1 star************************* in Encino, **., which is a property of Equity Residential. This has become the worst living I have ever experienced. Elevators continually being out of order. Gates broken and not being repaired in a timely manner. And the latest event, several leaks in my apartment from the above apartment. I called this problem in two days ago and I was told it was fixed. And now today on New Years Eve, the leak is even worse. The fix that the maintenance person gave is a garbage can to catch the water in the middle of my living room floor. When the maintenance person tried contacting his supervisor, that person would not answer his/her phone and sent text messages instead. The maintenance person then relayed that his supervisor said nothing can be done until the rain stops. Well, the rain stopped after my initial maintenance request and the problem was not fixed. Im sure Equity Residential is going to want the rent money on time. This is just the latest of issues with this apartment complex. When I moved in three years ago, this was a great place to live. Now its just a dump that they refuse to spend money on to repair.Review fromAnn S

1 starUnfortunately, Im a current resident at the ******* (an Equity Residential building), aka H*** Ive lived here a few years now and to say things have gone downhill would be an understatement. When we renewed our lease, they jacked up our rent, which was to be expected after Covid. What was not to be expected was them TURNING OFF OUR ACCESS TO CENTRAL A/C! Today, myself and the other residents woke up to no air conditioning in the building and it was 78 degrees inside. When we called leasing, we were told it was shut off for the season.So many residents, like myself, chose to call the ******* home because it came with central A/C. For them towithout warningwithout noting it in our leasejust turn off our A/C and tell us we no longer have access to something we pay for is criminal. Equity must employ some of the dumbest people who apparently lack the capacity to reason and forecast.The ******* advertises itself as a boutique building that is stylish and sophisticated. Umm, in what world is that? Charging $6,000+ for a tiny apartment and then cutting off the A/C that they so freely advertiseis that the definition of sophistication? Instead of addressing the real reason why our A/C was illegally cut off this morning, the icing on the cake is how they tried to make it look like it gets shut off on October first of every year. Theyre blaming the *** heat laws as if theyre being forced to do this. Anyone who has lived in this dump knows they could run their heat and A/C (on the same day), in the years prior. This is NOT the type of building where you need to flip a switch and its either heat or A/C. The lack of transparency and blatant lies of this greedy corporation makes me want to vomit. As I sit here and type this, it is almost 11pm and its 79 degrees inside our apartment. 1 starSince I have moved in I would agree with lack of safety. The gate is often open, no security, and my bike was stolen. I dont feel safe in this residential space. During my move out, I couldnt get a hold of anyone. My app did not offer the ability to move out. I called and emailed several times that , at first I couldnt afford their rent increase of 5%, which is very high. I asked for the same or small increase for the renewal. I was told they would get it to me, two weeks later nothing. I decided to rent a house it was cheaper. I kept calling and emailing because the office said they dont handle this. I kept getting misleading information. It took me the whole month to get a hold of someone, then after I moved out they are charging me an extra month and a half because one email had the wrong date. I walked down to the office to correct it and asked for a form. I was tired of the back and forth. And still they are charging me $4000 for a month and a half, that I didnt live there. No matter how many times I tried there is a big disconnect with leasing office and the app/ or customer service. I cannot afford to pay extra months when I made every attempt to negotiate a better renewal and then terminate. Honestly, why did the app not allow me to cancel? Why was that not available? Seems strange that option all of a sudden disappeared. And no no one saw the form I filled out? Too many issues for them to make money off of each person. 1 starWhen I first moved in I loved living at ***************, one of Equitys properties in ***********. But no longer. I have experienced 4 leaks one of them a pretty big flooding event in my apartment in the past few months. To top it off, repairs werent handled properly and left me with what I believe to be mold because the company has yet to properly identify the leak source. This is in addition to building-wide flooding incidents that keep happening, random AC and water outages, and the unreliable elevators. Its a shame that Equity Residential has not done what it takes to safely maintain our building and make it habitable for all. I wouldnt advise moving into any of their buildings. Many of them have similar issues and mismanagement. Equity has proven time and time again that they dont prioritize resident safety and well-being and you dont want to find that out when youre already knee deep in a lease.Review fromLaura C.

