      They're extremely horrible and they refuse to pay and get the plumbing fixed in our building. It's backed up 4 times in the last 3 months and brings up dirty sewage water through our kitchen sink and spills all over the floor. They never fixed our electrical problems, I had to look it up and figure out how to fix it myself after a week of waiting bought the things I needed and they kept charging us *********** services we didn't need (We have our own lawn mower) and when I asked to see receipts before I paid, they changed the wording on the tenant portal saying that what I owed was Rent and sent me a 3 days notice to pay or get out. It is now the middle of December, the grass stopped growing in October and they charged me lawn services again. I want out of this place and out of the contract. They're shady, and the refuse to fix stuff in a timely manner.

      After review of his account, speaking with the service staff and technicians - ************************ account of what is going on is ******* represented.   The ************* flushed the sewer lines in early September causing problems for a number of homeowners, including the property on Nectarine.  ******************** submitted work orders on Sunday, Sept 17, 2023 at 7:58 pm regarding a clogged drain and our staff arrived at his home on Monday, September 18th before 9:00 am to resolve the issue.   Another work order was submitted Sunday, October 1st at 9:42 pm regarding plumbing issues.  Our maintenance staff and our plumbing vendor arrived at his home on Monday morning at 8:00 am to determine what the issue was and resolve it.  Several different approaches were completed to resolve the issue and correct any problems caused.  We did not again hear from ******************** until Saturday, December 2nd where he demanded that we "do our jobs and respond in a timely manner", implying that we had not been when in fact, all his maintenance request have been responded to with 24 hours.   Our plumbers and maintenance were dispatched to his home on Sunday before 12:00 pm to resolve any issue.  In addition, due to some damage that was caused with the flushing of the system by the city, a new clean out was installed to prevent anything like this from happening in the future.   

      Outside of this plumbing issue, ******************** has submitted three other work orders on December 3rd, 2022, September 12th, 2023 and September 14th, 2023.  Two of these work orders were responded to within six hours and the third was responded to within 24.  All were resolved in a timely manner.

      Regarding lawn services, due to the condition that the lawn and the property were kept in over the summer and the letters of notice from the ************* regarding the unkept condition, the management company had no choice but to hire the landscaping done at the tenants cost.   The tenants were given 6 warnings in the past two years of residency that if landscaping was not maintained, it would be contracted out at their expense.  The weeds continued to grow in the flowerbeds, the yards went without mowing or were mowed sporadically.  The entire landscaping cost is spilt between the four units - this includes the weekly mowing, trimming, sprinkler maintenance, weed maintenance and fertilizer.  The bill has been uploaded and provided in the tenants portal.  

      Last year, ******************** has paid his balance due late four times, brought an illegal dog (Rottweiler) to the home, has had multiple warnings regarding the outside condition including furniture on the side of the home.  There have been issues with parking, including a black car parking in the rock flower beds.  Most all of the work orders are submitted on a Sunday, which is outside of business hours and not always possible to get vendors to respond in the time frame ******************** would desire.  However, we do our best to provide homes that we ourselves would live in.   Unfortunately, ******************** feels that the best outlet is to continuously slander us on the internet, regardless of the truth.

      The Apartment complex has not fixed the mailbox situation. There are multiple mailboxes currently out of service for close to a month. The management has not notified the residence on date of resolution or plan of action. The residence must drive to the Postal Annex every weekend to wait in line and collect their mail. **** has suggested filing a class action suit against the apartment complex for failing to provide a secure mailbox system.
