Alinium at ********** (apartments) promoted a base rent rate of $1790/month on one of their units. Based on this, my wife and I scheduled a tour, excited to see the complex. Directly after the tour, the leasing office wouldnt respond to any of our emails requesting additional information. In response, I called to request a quote. The quote provided reflected a base rent increase to $1930 - a price that was changed within the time it took us to step foot on property, to the time it took for us to get home. Mere hours. When I reached out via email to request additional explanation, I received no response, leading me to believe this complex practices schemes like bait and switch pricing for potential renters. When checking this morning, base rent was raised to over $2100! Thats an increase of over $300 in under one week.

I have been making complaints about black mode/foreign growth in my apartment since November. I moved in in October. I have contacted the office multiple times via phone and email and the issue has still not been resolved. They have now cut huge holes in my walls, exposing my whole Apartment to foreign growth/mold. I have been sick for months and ever since they cut the holes in the walls. It has made it to where I cannot stay inmy home. I get lightheaded just for being in there for two minutes. I have multiple pictures that I would like to submit, but they are not letting me upload them to this portal. I have proof that I have been in contact with them since November about the same issue that they have failed to address.

I am writing to formally file a complaint against Stone Ridge Flats and Townhomes, located at *************************************************, for their ongoing neglect of essential maintenance and violations of tenant rights. I am experiencing severe safety and health issues in my apartment due to the following unresolved maintenance concerns: Unsafe Balcony Condition: My balcony is in a state of disrepair, with nails protruding from the wood, numerous holes, and an overall lack of structural integrity. This presents a significant safety hazard and violates the implied warranty of habitability, which requires landlords to maintain safe and livable conditions. Inadequate Hot Water Supply: I have repeatedly experienced lack of access to hot water in my apartment. Despite numerous maintenance requests, management has failed to provide a permanent solution, which constitutes a breach of their duty to ensure the property is fit for human habitation. Secondhand Smoke Exposure: I am subjected to constant exposure to secondhand smoke from my downstairs neighbors, who smoke cigarettes on their patio. This exposure is not only a nuisance but also poses serious health risks, violating my right to quiet enjoyment and a safe living environment. Management's response to my legitimate complaints has been dismissive and unprofessional. Rather than addressing these critical issues, I have been told that they are "tired of my complaints" and that I should vacate the premises if I am unhappy with my living conditions. This attitude reflects a blatant disregard for tenant rights and responsibilities under Indianas landlord-tenant laws. The negligence in addressing these maintenance issues and the unprofessional conduct of management have created an intolerable living situation. I kindly request that the BBB intervene in this matter and encourage Stone Ridge Flats and Townhomes to comply with their legal obligations to maintain safe and habitable living conditions for their tenants.

I have recently discovered that my lease agreement includes a no-smoking provision, which management has classified as a mistake. I was informed that *********** is not a non-smoking community; however, I am the only tenant with a lease that explicitly prohibits smoking. This raises serious concerns regarding potential discrimination and unequal treatment under the Indiana Fair Housing Act, which mandates that all tenants be treated fairly and equitably.

Despite the no-smoking addendum being part of my legally binding lease, my downstairs neighbor continues to smoke on their patio, resulting in frequent exposure to secondhand smoke in my apartment. This not only infringes on my right to a habitable living environment but also poses health risks to myself and my family. The situation has caused significant distress, and my guests have expressed discomfort due to the smoke infiltration.

Furthermore, I was advised that management intends to send me a new lease to sign, despite the fact that I am legally bound to my current lease until July 2025. This attempt to alter my lease terms mid-tenancy raises questions about the legality and enforceability of such actions, particularly in light of my existing rights as a tenant.

The inconsistent application of lease terms and the apparent attempt to subject me to different conditions than other tenants is not only troubling but may also constitute a breach of contract and a violation of my rights under state and federal housing laws.

I respectfully request a thorough review of my situation and seek a resolution that addresses the smoking issue and clarifies the implications of my lease agreement. I hope for prompt action to rectify this matter in accordance with the relevant legal standards.

I have been a resident of ********* apartments for over 10 years. This year when my annual renewal was presented to me there was an addendum regarding a company called rent plus. On this addendum, it simply said we had to sign up with this vendor. there was no information provided a reference to review the terms and conditions of signing up with rent plus. I went to this webpage for rent, plus I had immediately had several concerns regarding my non-private information being shared with this company and its terms and conditions, and the use my information in perpetuity. I reached out to management and said you know on these terms conditions, please see the following concerns and I do wish to sign up with this company. The leasing office responded that it was a corporate decision. They also provided an amended amendment to the addendum, requiring us to sign up whereit appears they either went to rent plus webpage, or they simply cut and paste some of my concerns on the addendum. I asked that corporate review the concerns that I have as well as other tenants may have regarding our personal information. It should be noted that rent plus advised us not to sign up with their service if we dont agree with the terms of services. I would like to have this Id like to have this addendum removed and instruct from my lease period can offer no protections to my concerns. Listen on the attached file I would like to note that that even though we can cancel immediately as we sign up with rent, plus we have to sign up a rent plus unit for a day they have complete and unfetter used to my personal information and I dont want to provide anything to I have no intentions of using and that my landlord says I dont have to use other than giving them my personal information. . I request that request as a 10 year +leeway and protect my private information / please strike rent plus addendum If my pdf did not upload please let me know I can email direct my grievances

