Central air was broken before we even moved in (August 2023). Imagine Homes didnt send anyone out to look at/fix the problem for over a month.Contacted Imagine homes again on 5/21/2024 about our air conditioning being broken yet again. Someone came out to look at the issue a few days later. We were told by the professionals that the vents were improperly constructed and that they are too small and we will never be able to cool our house.Contacted Imagine Homes again on 6/17/2024 regarding the air conditioning. We have received no response. We had to install 2 different window AC units.I then took it upon myself to send an email to Imagine Homes begging for a resolution to the issue. Received no response. 2 days later I emailed again saying I assume we wont be receiving a response. On 6/21/2024 I received a response from someone saying that they are short staffed and that they will circle back with us shortly. It is now 6/29/2024 and we still have not received a response.On top of that, our house is INFESTED with mice. We have caught multiple within the last few days.Initial Complaint

The company charged me $50 and approved me to see the house but cancelled my application when I had four simple questions the day I FLEW in from ***** to see the location. She wanted a confirmed start date which I gave her three times and even conceded to her date which was two weeks earlier than my original date. Then out of nowhere she cancelled my application while I was on a plane flying to see the place.Initial Complaint

I had an absolutely awful experience working with imagine-homes and I believe they are a scam. 1. I called imaginehomes.com three times to inquire about a house that I saw on Zillow and several other sites. The receptionist was always very rude and provided zero info. I was told I would get a call back in 24 to 48 hours which I never did.2. After four days of my initial inquiry I then went back to ****** and I applied to be a home renter with imaginehomes.com for a nice home in **** on ***************. At this point I did receive an email back saying that I was approved for the home.3. I was then pressured immediately to sign a lease within 24 hours of my application. The leasing agent would not call me or speak to me over the phone and I had several questions. She disregarded all Questions and concerns and She only pushed for me via text to sign the lease even though I still had questions and she didnt make the lease available to me at any point in time. My questions which were in writing were never answered. she only pressured me to sign the lease, which again wasnt made available to me even though I sent her the starting date 3 times and was trying to work within her preferred timeframe.I called and texted the leasing agent whose name was ********************************* and received rude feedback saying MY GOD, that I texted her six times and called her twice and that she doing city inspections that morning. My texts were brief and polite because side I tend to break down my sentences by individual text. I also work a full-time job and was trying to reach her during my lunch hour and prior to work. ***** never called me once even though I requested a one on one phone conversation.***** then proceeded to text me in ALL caps Telling me she is just doing her job!!! But she failed to acknowledge anything and then told me she was going to cancel my application on the date I flew into **** from ***** to see the house (which was communicated and approved by *****).Initial Complaint

Entered by BBB staff DC. Consumer states her & mom have been renting for over 3 years and they have raised the rent by $100 a month and was considering not staying and changed her mind. She signed the contract in June of this year and she was told she was a "hold over". The entire time she was talking to the manager about a month to month. She goes to the portal and can't get in to sign the lease and told the manager via email of the situation. Consumer was told it wasn't signed by her, only her mom. Instead of $2500 a month, it is now $5000 for the month of June.Business Response

I could give this corporation zero stars I would. An absolute mess, making their tenants do the job of the corporation. First I will start with the convenience fee. We get charged a monthly fee to make maintenance request easier, be able to use our smart home, and be able to contact our landlord easier. I will start that we moved in February 2023, our landscaping was an absolute disaster, grass, obviously not mowed, a whole bag of trash in the back of the yard, that we picked up, bushes on one side of our house over 8 feet tall, bushes in the front of our house that were over 6 feet tall, in general landscaping just not done. We had a cold day in March, and our pipes froze. I made an emergency maintenance request around nine in the morning, and received a phone call from our landlord around 4 PM wondering if WE fixed OUR problem. Then spring rolls around and our A/C doesnt work we spent five days trying to get someone to come out and look, and got blown off by the company. When the ** man finally came out to take a look, he pointed out that our furnace has not been cleaned or sanitized since March 2022. There was also not a filter in our furnace now our current problem is we have a reoccurring mold issue in our basement that the company seems to think its not a big problem. The maintenance man came out after making three emergency maintenance requests on the fourth day and wiped our walls down and gave us a dehumidifier stating, it was too humid in the basement. The dehumidifier has not run since he plugged it in because its not that humid, and within a week the mold has returned, and we are again waiting for the maintenance person to come out and take care of the issue again.Next, I stated that I will take care of a maintained landscape, but I will not be the one landscaping their unmaintained landscape. Currently I take care of the yard and weed rock around our property, but refuse to take care of THEIR problems. Our landlord refuses to even talk to us.Initial Complaint

We are incredibly disappointed in our experience renting from Imagine Homes Management, LLC. We submitted a maintenance request several weeks ago, but have received no meaningful communication from the management company, nor from maintenance. They violated the terms of our lease by sending a contractor to the property without prior notice. It was the responsibility of Imagine Homes to deliver the property to us with a well-maintained landscape, per an email they sent before we moved in. We have made two trips to urgent care for poison ivy. All we ask of Imagine Homes is clear and open communication with regard to our maintenance request, and to uphold the terms of our lease.Initial Complaint

Rental home has become an unsafe living environment for me and my small child due to invasion of wild raccoons. They are destroying the attic, causing the ceilings to sag and crack, getting in my car, chewing holes in my garage, and are coming in my home at night. *** had to vacate the property in the middle of the night repeatedly with my small child. My girlfriend and I rent a property from Imagine Homes Management in ********* City. Our central heat has been broken since 2/2/2023 and it is now 3/9/2023. We have notified Imagine Homes 4 times via their on-line tenant portal and by calling the phone number they have available on their tenant portal several times. Our notifications on the on-line portal have been cancelled, and our calls have gone unanswered and unreturned. Two weeks is a reasonable amount of time for these repairs to have been completed and we should not be required to pay rent for a living space that remains in disrepair past those two weeks. Imagine Homes should reimburse us for approximately half our rent paid in February and not charge us for March rent for as long as the heat remains broken.Initial Complaint

Ok I applied for a house on Zillow 3-5 days somebody sent me a email explaining I was approved for a single ranch style home in the email it explained everything I needed to do she said I had 24 hours to sign a lease and pay my deposit the house was not going to be ready till jan 20,2023 she said they pre-lease homes all the time which it doesnt mention this in the application when your applying she said she could right something up stating when I see the house if I dont like it I can cancel in ************************************************************************************************************************* saying we can start your lease on this date a while nother date that me and the lady never discussed so I was like is this a scam because theres no communication come Monday the lady emailed me saying she was out of town we need to hurry up and get this done just pressuring me and being very rude as if I was a criminal and Im just trying to rent a house she canceled my application Ive been reaching out to corporate and no one has called me back if this is real thats terrible that no one will return your call she told me I didnt follow there rules and policy where are these rules and policies because there not in the application the resident director has not returned my call Ive been very nice about the situation even tho they canceled my application they have all my info and I dont even no if this company is legit
