1 starEquity Residential engages in bad faith business practices, as was shown not only by my own experience, but also that of roughly a dozen neighbors. This company routinely offers renewal leases to established tenants with year-over-year increases in the ballpark of 20%.That is not a typo -- they lock tenants into an apartment, then attempt to increase base rent by twenty percent when renewal is due.When confronted about such offers, on-site representatives note that Equity Residential has centralized its renewal process to a single corporate team, leaving building management powerless to set renewal rates.Equity Residential does not operate any rent-controlled buildings in ***, as far as I can tell, so they are not bound by regulation to any ceiling on rent increases. Still, they show an utter disdain for their tenants through their shady business practices, and clearly attempt to extort their tenants by waiting until renewal to increase rents. They believe they have a captive market, relying on the inertia of moving to force tenants into accepting rent increases that are wholly divorced from reality.Twenty percent is not reasonable in any situation, no matter how much their corporate office claims otherwise.It's time local and state governments took a close look at Equity Residential's business practices related to lease renewals, so that tenants can sign leases without fear of being extorted once renewal comes due.Review fromKaren W

1 starTerrible management company. CEO gets $12m / year and the apartment services were drastically reduced during my tenancy 2000-2002. They took over a month to repair a ceiling leak in my living space which was dripping rainwater. They had the nerve to increase my rent more than 25% the next year. I moved out and the unit was ultimately rented at a lower rate than they had demanded from me. They illegally withheld a portion of my security deposit when it was broom clean. 1 starTheir apartments are terrible. I reside in ************* and I am appalled at the prices for these living conditions. The 2 ******* I have been here the ac doesnt work at the beginning and the ******* my heat doesnt work at the beginning of the changing of the seasons. Maintenance doesnt respect constraints for non emergency matters. I have a job that requires hippa compliance and confidentiality and put in times work could be done. The inside of the apartments are not kept up well and the work is shotty. The new smart home system is terrible and had terrible Reviews to begin with. 1 starI have been a resident at ************ for almost 2.5 years now starting in 2020 Over my residency at the building, I have witnessed and been victim to multiple occurrences of gross negligence. Prior to signing the lease I was told by local staff the building had onsite security and was a secure building. This turned out to not be true. Almost every two weeks the building is broken into due to a lack of building upkeep and security for which residents are charged for. Tens of thousands of dollars in goods have been stolen from the bike rooms, storage units, and package room. The landlord Equity Residential has refused to compensate residents for any of these break ins despite them all being avoidable. A prime example would be the latest break in which occurred in April 2nd in the package room resulting in over $10,000 of goods being stolen. The package room door was damaged back in September 2022. Despite multiple requests from myself and other residents this door was never repaired. I requested the repair 4 times and other residents many additional times. As a result the thieves were easily able to open the door and make off with over 10k in goods. The landlord has refused to offer compensation to residents despite being provided with photo and video evidence of the door being damaged for over 7 months. They have claimed they were not liable to repair the door and for any stolen goods. Despite multiple calls emails and calls from myself and other residents Equity Residential has taken zero action to protect their residents by securing the building. Even after being cited by a building inspection agency for the city they have flat out refused to make any changes and have now told residents they feel harassed and the needed repairs are harming their day to day business. 1 starCondensed due to space.My boyfriend and I moved into the ******* in August 2021. It was rent stabilized, (we paid $5,200 per month, and were responsible for cable and electricity). There was an optional $50 "gym" amenity fee. We got our lease renewal letter and the rent jumped to $5,800. We negotiated it down to $5,614, which was still high for the size of our apt. The bldg did away with rent stabilization, so we would be responsible for water, boiler, sewer, and billing fees. The optional $50 amenity fee was now mandatory. I logged into the portal and saw over $200 in extra fees. Our rent was now $5,849.65. I asked the comm manager to see a breakdown of our usage and she said she didn't have access to that. I researched "RUBS fee scam" and read how