For over five years, Urban Apple has been managing the condo I own at ************************************************ I have received several "late notices" that are inaccurate, are several days early to an actual late date and contain threatening and inappropriate language. My husband is on a medical disability and every time we get these types of threats he suffers physical distress and causes setback to both his physical and mental health. These threats put his life in danger because they are almost instantaneous and can and have serious consequences which weve experienced on multiple occasions. When he sent a notice to the management company (not disclosing any medical information) during Covid, they sent an email to all unit owners and essentially exposed his condition to multiple people.... Which is a HIPA violation as well. In addition, There have been overly exaggerated complaints about my unit and an Urban Apple employee has sent me harassing emails threatening me with a fine for violating a rule that does not exist in our condo bylaws. . I have pointed out this error several times, only to receive insulting and child-like excuses from the Urban Apple employee. In addition, I have asked for over 7 meetings with an Urban Apple representative and a member of our condo association - all have been denied. According to Illinois condo laws, I have a right to request a meeting if a complaint has been issued. These instances in addition to the inaccurate late notices lead me to believe that Urban Apple is not a reputable or knowledgeable company.Business Response

Good Morning,
This customer is referring to an auto reminder that goes out on the 14th of every month to any owner in the association that has an outstanding balance. Assessment payments are due on the 1st of the month for this particular association, but there is not late fee imposed until after the 15th of the month. As a courtesy, we send a reminder on the 14th about potential late fees being added. This message is in no way meant to be punitive in nature. It is simply a reminder. This owner had a payment scheduled online for the 15th prior to the late fee being issued and was upset that the email reminder went out. We have explained that this is a courtesy reminder for those owners that may have forgotten to schedule a payment etc. This helps them to avoid a late fee being imposed.
Further, there were a handful of complaints made by other owners regarding a marijuana smoking issue from this unit. The association currently has a proposed smoking ban amendment that is being voted on. Unfortunately, the association's board of directors was unwilling to meet with this particular owner in a private session regarding his concerns with the potential smoking ban, but they did offer to give him time to discuss his concerns during the owner forum in the open meeting. While a one on one meeting may have been beneficial and helped to resolve the issues, my team as the property managers are unable to force the volunteer board to hold any non-statutory meeting.
We will continue to work with this particular owner to try to help resolve his concerns. If any additional information is needed on our end, please let me know.

The reminder notice that goes out automatically before the 15th is intended to be a reminder of the outstanding payment owed. The first message that goes out is meant to assist owners that may have forgotten about their assessment payment being due on the 1st of the month and is designed to help them avoid a late fee.2. When he sent a notice to the management company (not disclosing any medical information) during Covid, they sent an email to all unit owners and essentially exposed his condition to multiple people.... Which is a HIPA violation as well.We were not managing this building until late 2021. I know during early covid times there was a legal mandate in place that a company we were required to notify a property if someone in the property tested positive, but at no times would we have disclosed any identifying details on a resident. However, we were not managing Mr. ********* building during this time. This appears to be an action completed by the former management firm.3. In addition, There have been overly exaggerated complaints about my unit and an Urban Apple employee has sent me harassing emails threatening me with a fine for violating a rule that does not exist in our condo bylaws. I have pointed out this error several times, only to receive insulting and child-like excuses from the Urban Apple employee.Urban Apple is hired by the association board of directors and we work at their direction. Any fines issued have been initiated by your board of directors. Our team has no authority or control over fines that are issued for declaration violations unfortunately.4. In addition, I have asked for over 7 meetings with an Urban Apple representative and a member of our condo association - all have been denied. According to Illinois condo laws, I have a right to request a meeting if a complaint has been issued. These instances in addition to the inaccurate late notices lead me to believe that Urban Apple is not a reputable or knowledgeable company.As a courtesy, the board agreed to meet via zoom for an in person meeting held with Mr. ******* and his husband to discuss his concerns. However, Mr. ******* left the meeting early due to frustrations with the board communications. Our office has no authority to mandate that the ***** board of directors meet with a resident or owner individually. We are only tasked with sharing the owner's request. Further, there is an unit owner open forum available in each association meeting where owners can voice any concerns.If we can provide any additional information here or assistance with the concerns that Mr. ******* has noted.Thanks,

I am rejecting this response because:I am distressed that Ms. ****** does not remember her own actions. The email I am referring to as a potential HIPA violation was sent by Urban Apple on Jan 23, 2024.

For any residents that catch an illness, we ask you to refrain from talking to other residents, be aware of your surroundings (including what you breathe on and touch), and use the back entrances. We ask that you err on the side of caution and courtesy to your neighbors in all situations, but especially if infected with COVID or the flu.

Your Urban Apple TeamPlease note that my husband NEVER mentioned that he was immunocompromised. Urban Apple was indeed managing my building when she or her team sent the above email. It is clear that Ms. ****** does not take any of this seriously.
It is also clear to me that we will need to close this complaint as unresolved as Ms. ****** seems unable or unwilling to accept any responsibility for her or her employees' actions. It seems that she wants to push the responsibility to the condo association, who in turn seems to push the responsibility back to Urban Apple.
My intent in filing this complaint was to have a record of Urban Apple's unwillingness to accept any responsibility. I had hopes that Urban Apple would advise the condo association that it is in their best interest to have a private meeting with me. As Ms. ****** stated.. she has now advised that I bring this personal issue up at a public association meeting. I must state that I am uncomfortable bringing these very personal issues up at a public meeting. I have very little faith that I will even be permitted to speak.
It appears that I have no other option but to pursue other avenues in order to obtain any resolution or justice.