1 starEquity Residential ******* **. *************. Renters beware. Do not rent here! Steep rent for broken AC for 6 weeks in May/June 2022 during a heat wave. Mail room door kept propped open due to insufficient door lock with neglected fix. Many packages stolen. Elevators dont work consistently. Maintenance disarmed smoke detector within apt because it kept randomly going off. Unfriendly and unaccommodating **************** staff since W.H. left. Hidden fees, especially water and sewer. Unexpected charges and prorated rent on your expiration date of your lease. I was unable to get satisfactory explanations to extra unexpected fees and charges. Every question asked, you just get a copy of your lease. No one courteous enough to help answer or clarify a charge/fee or any issue, again since W.H. left. You definitely do not get your moneys worth. Also not luxurious as advertised. The one year there was miserable, and I feel for the renter moving into the apartment that we just vacated. The atmosphere is cold, unfriendly, and uncaring. When you move out you are charged 3 months worth of water/sewer despite paid monthly with rent during the 3 months of random charges yet no one could adequately explain!!! 1 starI just hope everyone who is negotiating with this team, or any team, please learn from me.Send email instead of call, just don't trust.I am currently living in ******** apartment in this system. I am an international student, and paid a lot more deposit to prove my financial status to live here.My lease ends on August 22nd, and I need to decide on and before June 22nd to stay or move out, or will pay an insufficient vacant fee. Since I will graduate in this December, I just want to sign a 6-month lease. I called the renewal team, and they said to me the exact payment would be 3062/month as a 6-month lease and 3010/month for the 12-month lease. Since my new roommate is not in DC. Last week, when we finally decide to sign the renewal lease, the payment turns to ****/ month for the 6-month lease and the same room. I called the renewal team yesterday two times; they said they didn't see any email that show the payment is 3062/month. They explained to me they took notes on every call so there wouldn't be a mistake, but they also took notes of I had spoken to a staff which I didn't in the team earlier yesterday. And they found no record that I had called the renewal team on June 22nd until I sent them my call history.So, if I don't have a physical proof as written in email, then the price can be changed by your mouth randomly? I have to cost my time to prove your mistake and unprofessional and I have to pay for that? Where's the respect and logic behind the moves?I just hope everyone who is negotiating with this team, or any team, please learn from me.Send email instead of call, just don't trust.Now I have to face an insufficient vacant fee, or a late fee. I will be on a business trip for the next few weeks, but how? Without knowing where to live and a bunch of furniture here in my room. 1 starI had a horrible experience attempting to apply for an apartment at the Quarry Hills location. The leasing manager was a bit uncourteous when we toured the facility but we decided to apply anyway. We made a mistake on our original application and reached out to get this fixed and were told by her she would hold the apartment until we do. The apartment was not held and we were given a difficult time with receiving a new link for the application. We submitted everything, went through 3 rounds of ID verification and were still told we needed more ID checks and to submit more proof even after submitting passport, social security, job information, license, past rental history, income information, and more. We decided after all this to not continue with applying. The leasing manager sent us a letter in the mail reminding us we did not finish the application, and it stated we needed another ID check and a guarantor not previously mentioned to us. The entire process made us feel rejected and a bit discriminated against. This was honestly the worst experience we have had with applying for a new apartment. We ended up being approved for another apartment from another realtor that was a bit more expensive, but the great experience made it worth it. Sometimes rejection is protection.Review fromClara C

1 star***** in *** advertised as Luxury Apartments managed by Equity Residential its not a safe building to live in despite the premium rent they charged. I will give this building a lower rating that 1 if I could, there has been multiple issues Ive been dealing since I moved in but the worst of all is that every time there has been true emergencies, the building staff does not know what to do other than escalate it to the living super who only works day weekdays and does not help on nights or weekends. 1) The doors in the building are electric hence if you get locked out or there is an emergency (oven on, etc) the Temporary Concierges dont know how to set new keys nor are given proper training to deal with those situations. Residents are left waiting for hours and had no other choice that calling 911/fire department otherwise they would have to stay up/outside the entire evening 2) If the ** breaks during the evening or on weekend on a 90F weather + heat wave, the super will not be available to help out 3) My entrance/main door is broken and does not close properly and despite submitting multiple tickets no one from the building that can help has been in contact with me 4) There have been times in which rats run on the lobby of the building and nothing has been done 4) The building charges a mandatory fee for amenities however the A/C at the gym never works, the gym is always dirty, there is no A/C in communal areas 5) The main entrance doors are heavy and are not friendly for people with disabilities 6) The elevators dont work when the main door is open 7) Anyone including non residents are allowed into the building there is not proper check in at the front deskReview fromMatt G

1 starI would give a lower rating if possible. If not for the location and the hassle that is moving, I would not have stayed in my apartment as long as I have. I have first hand experienced multiple issues, which took extraordinarily long to resolve (or have never been resolved). 1) - Hot water heater broke multiple times in the dead of winter until they finally decided to replace it 2) - Mice infestation that went on for weeks before they agreed to sent exterminators. We were originally told the exterminators only come every other week and they had just been there, so we would have to wait. We hired a third party exterminator in the meantime and paid out of pocket. After much back and forth, and pointing at that mice constitute an unviable living situation and we can rightfully pursue legal action, they agreed to reimburse us of the third party cost. 3) A pipe above leaked and flood into our bedroom. The maintenance staff was originally going to do nothing until we told them it would probably get moldy. They finally brought industrial fans to dry out the area. 4) Massive attempted rent increase of more than 20% - after talking to the city's tenant advocate and housing department, we found that they do not have the building on file as exempt for rent control (Despite Equity's claim that it is indeed exempt, but showing no proof) This was the only reason we were able to talk the increase down to 10% , still above the city's CPI limit increase for rent-controlled buildings. 5) My wife's back was stolen out of the parking garage, along with other tenant's bikes. When the office was contacted to ask for footage for the police, they claimed the cameras were broken. This are the main things, in addition to generally lazy and incompetent management (the mailroom is an absolute disaster)and poor worksmanship (the floor boards are not cut properly and slide everywhere).Review fromHarry V

1 starId give this company zero stars if that was even an option. I lived at the ************************ in Down Town ********* ********** and moved out on April 12th 2020. Its now July 13th 2022 and I received a letter from a collection agency claiming that I owe a debt of $100 to this company. I went to the Apartment Building to talk to the leasing office and they informed me that apparently as I was moving out, they had switched management and they were no longer with Equity. They were nice enough to give me an email point of contact which did not work and the server kicked the email back to me stating that it was an invalid email address. They even admitted that it was odd I was being charged because I did a final walk through with no issues and I received my deposit back in full and if I had owed anything then why did they waist to supposedly attempt to contact me and why was I finding out about it through a collection agency? They stated that something seemed bogus about the charges and it seemed that this company was trying to get me for whatever little bit of money they could as I was walking out the door and were even willing to clear the debt but since they werent the same company that they couldnt. They also found it strange that it went straight to a collection agency and recommended I try and reach them through their website and so I went to their website and its there and shows multiple properties in multiple states but miraculously the number they provide is disconnected and the email isnt a valid address and gets kicked back.This company is Shady and the fact that the BBB gives it an A rating leads me to believe that they may not be that credible either or who knows; perhaps they are in cahoots and receive kick backs to provide good ratings to crappy companies? Who knows; it really wouldnt surprise me these days!