landlords can inflate prices and charge their tenants higher costs. I'm not saying that's what they were doing, but I'm suspicious.During a heat spell, we got an email saying the ** had been shut off so that the heat could be turned on. For three days, our apt reached the mid-80s. Mang LIED and said the heat gets turned off every winter. No it does't, and any renter from 2022 and beyond can attest to that. They still falsely advertise as having central **.We ended up breaking our lease. With the bldg's new policy, the ** won't get turned on until the end of May. We got an email with our amortized rent and RUBS fees, and were asked to pay the balance before our lease ended, which we did. After paying, I saw a bunch more RUBS fees PLUS a $50 late fee which was taken out of our security deposit. I emailed mang and got NO response. We also got our security deposit well after the 13 days allowed by ******** law. There are many vacancies for a reason and that's bcuz a lot of the current tenants aren't renewing. It's pathetic that Equity thinks they are on the same level as these new high rises with top-notch service. 1 starDo you like being ripped off and gaslit? Then Westside is the place for you!! We went months without air conditioning (including through a LA heatwave) and when we would call and beg for help we were often told weve done everything we can possibly do. It took two months for them to finally agree to replace the unit. In the meantime, we had to run fans and window AC units, costing hundreds of dollars in electricity bills. When we reached out for a rent reduction for those, it was investigated for another four months and we were given a $200 rent reduction. The icing on the cake - when they went to install smart home thermostats in every unit, we were told it couldnt be installed because we didnt have heat - they broke that when fixing the *** Also, they play with rent prices and do monthly leases for large companies (think tech company named after a fruit), so if youre looking for a yearly lease as a private individual or family, be prepared to be fully taken advantage of so you can finance a fun summer experience for a college intern.Review fromAlex H

1 starAbsolutely awful company. Rented from the same owner for many years and they were great until this Equity Residential took over our building. We had a major water leak issue they avoided for years and it became a big problem before they finally listened and started doing things correctly. We dealt with ******************************* and *****************************, who caused us so many delays in repairs, advising us to contact the town instead of resolving the problem, and treating us in the most disrespectful way imaginable. Five years of utter misery and disruptions to our office space that weve ever experienced. It doesnt matter if you are a small or large company, you simply cannot treat people like this. 1 starNot what I thought it would be! I live in a complex in ** for about 1 year. When you enter the building and look around it can be impressive. However, once you are in your unit you find out how poorly it was constructed. Thin walls and floors. Noises and Music are heard in the hallways and your apartment from others beside you or below you. When a complaint is placed to the management, not much is done. Basically just trying to appease you with empty promises. Lease contract states rights of all tenants. This is a joke, nothing is enforced by management. People living here are not respectful of others, Management lacks any type of power to help out with serious issues. I was told I need to call the Police for noise issues late at night. 1 star**************** in ************** is owned by Equity Residential. They are rising rent and neglecting tenant rights. Landlord intimidation, black mold, leaky pipes going into light fixtures, gas leaks, and water is discolored. These places are in shambles and this company is buying up apartment complexes, throwing on a fresh coat of paint, and renting them for market value ultimate slumlord situation. Living here for over 5 years and had to be moved from my unit 3 times due to leaks and its still not fixed. Promised they would move us to renovated unit when completed but didnt. Hundreds if not thousands of residents are at health risks due to their negligence. They will not work with us, have emails dating from 2018. Weve reach out to the city, but because we are in an unincorporated part of ************** they dont have jurisdiction. Corporate is highly aware of this and is abusing this loophole rendering residents without basic standards of living conditions. 1 starMy mother lives on one of their properties and she is widowed and elderly. She was treated in a horrible manner and the way she was treated felt extremely degrading. When trying to get information on corporate numbers, the staff refused to give us any phone numbers or email. When trying to call or file a complaint through their website, no one reaches back out. They do not care about their customer base at all, only about making money.
