On May 13, 2024 I had a home inspection done on a home I wanted to purchase. The inspector noted the crawlspace was too small for him to get into the attic (which is false, my fiance is 6ft 6in who fits into the space easily. The inspector took pictures of what he could of in the attic space. The pictures showed issues with missing bricks from the chimney however a full inspection as paid for we could have asked for the proper repairs before purchasing. The inspector (***** ******) failed to inform us the chimney is being held up with a board. We would have negotiated for the chimney's 3-4 ft lean to be fixed as his pictures or notes did not state the chimney was leaning so far. The inspector should have caught that issue. Now that the inspector failed to fully inspect the chimney it is too late to ask the sellers to make the proper repair and I have a leaking roof/chimney. I used the inspection report to know what repairs are needed I negotiated the missing bricks to be repaired however I was unaware of the lean and board holding up the chimney because the inspector failed to inspect the chimney as needed in an older house. So that was never negotiated like it should have been if the inspector completed a full inspection of the chimney. I have called and spoke with the owner of Aardvark however the owner stands by his inspector and claims the repairs should have been made when they repaired the missing bricks. I am currently working with the realtor to find out who did the work. However, the repair would need to have been stated in the inspection report to be repaired. I paid for a service expecting a professional's advice and received less than what I could have found out on my own with a few rented gadgets. I would like for some type of compensation for what this will be costing me and for other home buyers to know this company does not do a thorough home inspection.Business Response

The complaint against Aardvark is slanderous, false, and misleading.
The customer is complaining that ******************** did not properly identify a chimney issue. Attached to this response is the home inspection report which clearly states on the summary page that there was a problem with the chimney and it was recommended the chimney be repaired by a licensed professional. Furthermore, in the body of report there is language referencing the chimney deficiency, a recommendation for repairs, and a picture of the hole in the chimney. In fact the customer used the home inspection report to ask for repairs to be made. The problem the customer really has is the repairs made are substandard or where not made as Aardvark recommended. The lack of proper repairs is certainly not Aardvarks fault!!
Additionally, the customer is stating ******************** did not inspect the attic, but clearly the attic was inspected. The State of Indiana does not require inspectors to crawl through attics but does require Home Inspectors to identify how the attic was observed and to document the condition of the observable attic space. In the report the Home Inspector identified how the attic was observed, identified deficiencies, and took pictures of the attic space.
If the customer persists in making false and slanderous accusations, then Aardvark will pursue all legal remedies available.

I am rejecting this response because: I paid for a full inspection to use during negotiations and I did not receive a full inspection of my chimney as it was not fully inspected only partially. I would have been made aware with a full inspection that a board is holding up the chimney.
Furthermore, I am going through the Better Business Bureau as I have a right to do so. I am not slandering the company publicly or in anyway as they stated. Also, the statement made about taking legal action makes me feel threatened, uncomfortable and vulnerable to companies like this who can afford lawyers.
Overall, I am not satisfied and believe with a full inspection would have been made aware of all needed repairs to the chimney instead of partial. With the report I asked for repairs to be made however, not all needed repairs were stated in the report. A full 360 inspection of the chimney would have alerted the inspector of more needed repairs to address.

The inspection was performed in accordance to the rules and regulations set forth by the State of Indiana.
Aardvark identified problems with the chimney and recommended repairs by made by a qualified professional.
The customer actually used the report and negotiated repairs for the chimney.
It is not Aardvark's fault the chimney was not repaired properly by the person hired to do the work.
Aardvark was not negligent or derelict in its duties. Any assertions otherwise are slanderous, defamatory, and actionable.

On May 5th, the AArdvak inspected the house and created an inspection report, based on which I proceeded to purchase the house. However, the inspection report was flawed in many ways which resulted in significant losses to me following the purchase of the houses. Here are a few details: 1. They did not note any active water leaks other than under the sink. However, the entire plumbing system was shot with rust and leaks. I ended up facing a major plumbing leak, resulting in the collapse of sealing and water damage to two levels of the house. Rust was flowing through the entire water system. Upon entry, when I opened the water, rusted red water flowed out of the taps. 2. There was significant rodent activity inside the house, which was not reported. We found 100s of rodent droppings in several areas of the house that could be observed with the naked eye during the inspection. 3. There were several wet spots on the carpet that had mold under the surface. None was reported. 4. The toilet tanks were filled with mold, which was not reported in the report. We had to replace the entire plumbing system and the toilets to get rid of the mold. 5. There were several faulty electric switches which were not up to code.Business Response

I am rejecting this response because: Not only is the owner denying the responsibility for their shortcomings in the inspection report. Rather he is stating he will take legal action unless I remove the 1 star review on ******* which is clearly showing the owner's blatant disregard to the customer's well being or the customer satisfaction. Rather than acknowledging the harm caused by the incompetent inspection and report, the business owner is resorting to threat of legal actions.

