. We had no wash clothes, oh 2 dirty ones in the washer. Dishes were dirty in the dishwasher. Then when we were ready to go to bed. We turned sheets down on both beds, and the sheets were never changed. Someone did answer my email. Never a call back. Was instructed to call owner number and never a call back. I did receive emails and I did receive half of my money back, several days after we were home. Luckily our daughter lives next door and she had clean sheets and wash clothes. Or we would have had to go find a room at 11:00 pm, or wash and dry sheets and make beds before we could go to bed When I rent a house I expect it to be clean, have towels and wash clothes and for sure clean sheets. Very disappointed. We usually stay at this house 2 or 3 times a year, because it’s close to our Daughters house. Guess we’ll have to search other options before we go again. ***** ******** ** And looks like floors haven’t been cleaned in awhile and dead roaches in the corners. Just a heads up. The only thing I can say is they answer the phone. They tell you how important your stay is etc. We attempted to stay in one of their homes in ******** Ga. It was disgusting. Bathrooms had dried urine around the toilet and black grout build upl. In a bedroom the sheets looked like they had not been washed, stains were evident. In one closet we found what appeared to be ********* seeds and empty cigars with a heavy smell of *********. We didn't stay filed a police report and ****** set us up unfortunately with another patriot home. This home was mediocre. Smelled like cats and dogs. We were in town waiting the arrival of our grandson. I couldn't wait to leave that home. They do not clean as stated and they have the nerve to claim " s star service!!! My feedback is the truth. My husband’s generous comment “ we had a great day” meant outside the home (2nd home). The cat dog smell was nasty. The first house need I say more. Im not sure what level of clean you claim. That 1st house was NOT! I have stayed in other host homes in ******** and NEVER had issues with cleanliness. I will never stay or advise anyone to stay in your homes. The staff you have maintaining and reporting perhaps are not being honest. If I could give .5 Stars I would. Patriot Family Homes wanted a $2,000 event fee (in addition to the cost of renting the vacation home for $4,000) to have a 14 person, 30-minute wedding ceremony in the back yard one of the vacation properties. The fee did not include event insurance, which we would have had to seek and purchase separately through an insurance company. When asked what the event fee was for (e.g., tables/chairs, event coordination, etc.) and they were either unable or unwilling to explain, so I still don't know. I mentioned that we were not planning to decorate, have live music, or alter the property in any way; we rented the home because the backyard overlooked the mountains and we thought it would be a nice place to get married in the presence of immediate family who were on the reservation. They informed us that there were no price adjustments or exceptions to this event fee. As well, despite our original rental agreement and guest portal stating that pets were allowed as long as renters paid a pet fee, Patriot Family Homes disclosed that there would be no pets allowed on the property, no exceptions. Side note: This property had been sold to Patriot Family Homes after I made the reservation, so I'm guessing this was a policy they either overlooked or decided to discontinue instead of honoring the terms of the agreement they inherited through purchasing the property.
The company was very difficult to reach. It took multiple calls over the course of 1-2 hours to get anyone on the phone when I initially found that my guest portal, reservation, and invoice had been deleted with absolutely no warning when they took over the property.
I'm sure the company will reply to this review in defense of their shoddy business practices and customer service, which is fine. This is simply a warning for anyone who is checking reviews before spending thousands of dollars to work with a company that is exclusively interested in profit at the expense of running a reputable, high-quality business.Patriot Family Homes

First, there was no wedding booked at the property, and we weren't able to let you stay without paying the wedding/event fee. Your reservation was booked as a normal short-term stay, not a wedding. Chanelle did inform you that everything would be handed over to us via email on April 26th, and we did not receive any communication from you until we reached out first. We have since let you cancel and refunded you in full for the 50% that you paid upfront.
Regarding your claims, they are completely false. We spent a considerable amount of time on the phone with you, your fiancée, and exchanged several emails to address your concerns. After having to spend close to 10 hours of my time dealing with the fallout of this company, & being throttled by the character limit of the BBB review platform, I'll do my best to summarize.
