      Property management company sends a vehicle through our neighborhood that doesn't obey stop signs or neighborhood speed limits. Constantly stopping in front our house and sitting for an uncomfortable amount of time. No issues within our court with all the neighbors, all of us get along and take care of our properties. Solicited advice from IMPD on handling the "suspicious" person sitting out front which makes my wife and I nervous considering we have younger kids. One being an almost 11 year old girl. We are not new here, they are new and causing issues when there aren't any. Everyone knows how to complain these days and can get in contact if needed. My family doesn't appreciate the leering and creepy behavior of KMC while in our neighborhood. Is it business or what else is he doing? We shouldn't have to worry and never did until they took over management of our HOA. ***'s are a joke but I agreed to live here, that is on me. Creeping out my family needs to stop, police will be called next time. They are making issues when there aren't any. If there is a complaint, then come by, otherwise I have video and pictures - multiple times- of this vehicle sitting out front leering at ?????

      *** Their response shows the arrogance and lack of respect for homeowners. The harassment of the 2 hrs my trash can sat outside isn't the issue, it does show how ***** this company is and the issues we are all having now. Prior to their ***** letter, I complained about a shed that was dumped at our playground, the increase in fees and lack of response from *** board members. Of course she forgets that, ********************* is aware too,  but their 'write off' for poor business as retaliation is exactly what we expected. They enjoy harassing homeowners and their violation letters make all of us laugh. They are a joke going around looking for trouble and feel they do no wrong. The *** board is a big part of the problems in this neighborhood and this isn't a necessaryservice to have anyways, it's a violation of privacy and safety for the neighborhood.  We did fine as a neighborhood before KMC and hopefully they get fired soon or stop being so *****.

      On 06-06-2022 I went to the **************** office of Kirkpatrick Management company to pay my *** fee for the Terraces of Cambridge park after not being able to get in contact with anyone in the office and after leaving multiple voicemails to *****************************. I arrived at the office and was greeted by ***************. I had asked ***** what the *** fee was and was told $260, which I have a receipt for, and immediately paid the fee. I received a letter from ***************************** the next day, 06-07-22, stating that *** fees are going up from July 1st 2022 to July 30th 2023 to $280. Flash forward to February 8th 2023, I called Kirkpatrick management company because I noticed that my *** fees had not been taken from my account. I was informed my February payment had been received, but I had an outstanding balance of $32.50 because of a $20 late fee from June of 2022. I have not received any correspondence from Kirkpatrick in regard to this matter and after multiple emails and phone calls I still have no resolution. This is truly unprofessional to keep something like this from a unit owner, especially after I have been paying my dues regularly and in full.

      I received a letter from a collection agency about my association dues. It was out of the blue because I dont recall receiving any notices in the mail requesting payment. I get **** Informed Delivery so I know what is coming in the mail. When the collection agency showed me the final notification letter, I went back in my email to see if it was in my **** Informed Delivery and it wasnt. So they never sent me a notice. I would like for the extra charges to be taken off and for me to be able to pay the regular amount for the association dues.

      I understand that I was in default on my dues and I did receive the notices in August 2021, September 2021, and a final notice in October 2021. After I received the final notice in October of 2021 for $335, I paid on my dues. However, I never received the final notice in February 2022 for the $215. Kirkpatrick Management may have it in their files or online, but it was never actually mailed to me. I looked back at my emails, and I found the 3 **** informed deliveries from Aug 12, 2021 and September 11, 2021 as well as from October 14, 2021 for the notices corresponding to those months. However, after looking through all of my **** informed delivery emails from February 2022 and March of 2022, there was no Final Notice from February 24, 2022.  Also, if that was a final notice, then where were the other notices? I obviously paid on my dues since they went down from $335 for the final notice in October 2021 to $215 for the final notice in February 24, 2022. If I had actually received the February 2022 Final Notice, I would've been able to pay on it. We have had several deaths in my husband's family the past couple of years since ***** and so yes, sometimes we have fallen behind on bills. That's why mailing the final notices is so important. When we get the notices we are able to get back on track. Without the February 2022 final notice mailed, I was not given due process. I have paid the $215 to *********************************************. However, I feel that since I was not given due process with the final notice in February, I should NOT have to pay all of the other fees attached to that. The total amount with the fees is $612.50. I have paid the $215 and believe that the other $397.50 should be taken off of my account and I should not have to pay it.

      Thank you for following up with me. That email sent on 2/21 was in my spam mail somehow. I do not fully agree with them because it wasn't a final demand letter in December, but it was already a letter from the collection agency. I paid the $215, which was the full amount from the February 2022 final notice that was never sent to me. The collection agency had sent me a schedule for $122.50 to be paid on 1/30 and $122.50 to be paid on 2/28 and so on. But that schedule was with all of the fees. So I paid the $215 that was the original balance before it was sent to collections. I feel that all of the other fees that added up to $612.50 should be canceled since I never received the final notice and was not given due process.

      Hello *******,

      Kirkpatrick still has not addressed the issue of me not receiving the final notice. That is why I paid the $215 and not the rest of the fees from collections. I will be making a payment tomorrow as well and will be caught up on my association dues. Do I need to go back into the BBB website and repeat to Kirkpatrick Management Company what I said in the last message?

      I dont know if you received my email last Thursday. I have tried to pay my current dues online with Kirkpatrick and it wont allow me and says that I need to contact them. When I called them they had me on hold for over 10 minutes and then sent me to voicemail. How do I go about continuing the complaint that I started?

      I understand that they sent a notice in October 2021, which is why I made a $120 payment. However, once again, I did not receive the February 2023 notice. I am current on my dues now as I have paid the past $215 that was due as well as the $172.50 that was due for this January. Since I could not pay online I went into the office and paid in person. I do not feel that I should have to pay for legal fees when I never received the final notice in February 2022 and therefore was denied due process. Since I had already made a payment on my account after receiving the October 2021 notice, I did not know that it was going to the collection agency. I can prove through my emails that I get from **** that I never received the final notice from February 2022. Can Kirkpatrick Management prove that it mailed off the final notice to me? They say they never received any notification back. They wouldnt have received any notification back if it was never mailed to begin with, which appears to be the case. If it was actually mailed then it would show up as on its way in the **** informed delivery emails that I receive, but that is not the case. I have the other notices that show up in my emails from ****, but the February 2022 is not in any of them. Again, I am current on my dues, and have brought them current in the past before after receiving the proper notices. I do not believe that I should owe any legal fees or collection agency fees.

      I am a Loan Officer with ******************* and I have a family that is under contract to purchase a condominium located at ************* Community in ************. My client's mortgage is an ***/HUD mortgage however, the ************* Community is not ***/HUD approved. However, ***/HUD has given what is called a SINGLE UNIT APPROVAL for my clients, and I have my clients ready to close. However, there is only one last requirement that *** needs Kirkpatrick Management to complete. The **************** plan for the homeowner's association employee theft policy needs to be increased. I have been in contact with *************************** which is the ********************* Manager for Kirkpatrick since 12-6-22, trying to get this resolved.My processor and I have several emails going back and forth with *** and this morning when we asked for another update this is what she emailed back... ( ***, the last I heard from the insurance company was he was not sure why it was taking so long and would try to contact the underwriting department.Again, I cannot guarantee we will get the quote in time or even get it approved by the closing date you have set. If your client cannot afford the condo without the *** loan, it may be time to move on to another community unfortunately. ) With this housing crisis going on my clients have been so fortunate to find this home and have worked extremely hard to get this done. I cannot believe she said what she said. Getting a quote to increase the coverage should not take over a month and we need this resolved as soon as possible.
