix all of the Pulte created problems and why should residents have to fix all of these Pulte problems?

      PULTE FAILED TO FINISH OUR LOT Our property backs up to a wooded area and we decided to hire landscapers, at a cost of thousands of dollars, to clear an enormous amount of dense, unsightly weeds, plus a dead tree, just beyond the point where Pulte seeded our yard. The point at which Pulte stopped seeding is where we assumed our property line was. Having removed the weeds and dead tree, we discovered a survey marker that had been hidden in those weeds. A new survey clearly indicates that Pulte left a portion of our yard covered in weeds and a dead tree and, most importantly, left us completely in the dark about it! Had we known where our property line truly ended, we would have demanded Pulte finish clearing our lot. Now that we have been essentially duped into doing the work ourselves, Pulte refuses to take any responsibility.What kind of builder leaves your lot unfinished, choked with weeds and a dead tree, and worse, leaves you with the false impression that they had finished the yard? A builder with no moral compass.If anyone reading this decides to go with Pulte, and I hope you don't, make certain they clearly stake your property lines before closing.Reading the horror stories contained in the reviews on this site and others makes me realize we've been lucky so far, compared to some people. If I had been smart enough to do any research, and made myself aware of Pulte's horrendous track record, we would have made another choice. I only hope this review and many others will convince some people to stay as far away from Pulte as possible.

      Pulte is TERRIBLE!!!!! Bought a home in April of ******************************** April of 2021 - 1 year and almost 4 months later punch list still has open issues - you deal with customer care manager who gives you the run around and then you go above them to Pulte management and they forward email back to customer care manager - and the cycle continues and nothing gets done - RIDICULOUS AND UNACCEPTABLE !!!! I wouldn't give them any stars at all

      If I could give 0 stars, I would. Pulte Homes is a company that does not care about their customers once they have their signed contract and money. We have had nothing but problems with our home in the 16 months that we have lived in it. The staff is constantly changing so it is difficult to ever get a hold of someone that knows the current situation on our house. They use contractors that are unreliable. Whenever we have work scheduled, the contractors rarely show up and usually don't have the correct parts/pieces they need to complete the work. Getting a hold of our warranty person is nearly impossible. She avoids our calls when we have issues. Pulte has made building a new home the most unenjoyable process. I would never recommend Pulte to a friend and I honestly will never build another home after the experience that we have had.

      If there were a negative star I would be giving that. The workmanship of the homes is shotty at best. The contractors have no clue. Our home looked as though a five year built it. yeah they will come back maybe and fix one thing just to have it mess ** in no time again. I have had appointments on top of appointments where there is a no show, my day is wasted. we were promised things when we did our walk through that still hasn't been done and because the employee turn over is so bad our problems fall through the cracks. i have been in my home for two and a half years and still haven't received all the stuff to be repaired in the 11 months

      I bought at Pulte in ***********, **. You cant go on construction site for condo or in building until its done. Imagine our surprise when theres a neon lake outside our window. Pulte map shows *********************** and pool as blue. The neon lake is a man made and is a filtration system. On map its green which usually means landscaping. Its not labeled and sales lied by omission. They deceive u every way they can. You get all appliances but then find out refrigerator is not included. How do you move in without a refrigerator? We committed verbally to the contract and was waiting for paperwork and guess what there was a $2500 price increase. $2500 plus $3300 for the refrigerator. Very slick Pulte. . But what really ****** me off is this is an over 55 community. There is paint all over floors, tile and rug. Why is painting done after carpet. My husband was a painter. They did not tape or use drop clothes. We were told to go to ********** and buy latex paint cleaner and clean it up. Im 63. I paid $500.0 for this place and I have to get on my hands and knees to clean up the mistakes they made. All finishes are cheap and low quality. The toilet paper roll costs $5 on Amazon. Pulte is a nightmare. Dont trust them or but from them. When our complaints were voiced they did nothing but talk.

      Buyer Beware!!! I built a home with Pulte Homes in *******, **. Peachtree. After moving into my home, I had multiple whole house raw sewage backups. Finally, Pulte sent their plumbers to find out what was causing sewage to back-up into the masterbath shower, bathtub and toilet. Amazingly, Pulte Plumbers, Northwest Plumbers, found nothing wrong. Because Northwest found nothing wrong with the sewer line, I was denied warranty repairs. Finally, I hired my own plumber to do a thorough investigation of the sewer lines. The first plumber I hired, found a construction balloon was left in the sewer line, a backfall/pitch in the master bathroom and he also found all the drain line appliances had been installed backwards. I had the sewer line thoroughly inspected by another plumber from a different company than the first one I hired. This plumber not only confirmed what my first plumber had found but also found another backfall/pitch behind the supporting wall for the dining/living room, which was seven feet long and held 1 to 1 1/2 inches of water. The house cannot be sold. I have an estimate to just break up the concrete floor where the sewer line runs for approximately $150,000.00. This estimate does not include any carpet, rebuilding of walls, painting, tile work or repair of damage caused by **** hammering of the concrete to get to the sewer line. The **** of Construction, ********************************* saw the drain line attachments and the backfall/pitches. ***************************, ************************************** Counsel has his law degree from ***** but apparently has no knowledge of Latent Construction defects. I bought this house to be close to grandchildren during my Golden Years. My Golden Years have turned into a Hellish Nightmare because Pulte built a H*** HOLE & refuses to be honorable & do the morally right thing. I have all the ****************** to support what I said & what I did not say ********************* *******************************************************************************

      Pulte SHOULD NOT be licensed or approved to build their shoddy overpriced homes in our community of *************. (they really should not be licensed anywhere) They deserve 0 stars.Quality of workmanship during the build out process was terrible. Items noted that needed to be addressed before moving in (and they have not been). Items that were promised by the Warranty Manager during the 11 Mo. walkthrough that I was told would be taken care of, and has not been. Attempts to contact warranty department regarding items needing attention have not been responded to, completely ignored or they have lied to me, the homeowner, about the repairs - no returned phone call, no returned text messages, no returned e-mails in order to find status of repairs that had been promised to be taken care of and in general the quality of products used during construction and the bait and switch to lower quality materials during construction process and the charging of the elderly aged community a price far exceeding the actual fair price of the home (preying on the elderly community), that are the customers for these homes, that are built in an age restricted (55+) elderly community.I have received nothing but lies, misdirection and inuendo from the local team in regard to my request that they live up to their published promise of building a quality home as well as all appropriate warranty follow up, which they have NOT done. This local BBB shared that they have had in excess of ******************************************** just the last two years.Pulte should NOT be allowed to PREY on the older generations (age based communities) by charging far in excess of what the true value is of the home given quality of product used (not just promised) and workmanship performed (again not was promised but what was actual performed in the building of the homes) ! As an aside, BBB should allow 0 Stars to be a rating - Pulte does not even deserve a single star!
