      Cortland has been the worst management of any apartment Ive ever resided. As mentioned in their previous reviews, I too experienced their $75 bounce check fee due to them not being able to locate my bank in their system. I experienced the multitude of fines they issue with one costing me over $300 due to a bbq being on my back patio and this was left by a previous roommate and was never used. As Im limited in the amount of words used in this review Ill just say the list goes on. But fees and extremely rude staff aside, their not repairing my downstairs bathroom as a result of a water leak that took place, has got to be icing on the cake. Water flooded my entire downstairs & rotted my baseboards, warped the wood in my downstairs bathroom leaving sink disconnected from the wall itself and the cabinet doors so dislocated that they cant close. I had a work order put in place for repairs repeatedly and each time they would do something minor and tell me theyd be back to finish and never come back. As.the water eventually made mold develop, they made sure to discard of the superficial mold, not realizing the 5x5 area they cut out of my wall was not the only location where mold inhabited. Finally I was told that if I wanted it repaired, I would have to finance the cost. This was water damage from their buildings piping. This was of NO.fault of my own and they increased my rent $500 but want me to pay for a replaced sink and cabinets. I have pictures, videos, as well as our communications documented. Due to personal traumas Ive experienced in the past 2 years and constantly fighting with management and staff, I kept to myself to avoid a negative experience every other day but today a staff member *****, of which lacks social skills and manners, approached me a threat of fine. I have never seen or spoken to her nor did she introduce herself but spoke to me as though superior. Theres a reason why their reviews are so bad and the staff would be the place to start

      Loose railing, a broken step that almost killed a family member, 3 water incursions including sewage in the tub and contaminated water into the kitchen (all within 6 months of moving in). Floorboards coming up. Slow sinks.No empathy or financial relief from the Cortland. What else do I need to say? I can only conclude their properties are of fast, shoddy construction with zero accountability from management. They do not care unless you are late on rent.Rent at your own risk.

      Im at ************ by Cortland and I been here for a year now and it was okay at first but now its TERRIBLE!! Maintenance doesnt fix anything in a reasonable time! Im paying for a 2b/2b and my bath tub in my master bath has been out for a month now. I have called repeatedly.. send messages.. put in several maintenance requests and nobody reaches out. You put in a request and they **** it complete without coming to your home. They probably reply to this review with a lame excuse just save it. I wouldnt recommend nobody lives here. They promoted 2 pools and the whole year I been here only the one in the front office been open. I guess for the looks only. Maintenance think they can walk in your apartment when they want if you dont answer the door. This place is nothing how they make it seems.

      I applied for Cortland at Walnut Hill during a time where they were offering a special discount. The discount was to refund your administration fee if your application was denied. Unfortunately my application was denied and I have yet to review my administration fee back after almost two months now. After waiting the first three weeks that I was told I would have to wait I called to check and see where the check was. I spoke with Geniuses and she supposedly took my address and apartment number down for the check to be resent out to me ok cool no problem. So now after waiting another full two almost three weeks I call back and spoke to ******* which he claimed he was the apartment manager and he then told me that I had to wait for my money to be sent out a second time. Which I find it very unprofessional for me to have to go through the hassle of getting my money back. I just feel like they want you to pay them with no problem but when they place you in a situation such as mines they could care less rather or not things get handled properly. I ask ******* for their corporate number at first he was going to it to but then later refused because I said I just feel like they were very unprofessional with handling the matter correctly. I dont feel like they show the same gratitude towards you once they have gotten what they want from you. I dont feel like they take the time to understand what families go through while trying to make sure things are stable. Me being a mother of three children I need all my money because I work hard for every dime that I earn with nothing being given to me. I would like to file a complaint against the office manager and also Geniuses for lack of communication and unprofessionalism towards me and also not understanding what they are putting my family and I through.

