    01/20/2022 l purchased land that was to have electric in sales contract. **** ********* with Whitetail Properties Real Estate represented the ************** (****** ****). This was a major selling point for me to buy land. The electric that the owner of land (***** G. ******* III of *********************) was to be installed by ***************** but property was not in their area, and they had no RIGHT-OF-WAY EASEMENT and therefore NO EASEMENT EXIST. I'm seeking to recover $ ********* which is the amount I paid to have electric than property without electric or for electric to be installed.

    I have attached the initial letter we responded to Mr. **** back in January when he made the complaint directly to our business. This letter is still our answer and an accurate reflection of the situation he has complained about.

    The Oklahoma "Vacant Lot/Land" contract that was signed, between you and the seller, stated "Seller agrees to run electric lines to property boundary". To our knowledge, the seller is still actively pursuing to fulfill that obligation to the best of his ability. **** ********* has also stated, to the fullest extent allowed by his license, he has tried to help the seller fulfill that obligation by making several phone calls to ***********************, **********************, their respective C.E.O.'s, their respective engineers, and Co-op regulators.

    To our knowledge, the seller contracted with *********************** for the project, and they installed approximately 1/3 of the lines before *********************** got into a jurisdiction dispute with ********************** and was forced to stop. The seller has even contacted politicians to help him resolve the matter.

    Schedule B, Part II of your Alta Commitment for **************** under Standard Special Exceptions #** and #**, states that *********************** has "Right of Way Easements" as specified by certain recorded documents.

    **** ********* denies any statement, verbal or written, where he told you, "It is not possible to obtain electricity to property."

    We understand your frustration with the timeline of the situation but have been told by the seller that he is still actively pursuing to fulfill his obligation per the contract. After reviewing the transaction, and talking to **** *********, we don't feel that we misrepresented the property or made any errors. If you feel like you have a legal claim against the seller, then you should consult with an attorney and have them review all of the transactions documents.

    I keep receiving, what I consider, harassing mail, about me selling my land in ******************. Both, ***************************** and ***********************, with Whitetail Properties Real Estate, were emailed 10-26-2023 and 04-06-2024, requesting my name be taken off their contact list.