The customer has misrepresented to the ******************** about the Home Inspection Aardvark performed for him. I emailed a lengthy response to the BBB, along with a copy of the home inspection report. Our response along with the report was also emailed to Aardvark's attorney. Aardvark will be filing a legal suit against the customer if he does not remove the ******************** complaint and ****** Review. I payed for a home inspection (required for loan). They missed a malfunctioning dishwasher and an ongoing ***** infestation that is preventing me from occupying the home and costing me additional money, they refuse to work with me in any way.Business Response

Hey ******,
The appliances were functioning at the time of the inspection. You can actually see photos of the appliances working with infrared technology in your home inspection report on page 14, 15 and various other pages in the report. You were also advised in your report, and in a seperate email to register for your FREE 90 day warranty that would cover your appliances. Did you register? Have you filed a claim? Your contract between Aardvark and you also explains Aardvark in no way warranties your appliances, but that you have a free 90 day warranty you can register for.Your complaint is that your new home is infested with cockroaches. The odd thing is you yourself, and your Realtor did not see cockroaches when you viewed the home before purchase. Also during the inspection nobody including the home inspector saw any roaches. Aardvark Home Inspectors *** follows the standard of practices set forth by the Home Inspectors *************** which does not include pests. Furthermore your signed a contract on 11/10/2023 that said this Pests and Rodents:
The home inspector is not required to determine the presence or evidence of rodents, birds, bats, animals, insects, or other pests.
Still even after all of this and you being very unprofessional on the phone we offered to perform a cockroach treatment for you at 50% off of the normal fee. I am sorry but we did all that we could for you.please see attached contract between Aardvark Home Inspectors *** and *********************. As you can see he signed, and agreed to all terms, and conditions.

In November of 2022, we were in the process of purchasing a home in ************* while we were still living in ********. We hired Aardvark Home Inspections to do the inspection. The home has a full finished basement. There were no notations or indications from the inspector that there were any signs of mold in the basement. However, upon moving into the house and beginning to unpack and put stuff in the basement, we discovered several sections of the ceiling in one of the rooms that had some yellowish spots on it. We also discovered some black speckles on the wall of a closet underneath the stairs. We had also been having several companies come out to give us estimates on a new sump pump and one of them pointed out some mold on the one wall behind the water heater. We subsequently called our insurance agent to find out what could be done. She recommended reaching out to a basement specialist, which we did. He suggested we get mold testing done. We did get the mold testing done and it came back with having black mold in one room of the basement and elevated levels of mold in the air and mold growth in several spots on the walls in the basement. I proceeded to reach out to Aardvark Inspections to see if there was something to be done about the fact that the inspector missed that we had mold in the basement. I got a very cold response from the girl I spoke with and she basically eluded to the fact that we didnt see it, so how should the inspector have seen it? She told me they couldnt do anything because it was past the 90 days. She gave me a website to file a claim with RWS and I did so. They have rejected my claim solely based on the fact that it was past 90 days and not based on the fact that the inspector missed the mold evidence when he was there. We are now looking at a significant cost to have to mold remediated in the basement of a house we have only owned for 7 months.Business Response

I am certainly sorry to hear that you are having issues with your new home. I will do my best to address your claims here. First of all please understand that home inspectors in the **************** are governed by the home inspectors board. The board writes the standard of practice for home inspectors in the ****************. Section IC 25-20.2-2-7 "Home inspection report" on page 6 of the Licensure laws and Regulations explains that mold is not included in the standard of practice for home inspectors. I have also attached the signed company of the pre-inspection agreement (binding contract) that you entered into with Aardvark Home Inspectors *** on 10/31/2022. The pre-inspection agreement states this about mold-
The scope of the inspection and report is not intended to address the possible presence of danger from any potentially harmful substances and environmental hazards, including but not limited to radon gas, lead paint, asbestos, mold, mildew, urea formaldehyde, toxic or flammable gasses, and water or airborne hazards. The scope of the inspection is not intended to ensure the building was built to building codes, is in a flood plain, was adequately designed, or its mechanical items have sufficient capacity, size, value, or efficiency.
As you can see the home inspection is not a mold test or a mold inspection. Furthermore after reviewing the listing photos, and the photos in the home inspection report there was no visible mold at the time of the inspection. It is certainly possible that due to stagnant air or the lack of use of a de-humidifier that mold has grown in these areas since the home inspection was performed. Mold can grow on surfaces in as little as 24 hours.
With all of this being said Aardvark did pay for a short term warranty from ***************************** for a limited 90 day mold warranty as a benefit to our customers. However we are not the warranty and they require all claims to be filed within 90 days or the home inspection.

I understand that Aardvark does not want to take responsibility for something that should have been addressed on the initial inspection. At this point, we certainly will not be recommending this company to anyone in the future for any home inspections. It is also worth noting, among several people that we have spoken with during this process, we have not found a single person that had anything good to say about their experiences with Aardvark Home Inspections.Business Response

The inspection was performed nearly a year ago as you stated. However, we have been pursuing this process since at least March so that would only have been 4 months since the inspection was performed. As stated in my initial complaint, the receptionist at Aardvark that I initially spoke, essentially laughed off the fact that it had been 4 months. I explained to her that I was going through necessary steps as I felt. Calling the insurance company, speaking with a mold remediation company (several, actually) and having mold testing done. The *** policy, that you claim to have paid for took about 6 weeks before they even gave me an answer. Thus, the time frame that it is now nearly a year later.
Furthermore, I feel that it would have been a conflict of interest for Aardvark, as the inspection company, to have been the ones to perform any type of mold testing on a home that they were inspecting. It was never expressed to us that the inspector noted any concerns whatsoever that a mold test would have been warranted. You stated as such in your first response that none was noted.
I do not need a copy of the contract sent to me, as I still have a copy. I also resent the tone that you are implying that I didnt know what I was singing and need to be reminded of it.
What I would like, is for your company to take responsibility for something that was clearly missed from your inspector and actually address and rectify the situation. As previously stated, based on the inspection experience and this experience, we certainly will not be recommending Aardvark to anyone for any of their services.
