    I toured a property that I ended up renting, *********************************************** 3 weeks ago with the property manager "*****". I told him that the property was not clean and he promised to have it clean and to respond within 24 hours to maintenance requests. I then had a falling out on another property last week at the last minute and this property was still available. Out of desperation I rented it, but again ***** told me over the phone he's have it cleaned. I then moved in this past weekend to find that the property was not clean. We vacuumed up an entire dogs worth of hair and dirt and the tile floors had a slick film on them. We used a professional style carpet cleaner at our own time and expense delaying our ability to move in and still we cannot get the wet dog/stale popcorn smell out. The microwave wasn't cleaned at all either, with soup stains and smell still in the unit. There are 3 lightbulbs that are either missing bulbs or were burnt out that the prior tenant should have replaced. There is old direct TV that the landlord should of disposed of. There is a vent that needs to be replaced and a broken toilet paper holder upstairs, so I have to set the toilet paper on the counter. There are more issues, but I would like these issues addressed. I want the carpet replaced after being lied to about the cleanliness of the unit and about the responsiveness of *****. I sent ***** pictures of the issues so he has the on his phone.     My wife and I lease a space at one of stanbroughs buildings in *****, **. We signed the lease with a previous owner and they had bought property after we were a tenant there. The first year of the lease was fine. My total payment with CAM fees was $1,802. The year after they took over apparently the rent went up but I continued to pay the $1,802 I thought I signed up for and at the end of the year they told me I owed an additional $3,100+ for underpayment of rent and additional CAM fees. My rent has gone up $200 or 10% and currently is at $2,029.25. This last year I received an additional bill for extra CAM fees in excess of $400. Currently the air conditioning is not working in our unit. My wife cuts hair there and it's really hot up there for her and her clients. I reached out to Stanbrough and let them know it was broken. They replied back that it is my responsibility to get the air fixed and that they would give me some referrals of companies that will get on a 20' roof and be able to fix it. This is what the ***** fees are for, maintenance. The unit was at least 20 years old when I moved in. I know this is bull c*** because they have come to my unit on 2 seperate occasions and fixed the furnace no questions asked. The told me to change the filter regularly which is fine and I try to do it every month knowing it's an old unit. This is in no way moral, honest, or fair. Now instead of a 3 year lease they want a 5 year lease for %50 or $1,000 more each month for us to stay. I understand this is negotiable but it's also borderline unethical. It's not like they even fix the air conditioning or anything else for that matter. We will not be staying for that price and if for whatever reason I have to fix the a/c I will be taking any parts from it that I paid for to fix it as that is about the only way this is fair. My wife hasn't worked much at all this week as it's 90 degrees in there so she's losing business each day it's not working.

    On July 24, 2023 Stanbrough Realty ***** *******************, *****, **** ***** **** Stanbrough Stanbrough Realty has been charging our account with **************** for 5-6 months. We have lived in their property for 7 years with no problem. Today we accidently discovered that Stanbrough has been charging us Insurance rental fees when we already have insurance, have alway had insurance and there has not been a break or a time when we were not insured. When we notice the error, we went to the office located on ******* road to inform them of the problem. The property manager informed me that we would have to pay the months they charged us fore. she just started and there isn't anything she can do about it. (Unacceptable). We should have been contacted about the insurance if their was a problem ( we were not. ) Stanbrough have been charging a monthly fee for insurance we already have, We had no idea we were being charged. Stanbrough sent out no notices nor were we contacted. If there was a problem we should have been contacted. no contact at all. Now they are not willing to correct their mistake. Which I feel will probably lead to an eviction. I'm very upset that the company would not correct their error. The ironic and sad thing about this complaint is that we had, have, proof of insurance the entire period they are charging us. Bad Business when a company such as Stanbrough would be so ***** and not want to correct their mistake. Not that it's important to the BBB, but to Stanbrough in our 7 years we have never missed or been late with our lease payment and this is how we are treated.******* & ***************************

    We regret the miscommunications and frustrations that occurred during this issue. The insurance that was in our account was not current and as soon as we received the current coverage, we discussed the issue with our director, removed the previous charges and contacted the resident. This has been resolved.
