  The lease includes utilities and then they inflate the costs. Over $500 for a water bill!!!! They are scammy. Avoid!!!

  They are a very concerning property manager. They nickel and dime you where they can. Every time you apply, they charge a $50 fee each even if you already paid it for another one of their properties. They charge you a "move-in" fee which is ridiculous considering YOU are the one incurring all the expense and effort to MOVE IN. On top of that they make you maintain the property yourself which isn't the biggest deal, but when they are charging above market rent it begs the question "What am I paying you for?". They also have a number of sponsorships with internet applications that they push on you. With all of these money grabs on top of the fact they were extremely aggressive in 2022 buying up real estate all over the *******, it makes you wonder if the company is under water. Seeing these reviews confirming that they are a poor service provider should make one wonder if the property they are renting will fall victim to foreclosure in the future.

  I would give them "0" stars if I could. I have been calling them to talk to a property manager about a tree that has several branches hanging over my property (originating from one big branch) which creates a mess with acorns and branches constantly. I wanted to cut the branches but they come from one main branch that is on 'their' side of the fence. I was willing to pay to have the branch cut by a professional arborist who told me the best place to cut it would be at the trunk to prevent damage or disease. NO ONE HAS EVER BOTHERED TO RETURN ANY OF MY CALLS, even though I was told someone would get back to me within a couple days. The person renting the house even asked about it and was told they weren't going to do anything about it. There is also a dead tree in his yard and was told they wouldn't do anything about it either! What kind of company is this???? They don't have the decency to return calls!!! I found out I could cut any of the branches that were hanging over my property, but I'm sure branches will grow back and I'll just have to keep cutting them. I don't understand why they would not get back to me and let me cut the big branch that was causing the problem. This company could care less about being neighborly or caring about anything other than their bottom line...it all boils down to how much they can make and not have to spend, even though I was paying for cutting the big branch off the tree. I'd like to know how this company has remained in business with this kind of customer service. It definitely deserves an "F" rating!!!

  It is very hard communicating with anyone with this company. I've been having an on going matter for two months that has still not been resolved. I've sent several emails and left several voice message with no response. Seems like there is only one person who handles the ****************, and it has always been an unpleasant experience trying to get a hold of him.

  Imagine homes moved us into a rental property without getting any of the necessary permits for us to live there. 1 month into our occupancy, the city showed up on our door and evicted us, solely because of Imagine Homes lack of responsibility and thoroughness. We were homeless for about a month with minimal help and more hoops to jump through to save themselves as opposed to helping their tenants who were kicked out. Unprofessional and predatory. The offered us a small buyout but quickly moved to have us sign an NDA before actually addressing the problem. This company only looks out for themselves and cares very little for their tenants or well being. Management and maintenance are never available when you call, avoid this company. 0 stars if possible.

  Do not rent from Imagine Homes, especially if it's "newly renovated." There could be serious issues with plumbing, electricity, and more. Their maintenance system seems like a third party organization, and it is near impossible to get a hold of maintenance OR management when you have issues. It doesn't matter if it's a serious long-term issue, urgent issue, or an issue that takes almost no effort to fix; they will most likely ignore it or talk around it. They'll even cancel it without notification or reason.

  Absolutely ridiculous experience dealing with this company!! Beware before you apply!! They have a minimum credit score of 600 which is not shown in the application process. When asked for my money back, I was told that their only policy with applications is absolutely no refunds. I asked where it is clearly stated in the application that the minimum credit score is 600 and I was answered with the question, did you look on the website. They also seem to have some mysterious credit reporting agency they use that gives them credit scores that are 100 points lower than your score. Absolute scam!!

  The basement is moldy and making us sick, no sanitation and cleanup after 6 inches of black water sewage flood almost a month ago, have no hot water, have no heating. Nobody answers the phone, texts, emails, written letters. "Emergency" maintenance work order was open for weeks, then closed by the management after someone "looked at the sewer drain".