To start, PFH's interpretation of a "private" listing would not be considered private by all. Unless you feel like if a pool the property advertises, when open, is subject to having other people besides the one in your party & still be private.
Beyond that, you're going to be dealing with potentially platform violating requests for additional documents to be signed & provided out of the platform you signed up on, including asking for your drivers license, & a random website to provide a credit card for incidentals. PFH's excuse is that they only get your information 48 hours prior to the booking date, which even if it was true, if they told you up front in the description or confirmation email all of the additional documents you were going ot have to sign, & more specifically personal identification you were going to have to share, some number of people would cancel while they could without penalty, so you can see why they don't.
While finally getting someone to confirm that they would allow us to cancel without any fees etc, after multiple requests over 2 weeks where PFH insists they already initiated the refund, one of our ******** reps kept promising they didn't. So I would send an email relaying this info, PFH would respond back saying it would take up to 30 days, etc, but guaranteed it was submitted. Finally, one of my ******** reps took/set aside time one afternoon to get on a 3 way call with PFH so that they could get whatever information they supposedly had to confirm on a call that the refund was not initiated or it was & what status it was in. I related this to PFH, low & behold we finally/magically get a refund initiation & never get another response via email, etc. It felt like they got backed into a corner with their lie & finally caved & submitted the refund.Patriot Family Homes

HORRENDOUS. Filthy buildings and rooms. Disgusting beings running customer service. I booked this hoping to have some peace; mourning the death of a loved one. Instead this was My experience:
-Hair in the bed,
-Unknown brown goo and stickiness on the couch and other chairs
-Prominent pee and mold smell
-Dirty sheets and stained pillowcases
-Opened, partially consumed bottle of liquor with uncleaned cups
-Old food
-Dirty utensils
-Dust everywhere
-Bugs flying out of closets
-Shower did not work
-Door with a loose lock that could easily be kicked down
-TV/remote did not work
-Was locked outside over 20min upon arrival with claims I never paid; only for them to find My payment during the call
I have photos posted on ****** and ****. Many others do as well.
They offered no resolution and no help. Upon calling they said a manager would be over; never happened. Called again and they told Me they'd send someone out the next day to access the situation. Ridiculous. I had to wash the sheets and blankets My Self. Ended up just having to rebook with a hotel and leave. It was uninhabitable. A family member came to get Me and couldn't even breathe in there. They still charged Me, including a cleaning fee(when I had been cleaning the mess they left Me), and argued with Me about the situation. Their homes are trashy and run by trashy people. Do not let "veteran owned" fool you. They care nothing of others, don't clean these properties, and treat customers horridly. This business is nothing but filthy scammers and cash grabbers. There are no inaccuracies in My review whatsoever. The only inaccuracy is the literal lie of a response these grifters have posted. I reported everything; I called and emailed multiple times. I also have photos of everything. They said someone would be sent out immediately, as if that would change how filthy the place is, and no one even showed up regardless.
Nor was I there after the first night. I literally had to leave because it was uninhabitable.
Issues reported to this trashy company are not taken care of promptly nor investigated at all. Nor do they "take cleanliness seriously" or strive to do anything at all for the people giving them money.
To top that, they try to argue and say that "time wasn't given to address the issue". They said it to Me and I've seen it in other responses to valid reviews of their horridly low standard rooms and housing. IT IS NO PAYING CUSTOMERS DUTY TO HAVE TO WAIT FOR A ROOM, THEY ALREADY PAID FOR, TO BE DEEP CLEANED (WHICH IS BEYOND WHAT WAS NEEDED), AFTER THE CUSTOMER IS ALREADY THERE. They failed to provide the service that was paid for- clean and functional room. Instead I arrived to filth and and multiple things not working.
"Maintain high standards"? That as beyond laughable as the standards are below any level I have every seen of room and boarding. I'd rather sleep in a car than sleep in the filth that they provide and do not care to clean or maintain.
