1 starI lived at Cortland *************** for 2.5 years, and in that time, I experienced the worst management and living conditions ever.The maintenance in this building is abysmal. I submitted countless requests, many of which took weeks to be addressed, if they were addressed at all.The gym was supposed to be secure, but the locks were constantly broken. One morning, while I was working out, a homeless man on drugs wandered in, acting erratically. This wasnt an isolated incident homeless people were frequently on the property, doing drugs, lying on the ground, or using the bathroom. I found needles and blood in the bathroom closest to the gym.My rent increased every year, starting at $1,618 and eventually reaching $1,987, while the apartments condition only worsened. Utilities were another major issue what was originally around $125 a month suddenly spiked to roughly $500 in the last two months of my lease. Despite repeated inquiries, no one provided an explanation.After leaving the apartment, I was slapped with charges I didnt agree with, and my $800 deposit was reduced to a $6 refund. When I asked for an explanation or proof, I was completely ignored. A month later, I was told I would get an email with pictures of proof. Its been 3 months now, and Im still waiting.Water damage was constant, with fans left running in the hallways for weeks. The treadmill in the gym was perpetually broken, and despite promises to fix it, nothing was done. The blinds in my apartment were taped up and barely holding on when I moved in a clear indication they didnt care about preparing the apartment.The hallway outside my apartment was once filled with carbon monoxide from hired carpet cleaners, and no one bothered to check if the tenants, including my cat and me, were still inside. Both of us got sick, and yet, management never followed up or informed anyone in the building about what happened. This level of negligence is unacceptable and dangerous.Review fromCandace P

1 starI am more than happy to report Cortland Avion Shadow Creek because they have screwed me over into paying extra charges that I had no knowledge of! once I paid the final rent upon the end of my lease! I have lived there for 3 years since January 2021 and I just moved out on 7/1/24. back in March 2024 I provided management with typed up documentation of a move out notice which they approved and signatures were obtained on those forms. I paid the final month of rent and that was final. Lastly, I finally moved out on 7/1/24 and turned in all my keys to office management. Then I find out I have a final account statement with ridiculous charges for utilities, which should have been included in the final payment that I made. I feel like this is unfair! i keep a record of all of my receipts and after I made the final payment we had a ZERO balance! Just a heads up before you move out, please make sure they include all charges instead of misleading you to think what you pay is the final payment!Review fromValerie B

2 starsNightmare on ***************************** (part 3). Please, read reviews from 2023 and 2022 because the renewal process is as unethical this year as the previous 2 years. If it wasn't for the safe location, gorgeous apartments, and stunning views, I would run faster and further than Forest Gump to escape Cortland. I genuinely believed that a new year with new employees would make a difference, especially since I have already invested $120,000 over the years in rent into the Cortland coffers. There are more ghosts in the Management and the leasing offices than Disneyland's Haunted Mansion because you can't find anyone to talk to, emails are returned without a signature/name (just "Cortland") and all three of my schedules Zoom calls have been "ghosted." Seriously, *********************** should write a song about these folks and how it breaks my heart to be neglected despite all the emotional and financial energy I invest. Here's the problem: My current apartment has dismal cell phone service due to the building structure (according to Xfinity), so I wanted to move to a different apartment. In their word game magic, which also happened in 2022 and 2023, they use the word "transfer" so you don't get "new applicant" 6 weeks free. Deceptive advertising, but I can accept it. New year- new word game. Now, I am a "transfering new applicant" which basically means Cortland can double-dip on fees. I am neither a new or a previous tenant. Maybe I am an invisible piggy bank because that's how they treat me. I neither get the benefit of 6 weeks free as a "new applicant" nor the discounted "transfer fee" BUT I am forced to pay $1165 for changing apartments. I have made 18 phone calls, 31 emails, and 3 no-show Zoom calls. Hey, this is better than last year (check out my previous review of Cortland), so maybe I should be happy like an abused kitten begging for a warm, safe place to stay. Show lessReview fromNazie S

1 starAwful place! DO NOT LEASE HERE!For 10 days I have been trying to reach someone in the ************** and also the Concierge Desk at different times of the day, and I always get a recording that no one is available to answer the phone. I have left several messages with not one reply! This place loses packages delivered all the time. I don't know if they are stealing packages or what, but the customer service is awful, and I would never stay here. BEWARE!Review fromVianelsa C

