      I would strongly advise anyone against living at Amberleigh Shores or South. We moved into a flea-infested apartment and had to fight with them for six months to get the fleas removed. When they finally agreed to have it treated they tried to make us pay for it. After several unsuccessful treatments, the exterminator recommended having the carpet replaced but they refused and opted for more treatments. After we moved out, they ripped the carpets up and had them replaced, and then charged us for them. Their customer service is severely lacking and the office staff is rude and unhelpful (especially Tiffany). When we moved in they suggested we use the Jetty insurance as a replacement for the security deposit and they told us that Jetty would cover up to $2,000 worth of damage and we would not have to pay for it. This seemed too good to be true so we followed up with them several times to make sure that we understood correctly. They reassured us on multiple occasions that Jetty would cover it and we would not be responsible for paying for it. Turns out all the information they gave us about Jetty was false and for their benefit. Jetty ensures that they get their money back but does nothing to help us. All the misinformation they gave us was just to help themselves. I felt morally obligated to write a review because I'm sure we aren't the only residents they have spread this misinformation to. I will be strongly discouraging anyone we know from renting at Amberleigh Shores. I hope this review gives some insight into the alarming experience of 2 residents, and that upper management will work towards a better rental situation for future residents.

      Resident informed us they had unauthorized visiting pets. We took care of the flea treatment for their apartment however we did change he carpet due to pet waste stain.

      ***** and her roommate informed us they had fleas in their apartment. As soon as they informed us, we reached out to our pest control company to come out and treat their apartment as soon as possible. We asked them if they had a pet, which they said no, but had a friend or family member who had come to visit and had brought their pet with them and noticed the fleas after they left. We then informed them that visiting pets aren't allowed and we would charge them for the flea treatment. They were upset about the charge and told us they were never informed about visiting pets not being allowed. We decided that as a courtesy we would pay for the treatment. We ended up having to treat their apartment two more times, which we paid for again, as they said they didn't have a pet visiting since the first treatment which was only a week or two priors and just went with the fact "maybe the treatment did not work". When they moved out, we realized their carpet was damaged with pet stains. We charged them for a carpet replacement which she is disputing because we would have to change the carpet anyway and she should not have to pay for it. I informed her that unfortunately the carpet stains were too bad for us just to clean the carpet and had to replace it. The carpet was brand new when they moved in as it was replaced right before they moved in. I informed them the carpet charge was pro-rated based on when it was installed and when they moved out. When I spoke with her last, which was when I told her I could not pro-rate the carpet more than we already did, she said she understood, and she would get back to me to discuss a payment plan.

      Current property manager is a joke and constantly overextends her powers of title This was a fun exciting place to live and she's soaked up all the fun Acts like your complaint is not valid and you are wasting her time Will become angry and verbally abusive if you act like she's being out of hand and she will yell at you in front of your children Zero customer service ability Don't reccomend anyone trying to become new renters while she's here ... oh that may be why this place is as empty as I've ever seen it

      Our community team's constant focus is the safety and comfort of all our residents, and we certainly welcome your feedback. Without ambiguity, we ask that all adult residents within our community follow the appropriate policies and procedures regarding children at play. Any child under 16 years of age must be supervised while on community grounds, and within the amenity areas. Our Community Director, Kim C****, takes this very seriously and will continue to look out for any unsafe situations.

      We only want the best for you and your children along with all other residents and guests. Our community is running at close to full occupancy, so I'm sure you can imagine the job it takes on a daily basis to keep our Sea Sound the best apartment community in Panama City Beach.

      Please stop by the leasing office if you have any other concerns. We are here for you!
