I am a former resident of Cortland Westshore in *****, **. My experience during the ******** lease term was deeply disappointing due to consistent property management failures.Throughout most of my lease, fire alarms were erroneously triggered at least once per month, often during storms or inclement weather. These false alarms frequently disrupted sleep and work productivity, and over time, residents became desensitizedchoosing not to evacuate. This posed a serious safety risk that management failed to address.Upon moving out, I completed minor cosmetic repairs to the drywall, filling and sanding chipped paint areas. These repairs were verified as sufficient by the maintenance team. However, I was later billed $396.76 for drywall repairs without any documentation or evidence. When I raised this concern with the "account settlement specialist," I was met with indifference and offered a marginal discount, despite the lack of substantiation. Additional issues throughout my lease included:Pet waste left in indoor hallways for days at a time, persistent ceiling leaks on the top floor, roaches despite maintaining a clean living environment, repeated unexplained power outages, even when TECO confirmed no external issues, regular elevator outages, stolen/missing packages, arbitrary valet trash fines (e.g., penalized for a trash can lid being slightly ajar, while neighboring units left multiple *********** containers without consequence). It is clear that the focus of management is more on extracting additional fees from tenants than on maintaining a safe, clean, and functional living environment.Initial Complaint

We were charged an extra week of rent after moving out. Previous emails with the supervisor confirmed we would only be charged rent until June 2nd. They added an additional week of rent, 6/3 to 6/9, to the final utilities bill. We contacted the office and was told there was no charge, even though on the Final Account Statement they sent the charge was clearly visible. After more back and forth, they stated that this is no longer their problem, and their billing department would contact me. This has been 2 weeks ago and I have still not heard or received anything. Im a current resident at Cortland ********* in ******, **. Throughout my lease, *** experienced multiple unresolved issues, including three separate floods, two A/C failures, and a consistent lack of accountability from management.Our unit flooded three times, once causing a ceiling leak that led to a light bulb exploding. Each time, management offered surface-level fixesvacuuming water, patching drywallbut no long-term repair or preventative measures. The root cause was never addressed, and no compensation or relocation was offered.We also dealt with two A/C failures in less than a year. During the first, we were told it was likely due to a dirty air filter from our dogs. The filter was changed, but the A/C still blew hot air and the temperature inside remained over 80 degrees. The system failed again recently, confirming the issue was never fixed. The unit is outdated and inefficient.Our guests car was towed from the leasing office area before any signage was posted. Management refused responsibility and referred vaguely to policy. I also reported harassment from another tenant, which was acknowledged but never followed up on.The gate system failed multiple times after a switch to phone number access. We were locked out, and though staff were informed, no immediate solution was ******************* will likely claim these issues were addressed, but addressed is not the same as resolved. The same problems keep happening. Communication is poor, follow-through is lacking, and the overall experience has been unacceptable.I am requesting a lease release without penalty and formal acknowledgment of the repeated unresolved issues that made this unit unsafe and unlivable.Initial Complaint

Complaint Summary: ********************* unresolved access issues, communication failures, and misleading amenity changes at Cortland **** Northlake have made my living experience increasingly unacceptable and unsafe.Complaint Details: I have been a resident at Cortland **** Northlake since 2022. While my initial experience was positive recent decisions by management and a continued lack of accountability have significantly diminished the quality and security of living at this property Key concerns include:Locked Out of Building:Management replaced key fobs with a mobile phone app for building and amenity access. I was never properly notified, nor did I receive setup instructions or a start date. After a long road trip, I was locked out of my own building. I also cant call myself in via the callbox because my name still hasnt been addeddespite repeated *********** Portal Access:Ive had no access to the resident portal for several months. I cant view my rent balance or submit maintenance requests online and must contact the office directly for even basic ************** Transfer Delay:A family member who was on my original lease still hasnt been added to the current lease due to an IT issueunresolved after over four months and many follow-ups.Misleading Amenity Change:Secure fob-based building access was a major feature when I signed. The mobile app is not what was advertised and is impracticalif your phone is dead, lost, or without signal, youre locked out.Neglected Security and Maintenance:There have been numerous car break-ins, ignored maintenance requests, etc showing zero care for resident safety and comfort.Desired Resolution: Restore portal and callbox access.Provide a documented explanation of the access system change and offer a backup solution.Promptly transfer all leaseholder information.Issue a formal corporate response addressing these ************* requesting the BBBs assistance in holding Cortland accountable.Initial Complaint

Beginning in February(2025), we began to see wasps appearing in the master bathroom of our apartment at Cortland Bear Creek Apartments. On one such occasion, we actually observed the wasp coming through the vent in the master bathroom, seemingly being drawn to the light over the bathtub. For context, the master bathroom in the apartment is located in almost the farthest most area from the front door& since we have an attached garage, we do not use the front door very often if at all. I am highly allergic to wasps, where the first time I was stung in high school, resulted in me going into anaphylactic shock. We immediately raised the concern to the apartment complex beginning on February 8th. They sent out pest control & sprayed the window, even though we said that we had observed wasps we saw had come through the ** vent close to the ceiling. This became an ongoing issue through March, with us putting in multiple maintenance tickets through their portal (they have the documentation as once tickets are cleared, I cannot access them on the portal). During the 2nd week of April my husband went out of town, and I came home to more wasps in the apartment, where I had to kill them myself. That experience, was incredibly traumatizing on top of every time I used the bathroom, I had to check to make sure it was clear. On April 22 I went& spoke to the manager, to discuss the issue and state that if it wasn't resolved we would have to leave immediately for my health and safety. No one came out & we found more wasps in early May, prompting us to immediately seek a new place to live. Attached are our email correspondences where we were denied being able to break our lease a month and a half early, including documentation where there are large holes on the sides of the building where a pest control professional stated that they are most likely accessing apartments there& it's an infestation. I'm having to send this complaint at *** in the morning because of the constant issues that I have had with the maintenance team. I have sent 3 requests (4/5/25, 4/30/25, 5/26/25) about a significant water leak in my bedroom window, and its happening when it rains really hard and for a long time. This issue is happening again as I am typing this right now. I have made the same request 3 times since I moved here at the end of January, and the issue has still not been resolved which is ridiculous. The maintenance team has not performed up to par, and its sad because they apartments look really nice. However, under the surface, its been terrible. I dont know who has been so-called sealing the window, but they have not been doing their job. Its obvious that someone outside of the apartment maintenance team needs to come out and access the situation. I need to escalate this issue because it doesnt make any sense. My application for residency in this condominium, submitted in December 2024, was denied. Consequently, I am entitled to a refund. I'm a tenant at Cortland University City requesting early lease termination without penalty and compensation for garage inaccessibility due to repeated unresolved maintenance issues, safety concerns, and unfair lease renewal ************************** garage was unusable for 9+ weeks in 2024 and is now broken again as of May 12, 2025. The request is not showing in the portal. I request compensation for each day I can't use it. I also endured months of HVAC noise from a neighbors unit, and now my own system is vibrating and showing visible damage.