Their response to refund policy is stupidly insane; as if anyone would believe it is for fairness. It's not there to keep things fair for both parties. They refuse to give refunds because they know they have disgusting, filthy, trashy, unkept boarding that they scam people into staying at with cute photos. They then refuse to give back money to the people they scammed, that could not stay in these places, due to how horrendous they are. I am not the only one. There are tons of reviews and forums, on multiple platforms, of people saying how they booked with this company only to arrive to filthy homes and rooms.
They don't handle anything in a professional manner or attempt to resolve anything. they just play victim and try to blame the tenant for their own lack of care. They are not disappointed about My, nor anyones, experience because this is how they run their business. ****** ****** ***** *** ** ****** ****** ******. They've already been contacted and acted just like so. They only post these pathetic responses, that are basically copy and posted, with basic editing, to each complaint. ABSOLUTELY HORRIBLE. I DO HAVE PICTURES WILL UPLOAD ON ALL OTHER FORMATS especially military family sites. I actually thought that Rachel (whom I now learned is the owner Joe Riley's wife) was the one I was texting through the airbnb app. It was not until the last moment I really thought to myself there is no way this could be her and if it is SHE SHOULD BE ASHAMED of herself. I rented this home for 3 days in Columbia, SC NEAR FT. JACKSON anyways, I specifically asked about the bed because it was a last minute booking in the morning when we were leaving to head that way, I let her know we were 2 sisters whose father was 100% disabled Vietnam Veteran and the MAIN reason I chose the home was the adorable picture of her kissing her husband in uniform what looked like maybe a deployment anyways, we arrived to a disgusting house. I took pictures IMMEDIATELY as my sister is ill and she was looking forward to a break and relaxing. 1. NO TV'S IN ANY BEDROOMS. 1 TV IN WHOLE HOUSE WHICH WAS A 4 BEDROOM HOME. NOT ENOUGH SPACE FOR US TO EVEN ENJOY TOGETHER. Anyways the deck was half remodeled horribly in which my 17 year old nephew found out the hardway by stubbing his toe in a piece of the new lumber sticking up. This was JUST the beginning. The ceilings had been leaking, paint coming literally off ceiling, pieces of laminate flooring literally broken in several areas, furniture dirty, broken, plumbing in shower came apart on sister, the air we asked for them to allow us to turn down because of health issues (THIS WAS THE ONLY THING THAT WAS DONE) There by far way to many more things I can discuss. As I stated to be a military family or service member is the most beautiful thing in America ???? however to be an owner of a company such as yours Mr. Riley and all the beautiful homes you do advertise on your ******** site although there are NO COMMENTS you sir should be ASHAMED to charge me 800+ dollars for a stay that was not worth one penny more than 400. DO NOT RENT from this company. We stayed at a home in Corpus Christi and the house was filthy and the AC did not work. They did offer to come clean, but we were not in the home at the time because we were attending an event that we were in town for. I did not want anyone in the home while we were away due to a past experience of getting robbed in a vacation rental in the Cayman Islands from the housekeeper. The property manager told me "this was America" which I found extremely off putting as she made the assumption that there is no crime in America. At the end of the day, when guests arrive to a property, the expectation is to walk into a clean rental with everything in working order. That is what you pay for...period. A guest should never have to ask for a rental to be cleaned again...ever! Prior to check in, a manager should enter the home and deem if it is acceptable for check in. You rent a property and pay for the minute you check in to the minute you check out. You should not have to take time out of your stay that you have PAID IN FULL for 3 months in advance to have the home cleaned and air conditioner serviced. We left the property after a blazing hot sleep (it was over 100 degree in Texas at the time) in a dirty home. We have tried to contact the company and our complaints have only been addressed with a stock email. The home owner quit responding. Save yourself the money and frustration and do not even look to rent from this company. If I could attached pictures, I would!!! Dirt, long black hair everywhere, bugs, food, crumbs...even my 9 year commented on how dirty the rental was.Patriot Family Homes