1 starI applied to this home in February ************************************************************************************* July 2024 . They sent me multiple bad checks, the second check they sent bounced and caused me to be overdraft 250$ . 1 starSlumlords, they said 78 degrees in the living room is passing in a desert. it won't get any cooler in here, the ** hasn't shut off for hours. This place wasn't cleaned when I got here, the toilet was installed crooked and rocked back and forth. There was a ***** the 4th day I was here waiting on me outside of my bedroom. The weather strip at the front door was wide open, the landscaping company blew dust all over my steak, they finally installed a new weather strip after i moved in. The outlets were loose, you could rock them back and forth. I put in a ticket to have it fixed, the outlets no longer worked. This is my nightmareReview fromZenia B

1 starI was a resident at the Cortland property in ****** from 2009 to 2022. Great location and wonderful staff. Why isn't there a cap on the lease? Why must long time residents be pushed out because of extremely high lease renewal prices? Especially during the pandemic? I feel like I was robed and taken advantage of and reached out to management/corporate several times over the years about having a fixed price for leasing. Here in ** there's no protection for renters in this capitalist country. The sad part is that they have no empathy nor concern for how people became homeless because of their price jumps through out the community. I feel like this *** raid is justified and I hope I can get justice for the abuse I suffered from this company.Review fromJasmine H

1 starI am so glad this company is under fire! Well deserved. They screwed me over and it hasnt sat right with me since. I applied for an apartment with Cortland Duluth in February of 2022 and was wrongly denied for an eviction that showed on my credit. I literally explained to them that I was a CHILD! Given the dates, it was OBVIOUS! It was not my eviction, it was my moms. I spoke with the manager to ask for some ***** while I fix the issue and she literally was like Thats what the credit agency reported. That has nothing to do with us and I cant hold the apartment for that long. Its been denied for reason that was reported to us. That was so wrong! Kept my application fee after wrongfully denying my application for something that was not mine. The agency fixed the inaccuracy, but Cortland refused to let me retry as it was just about a week it had taken to get it resolved. I am so glad they are under scrutiny! 1 starI have been a tenant at Cortland Belmar for 11 months. The location is amazing. The apartment leasing team and service team are terrible. We have had to deal with a fridge that needs to be thawed out every 3 weeks for the ENTIRE time we have been here. Wasting hundreds of dollars on spoiled food. It took 10+ service requests and an email to corporate to get a working fridge. When they finally gave us a working fridge, they severely scratched the floors and I have been told there's nothing they can do about it. We moved in with a broken dishwasher. They replaced that with another broken dishwasher that we have to put towels under because it leaks. We are constantly out of propane for the grills despite numerous requests. Our air conditioner broke during winter and it took 6 days for them to fix it. DO NOT RENT HERE. There are other apartment complexes in the area that are far better. Management has been unresponsive and unapologetic towards our numerous problems.Review fromTerri S

1 starCortland ********* in ***************, ** are crooks. No kind of customer service, continuously raise rent prices, add unknown charges that they can not explain such as "storm water" , residents, such as myself PAY for reserved parking and unknown drivers park in your paid spot and the leasing office allows this BUT will NOT give you any type of credit for the inconvenience that you have to park OUTSIDE of your residential gate, we pay for "valet trash" and they don't come on a regular scheduled basis but we do NOT receive any type of credit for the service we pay for and do not receive, any/everyone from outside can easily gain access to the property via pedestrian gates where anyone can just reach right over and let themselves in, the pedestrian gate closest to me has never worked properly because it slams extremely loud all times of night, and people who walk their dogs all time of night exits and the gate SLAMS. Management, not all of them, is very unfair, seemingly particular to African Americans, they have allowed vicious dog breeds which was violation of the lease, Cortland notified us "mid lease" that we were going to have to "transfer or vacate" in order for them to renovate, in other words, forcing us to move so THEY can renovate. Such an inconvenience to "residents", management has told us that we can not park in a certain place but allow "others" to park there on a DAILY basis. Just so much with this Cortland location, you might as well live in the ghetto. How does a residential company as large as Cortland, as much rent as they charge, hint $2,200/month for a 1 bed/1bath, can not keep updated information regarding the courtesy officer? Can't contact him via the number provided to residents. I have a reserved parking spot, contacted the courtesy officer, he advised me the leasing office has not submitted the proper paperwork to the tow company granting him access to tow vehicles, go figure! Glad we are NOT renewing and moving before our lease expires!