Its an apartment complex we lived in called ********** managed by Bridge and Held. We lived there for 3 years and administration changed several times and everytime they made it worse to live there. Things broke all the time, even thou the buildings were brand new. Walls were cracking. Some of the bedrooms throughout the buildings didnt have electricity. We moved out in August of 2024 and We left everything clean, and had clear communication with the office at all times. Few months after Im getting a call from collection saying they billed us for not psi into the walls. Which at the time we spoke to them and they said just patch any holes due to hanging tv etc because we have a custom paint so we they would take care of that. Also they are billing us for damaged floors blaming it on our dogs which are service trained dogs. And we complained to them several times together with many neighbors that not only our apartment but the whole buildings floor were lifting. So we shouldnt have gotten any bill. We just need them to clear the bill to $0 and remove our collection. For me Chavely ********** and **** *****.

I would give Grafton Park zero stars if I could. It was great under Champion's management, but since ***************************** took over in April 2022, it's been a ************ October 2024, we received a letter about bed bugs affecting the entire complex, and two weeks later, another one regarding cockroaches in our unit. We complied with their pest control instructions, including clearing out our kitchen and bathrooms, and were forced to wait outside in our cars for hours in winter. This situation has persisted, with regular pest control notifications and threats of charges, yet I've seen no signs of cockroaches In December, we were charged $150 for fogging our unit, despite no evidence of pests. I documented clean areas where they allegedly found droppings. Recently, a technician sprayed while my son was home for Christmas break, accidentally broke our oven glass, and I ended up injured from a shard. Management knew about the breakage but didnt inform us, and their cleaning efforts were inadequate.I'm frustrated and wish we could move, but we're locked into a 15-month lease. We are been exposed to multiple pesticide poisoning, and I'm concerned for my family's health, especially my two-year-old. Just on January 21st, 2025, after notifying management of our sons presence before a scheduled spray, we were billed $150 for non-compliance. Mind you he was home due to school being closed due to the weather If we hadn't renewed our lease, we would have already left. We're paying over $1,600 a month for this inconvenience. I'm considering legal advice and do not recommend ************ or *****************************. This has been a horrible experience, and I wish I could break my lease without penalties.

They are not clearing walkways within four hours of the storms end and have only salted once. When I called and ask on January 7th I was told they were working since 8 am. They use to put more salt out. They have decided to reduce it this year to save money just like they did the air filters. I called the next morning and was give the same garbage and when I called back wo hours later I was hung up on. I pay 1000 a month and there are 200 plus units. So they get 2 mil a year and can't afford enough salt to prevent this? This place is beyond cheap and unprecedented. I try to be nice but can't stand to be lied too. We all were advised days in advance of this storm. This place has failed to be prepared and take care of its tenants. They should of hired and paid the landscaping company to clean this up. I figured that would take time to have them show up but they are leaving it to the maintenance team to save money. This is abysmal.

******* at ********* is withholding my security deposit and charging me a $500 fee for allegedly dumping furniture, despite the fact that I did not dispose of any furniture. The company has no evidence to support this claim. They never contacted me to confirm whether or not I was responsible for dumping furniturethey simply charged me without any verification. When I reached out to the company to discuss the fee, I was informed that I was being charged because someone provided my apartment number to management. The company is relying on the word of unidentified individuals who gave management a random apartment number. Essentially, they are basing this charge on information from strangers, and I have no knowledge of who these people are.

July 31st, 2024, I applied to a property that is owned by this company called **********************. In After 2 months of waiting for a response/update on my application status, I was denied. When I applied, I was made to pay $50 for the application and $150 for the holding fee. I was told by the leasing agents and the property manager that the holding fee is fully refundable if a prospective tenants application is denied. I also have confirmation in writing stating that I would be refunded $150 due to being denied. I have reached out several times and have gotten no response, nor have I received a refund. After trying to rectify the issue through my bank, they informed me that the company denied owing me any funds, which is inaccurate. We are now in November, and I have yet to receive payment even though when I followed up with the property manager over the phone in October, she said a check would be issued within 7 business days. I have sent several emails and even reached out to the corporate office at ***************************** online requesting to be contacted by them. I also called them myself and left a voicemail. I received no response. I was informed by another property manager at a different complex that she has heard from other prospective tenants that this company has defrauded many other consumers in the exact same way as they are trying to defraud me. Please help.

BBB Business Profiles generally cover a three-year reporting period, except for customer reviews. Customer reviews posted prior to July 5, 2024, will no longer be published when they reach three years from their submission date. Customer reviews posted on/after July 5, 2024, will be published indefinitely unless otherwise voluntarily retracted by the user who submitted the content, or BBB no longer believes the review is authentic. BBB Business Profiles are subject to change at any time. If you choose to do business with this company, please let them know that you checked their record with BBB.

As a matter of policy, BBB does not endorse any product, service or business. Businesses are under no obligation to seek BBB accreditation, and some businesses are not accredited because they have not sought BBB accreditation. BBB charges a fee for BBB Accreditation. This fee supports BBB's efforts to fulfill its mission of advancing marketplace trust.
