      this is the second cortland property I have lived in. It's "luxury" but far from it. Our water pressure is TERRIBLE and so many people complain and they won't do anything about it. The power also goes out at least once a day in my apartment and screws up all my electronics. I have no idea why this happens. Also, there has been break ins at this location. And the community page where you are supposed to be able to vent, ask questions, etc is CENSORED and they do not just let anyone post things. it is heavily monitored even though ive had packages stolen and wanted to know if anyone got them by accident. The gates are always broken. It's become very dirty too and people spit out their gum on the stairs all the time and management will not come clean it up. I used to see someone out cleaning in the parking lot but I don't see someone anymore. I am at a location in NORTH **************

      Im a current resident at the Cortland ****************** in ***** ***** and I must say that my stay here hasn't been the greatest of all. I will admit it is a very nice property but first off let me just say how bad it is for the bugs in the apartments, they have a nest control company that comes once every week but that does not seem to work at all we see them all the time. Then I have been given the gate code to the gate for my guest to enter and now I was told that they no longer give out the gate code only for emergency purposes only which is upserd to me because if that was the case then why wasn't I informed the first time then? Why was I informed after the fact I got it from the nice leasing agent who gave it to me the first time and now its switched and I can't get it again!! How are my guest supposed to come in and enter through the garage? This makes absolutely no complete sense at all when they advised all the residents that if we have guest that enter the parking garage they will have to register there vehicle, but how can they when we dont have a gate code to enter through? Please save yourself from the foolery and do not rent here, go else where its too many places that have better service than here!! I definitely will not be renewing my lease here that's for sure!!!

      I went to this property looking for a new home. The agent showed me a 1 bedroom & 2 *********** was immediately sold because it came with dark wood flooring & a jacuzzi tub. On Oct 27th I came to the office to pay the final amount & get the keys. Once I got the keys I was then told that my apartment was not on the premises that was shown to me. The agent said this was phase 2 of the apartment. I was like ok...let me go look. I went to the apt they were giving ******* was nothing that was shown to me. I also saw that if it rained, mud would come to my front door due to no grass on the property near my supposed apt. I was immediately dissatisfied & I went back to the office & told the agent my concerns. I was just brushed off & was told since I signed the lease I would have to pay 2x the rent to get out. I asked for the corporate # & was told I needed to speak with the property mgr to get that info. I asked if she was ********* would wait to get it. The prop mgr came out with an email that I could contact corporate. Never once did she inquire about the issue. After further discussion later in the day on the ph with the prop mgr. I advsd her that the agent misrepresented & did not give me anything I saw in the models. Eventually the prop mgr agreed to release me from the lease however the application fee could not be reimbursed. Later that day the agent reached out to me b/c they were going to send me a check within 10 days of the money I paid. It is now Dec 2 & I have yet to receive my refund. They are now saying the refund takes 30 days. We are clearly past 30 days and still no refund. I requested a call back from the property manager on Monday Nov 28th. I have yet to receive that call. They were quickly to take my money on something that was misrepresented but they are taking their time on the refund. Extremely disappointing & sad they are doing business this way. Another call will be made tomorrow for sure!

      Criminals. Towed our car with no warning when we were not in violation of any rules. Charges ridiculous fees that we were not informed of beforehand.

      The worst, unlike the other location this one is god awful and filled with liar. I thought they were nice but they figure out a way to lie and not to return your funds.

      We stay in Cortland's ************************ apartments in CO. The staff has been nice dealing with the issues, but we have had 7 leaks in the past couple months, 3 being in the same location, 2 being in the same weekend (different locations). Obviously their maintenance team and the contractors they hire do not do a good job and we have suffered due to their poor work. Many items ruined, mold exposure, days wasted having to get drywall, carpet, etc taken care of.

      Cortland the worst ever manager don't know how to talk to customer hate to deal with them neiborhood is getting bad people don't have respect the staff.

