      Complaint Regarding Harassment, Dog Waste, and Unresolved Maintenance Issues. I am submitting this complaint regarding the ongoing issues at my residence/property managed by Ram Partners Heights at **********************************. Despite multiple attempts to communicate and resolve matters through appropriate channels, I continue to experience the following:1.Harassing Behavior: I have been subjected to ongoing harassment by ****** ***** and *****. which has created an uncomfortable and unsafe living environment. I have reported these incidents to management, but no effective action has been *********** Waste Not Being Addressed: There is a consistent problem with dog f**** not being cleaned up on the property. This poses both a health risk and a major cleanliness issue. Requests for enforcement of pet waste policies have been ignored or insufficiently addressed.3.Unresolved Maintenance Requests: Several maintenance issues I reported (including front door not being secure, hall closet doors not attached to the floor and severe spider issues which pest control has not revolved. These issues have gone unaddressed for weeks or even months. This neglect is not only inconvenient but potentially violates housing standards.I am requesting that Ram partners take immediate and appropriate action to resolve these matters. I also ask that the Better Business Bureau review this complaint and assist in facilitating a resolution.Thank you for your attention to this matter.Sincerely,Dates of incidents July 11th around 1:22 PM

      NEVER WORK FOR OR LEASE FROM THIS COMPANY. They refuse to pay me my final commission check for all the leases i got this company because i left without notice. I left without notice because of the condition and state of the property i was working at. Every infestation you could imagine, water issues, over 20+ people without A/C coming after ME because the company wouldn't fix it. They will not pay their vendors. They choose to use cost effective companies (family owned) and do not pay them for 3+ months for the thousands of dollars of work they do for RAM. This company messes with peoples lives and do not care at all. Do not live at any of the properties managed by this company, do not do work for this company, and absolutely do not take a job from this company because they will not pay you for the work you do, like they do to everyone else.

      I submitted a work order [#*******] out on Sunday 29Sep2024 requesting that the Master bedroom window be fixed. Due to the massive rainfall over the weekend, I noticed water dripping down the side panel. As I tried to open it to inspect, the whole window popped out. I submitted a work order. This was never completed; however it was closed out in the maintenance request portal as work completed. This has been an ongoing trend since I moved here where work orders are marked as completed without being properly done. I will need management to take a look into this as it is highly unacceptable.

      Everything single phone call Ram Partners lied in their communication. Additionally at one of their managed properties the staff lied about opening hours and refusal to answer emails.

      My complaint is coming from property ************** ************ ** ***** in which the topic is RENT . I explained the Property Manager ************************* that I get paid on the RENT day which means I can still pay the rent No excuses ! She lied and said she would contact her boss about the matter I left it alone apparently NOW rent is only accepted on certain days after the 14th shes filing for evictions after I explained to her my payroll situation this is not right and I will continue until its fixed

      PUT WORKING KEY FOBS ON ALL DOORS. 1. UNRELIABLE ACCESS TO APARTMENT. No one will answer at corporate. Leasing office is defensive and blames residents for voicing opinions. There are NO fobs on the back doors near the parking lot when we were told there would be controlled access on all doors. It seems like we are some of the only residents who actually follow the rules. Other doors always have a stick in it and people cut through our gym with pets because its wildly inconvenient. 2. UNSAFE. Every door should have key fob access. This is as much of safety point as it is to exit the building, especially given history of vandalism and break ins here already. We are upset because now the front door (which is where weve been told to go) is ALSO constantly out of repair. To get into our home, we just had to walk with bags of groceries/errands in the cold windy rain from the parking lot through the gate to find the front door not workingand then finally got in through the main entrance where we have to go through a maze to get to our door. We have mentioned this several times, but we specifically picked the unit we are in to ensure easy access. If this was a one time event, we would shrug it off like we have for months about the back door fobs. However, this happens regularly and no one seems to care. This is not only an unpleasant experience to happen this often at a luxury apartment complex, but it is also UNSAFE to have unreliable access to your home. I do not feel safe not having consistent access to all doors. Its not MY responsibility to ensure common spaces of the building are still working. This was the main reason we chose Enclave instead of signing with Creekside next door. We talked to leasing office over a year ago BEFORE we signed about controlled access and ensuring they would be on all doors.

      RAM took over **************** in December of 2022 and has not changed the quality at all. In the year they have been at this property that have not even had the floors cleaned, not once. The staircases are riddled with filth, feces, and remnants of the communities pets and this ******* endeavors. The property just isn't being managed. It has taken a year to receive and update on repairs and the cleanliness is non existent. They have started random updates to the buildings amenities and common areas but nothing was ever done to update the property nor give the residents information of the forthcoming repairs. The security lacks as I often find the security doors open. This business is just another poor company focused on taking your money. i wouldnt even give them one star.

      W.illow *********** A.partments, K.alamazoo M.I - Ongoing maintanence issues front doors to apartments are broken and are not being fixed. Neighbors who and ask for resolution are being lied to and told its been fixed when it has not as the manager seems to important to be bothered by working doors for people paying $1200 a month. I will be contacting the local HUD office and reporting the issues this is an unacceptable situation with disabled people living here that cannot get into the building on a weekly if not daily basis.

      Property is beautiful but security is horrible. 3 months living here, my car was broken into. This is an ongoing problem here. You would think the owners would beef security up but I guess they could care less about their tenants.