      I have lived in Cortland Portico ****** for two years and since I moved I reported the air conditioning in the main room and the manager's response was that if I wanted him to buy me a fan, the first leasing review they increased me around ****************************************************** from 190 to 250 in summer, the water is in common and you pay more than 70 dollars a month, the customer service is lousy since the managers treat you as if you are asking and not requesting a service that is very expensive. I pay, the main doors are left open and whoever wants to enter at night is unfortunate that a condominium with good characteristics and location is so poorly managed by arrogant people, I would never recommend ******* and all my friends who lived here and left too I would give the same reference and they can contact me who gave you the information, they have no sense of customer service and more when they try to have a solution they block everything you want or need to help you,

      If you're looking for a place to live that is overpriced, poorly managed, and riddled with dog ****, then Cortland ***** Creek Apartments is the perfect fit for you. As someone who has lived here for a while, I can confidently say that it's not worth the rent they charge. Let's dive into the details, shall we?1. Useful Features, but That's About It 2. Desirability? Not So Much. When you think of a desirable apartment complex, you probably imagine a well-managed property with happy residents. Unfortunately, Cortland Apartments is not that place. The property is poorly maintained, and the staff is unprofessional.3. Charges Above Market Rate 4. Charges ******************** Services. About $250 on top of your rent.5. Maintenance and Management Nightmares. They show up unannounced and without an appointment, gaslight residents, and provide false information about showing up and entering residences 6. Apartment Units Are Not Worth the High Prices. For the exorbitant rent, you would expect the apartments to be up-to-date and luxurious.7. Unprofessional Staff. The leasing staff at Cortland ***** Creek Apartments are unprofessional and sometimes even unethical. I witnessed a staff member disclose another tenant's personal information, which is not only unprofessional but also a violation of privacy.8. Poor Apartment Upkeep. To make matters worse, the apartment maintenance "contractors" and "cleaners" do a horrible job. I would NOT recommend living in Cortland ***** Creek apartments in its current condition. The list of cons far outweighs the pros, and the rent they charge is not worth the poor quality living conditions and service. Unless they take serious steps to improve their living conditions, they will continue to receive scathing reviews.

      Constant noise, and banging all times of the night, and something is always broken. When you complain, leave a negative review, or survey they get together and retaliate against you. When it came time to renew my lease they discriminated against me, and offered me 3-5 months (the months with the highest rent in attempt to force me out). only at first. I had to reach out to other people, and go out of my way to get them to do the right thing. Favoritism is shown towards residents who have lived in the complex longer. You will not be treated right living here if you dont go along with their program. What makes it even worse is Im a disabled veteran, and this is how they do you. I would not recommend moving out here. Management, maintenance, and the residents they have personal relationships with will all gang up to harass you. Very sad situation, and way to run a business. Also, the gates are always broken/open so if your thinking of ************ because of the gates, and the added security think again because they will be open about majority of the time. I have had my vehicle damaged multiple times on the property. *** had false complaints filed against me in attempt to have me evicted. *** had the police called on me, and sent to my apartment in the middle of the night by people , and I did nothing wrong. My son has been woken up out his sleep scared in the middle of the night on multiple occasions because of loud noise. *** asked them not to access my apartment without contacting me first on more than one occasion, and they have done it anyway in the past. They have a courtesy officer on site to report things to after hours, but the management says they cant provide his number in the event of an emergency which makes no sense at all. I have been threatened with eviction multiple times just for trying to get treated with some common decency. The courtesy officer pops up at your apartment for no apparent reason without the apartments, or anyone asking him to.

      Cortland is a great company though the staff is at is worst iv witnessed racial slurs derogatory comments about residents they fine them for smoking when they vape in the office and smoke on property knowingly its a no smoking property. staff definitely needs a to be looked at thoroughly. I have witnesses to confirm these actions. I personally would not live there.

      I have lived in ************* by Cortland in ********, ** for almost 2 years. When i first moved in my upstairs neighbor's apartment was broken into. Since then, my vehicle has been broken into twice (with police reports to prove) and my apartment was just burglarized this week (with another police report to prove). The apartment complex is allowing me to break my lease without a 60 day notice and twice the rent.. BUT is willing to let me transfer to another Cortland building as quick as this week without any fees. The Cortland building did not have what i needed (a one bedroom) so therefore i have to give a 60 day notice and pay twice the rent AFTER a break in and move. They did not offer to help with this at all and are unable to ensure a safe environment to live in. I DO NOT recommend moving here. The leasing office is almost impossible to get ahold of unless you physically go in and then the "right" person is never there. It has been 5 days since my break in and the maintenance has yet to fix the repairs or change my locks.