      I purchased an admin and two application fees to Cortland ****, with the intention of becoming a resident in their apartment complex. The application fees were $99 for each applicant and the admin fee was $250, totaling $448. We were in talks with a leasing agent before making the move to *******. As the date got closer to move in, communication with the agent ceased. Unfortunately, I had to go with another complex, Solstice *******, to accommodate me. Expected move-in date was May 11th but communication stopped April 15th, after being approved. The payment was made April 12th. After being ghosted and not being able to go with my first choice, I went to the Cortland Nonas leasing office to see what happened once I finally made the move down to *******. Also wanted to see if they could honor the application fees and admin fee. Nothing. We found out that the emails the agent were supposed to send, to help us with the leasing process werent sent at all. The agent showed us her computer and it showed they were never delivered (in red, meaning never delivered). The agent even suggested for me to pay another $450, if we wanted to lease there. They claim the emails werent sent because of an issue on their end with their system, but I lost my money in the end. How does that work? No resolution dealing with merchant and left empty-handed. I dont think its fair that I lose $448 for something thats not my fault. I decided to dispute with my bank because I had proof of being ghosted and having to move in to another complex because of the agents mistake. Not to mention SOMEONE SIGNED A LEASE FOR ME! YESyou heard that right. They signed a lease in my name after ghosting me as if I was a resident. A few months pass and I get a call from a debt collection company on 8/11/2022 saying I have a debt to Cortland for $498, which is $50 more than I originally paid! I will be taking this up with a lawyer, with proof of payment and neglect on their behalf. The audacity!

      *********************** gave me a tour of the model apartment at ********** early June. He sent me a quote for an available unit. I didn't apply for that unit but applied for unit ********************************************************************* available 8/6. I paid my $ 50 application fee and $150 for admin fees. I was emailed my receipt. I was approved on 6/27. I received a lease and agreements to sign through DocuSign. I received a Welcome Letter and Move In Summary showing balance due 8/6/22. On 7/13, I emailed ***** to get a time on Sat. 8/6 for me to pick up the keys so I could reserve my U-Haul truck and movers. He emailed between 10 and 3pm. I emailed and asked if he received the renter's insurance &electric acct? ***** said yes he received it. He emails me back and says oh, he just remembered that I was not approved because my income didnt qualify. I am at work but I am emailing back and forth because I am shocked! He apologized for the miscommunication but where is the resolution and accountability? I never received a letter stating that I was not approved. I forwarded an email from State Farm providing my required liability insurance and providing my acct number for electric to start in my name on 8/5. No one never contacted me to say that I was not approved. ***** said he called on 6/30 to inform me about my application status but I didn't have a miss call or voice message from him or anyone from **********. It makes no sense!! If my application was not approved, why did I receive a lease with my name, apartment address per my application to sign through DocuSign after 6/30? Afterwards I received a welcome letter with my name per apartment address with the move in statement. I have a copy of everything. I first thought they rented the apartment to someone else but is now showing available 8/6 again on their website. I sent ********** an email 7/15/22 requesting a full refund because they breech their contract with me. I have not received a response from the Manager,

      I live at Cascades at Northlake Cortland, in North ********* I've been here for almost 3 years now and it's just spiraling downhill. My rent increased by almost $200 and no increase in customer service. The property manager is a complete disappointment. I've sent numerous emails, plenty of calls, face to face visits, and nothing gets resolved (that's if she responds). It's currently been 9 days since my last message to her and still waiting for a reply. The buildings are disgusting, they need to be power washed, the valet trash, a hit or miss ( I take my trash to the dump myself because it's completely disgusting having smelly trash just sitting outside your door), people don't abide by those rules because NOTHING gets enforced, the trash around the grounds is just sad to see, an eyesore, PARKING, paying tenants can't even park near their door because of visitors occupying spaces, again, nothing is enforced, the tow truck literally just pulls in the lot and leaves. The second pool is never operable and I'm certain I've seen a person sleeping in the clubhouse. Also, I have been complaining about an excessively loud neighbor, marijuana smoke, and the only option given was for me to move and incur all the expenses. Not to mention, it's a tenant/tenants they just moved in and I've been a long term, good standing tenant for almost 3 years. It's sad and completely unfair that I would have to suffer, pay fees, and moving expenses due to lack of management. Nothing gets resolved. I do NOT recommend anyone move to these apartments! I'm currently seeking higher level steps to take to resolve these issues.