Their ad talks nothing about being by a main street. We booked 2 night only stayed one between cars driving past, and one with a loud engine going back and forth, and airplanes over head plus the furnace being excessively loud we left after a completely sleepless night. Plus the dock was not maintained, between bird poop everywhere, broken patio chairs, broken cups - nope couldn't enjoy that. The grounds were not maintained the was broken glass, we had to be really careful with our dog. Not relaxing at all. The sofa had holes, possibly burn marks. Contacted the owners, all the said is furnance is find, not getting your money back.Patriot Family Homes

Thank you for your honest feedback. We have not had these complaints before regarding our property. I am disappointed to hear about your stay but would like to address a couple of things. 1. We did send a tech out to the property to take a look at the furnace. The tech turned the furnace on, nothing was broken or making noises. The furnace is/ was working perfectly fine with no noise so I really am not sure what you were referring to with the furnace. This was resolved within 2 hours of it being reported too. 2. You told us about the traffic, but that has never been an issue with guests in the past as far as I know. There is not much we can really even do about that. That is not in our control. The home is also not on any flight pattern. Road has never been a complaint. 3. You did not let us know about planes, the dock, patio furniture, coffee cup, bird poop, or inside furniture. We would have happily sent someone back out to help address these concerns. Now that we are aware, we will make sure to address these issues so they will not be a problem for future guests. We definitely have not had much of this feedback in the home you stayed in. Most people love them. I am sorry for your experience, but the furnace was completely fine and you never let us know of any of the other issues (besides the road noise) during your stay. Never will I stay with them again. The home was beyond dirty. Upon checking it, everything was wrong with the sale sign in the yard. Soiled mattress box spring. Tons of dirt and dust all over the home and under beds. A roach. Blood on the pillowcase. An oven that didn’t work kept trying to connect the pilot, so you smelled gas. The eye knob was also broken, so you smelled the gas. Broken blinds, floor, and tub detaching. Soiled pillows in the living room
The shower cloth curtain was so dirty it made the bathroom stink. I tried to cancel the next day Marriott, and homes and villas were hard to reach or accommodate, so we spent the new year's break in an uncomfortable expensive home. The house stank so badly that my toddler didn’t want eat inside so we ate in car each day. This company is a scam property managers are Patriot Family Homes, run by PFH Management Co, LLC. To address a couple of concerns, yes this home is for sale. I do recall sending my team out to address your concerns with the oven. With it being a holiday weekend, we were not able to arrange for a tech to come out to the home. We did do everything we could. We are addressing the linens with the company that cleans them, as that is not up to our standards. You have already received a refund for these cleanliness issues. We had a party of 11 adults staying for 3 nights at a large, expensive property in ********, GA, managed by Patriot Family Homes, through Airbnb. Upon arrival we discovered many lights not working. We also discovered that 4 of the beds were left dirty (and hairy!) There were also some without blankets or pillowcases. There were insufficient towel sets with no spares to be found. The downstairs full bath had no running hot water in either the sink or shower. There was a broken out window in the living room that allowed cold air in. We also discovered a coffee maker that had large shards of broken glass in the water reservoir. I contacted the property management number and they sent a rep over. She said they would send someone over the next day to address the issues. Following multiple texts, emails with pictures, and phone calls, someone did indeed finally drop off a bundle of sheets, pillowcases and towels on the ground outside the downstairs basement door at 800pm. We had to remake our own dirty beds. As of our departure, no lightbulbs were replaced, no blankets delivered, no window repaired, no hot water in the bathroom, and a no addressing the coffee maker. Following our departure, the representative simply offered an apology for our disappointing experience. Despite being a retired military officer myself, and appreciating what Patriot Family Homes espouses as their values and mission, I will never stay at another of their properties and would advise others strongly against it as well. The reservation before this stay and the one afterwards both left glowing five star reviews about their stays in Columbus. Multiple members of our team visited the property during this stay to address the guest's concerns, but, unfortunately, some guests arrive looking for a refund and cannot be satisfied otherwise.
