    I do residential inspections in an area that **** covers and inspected a formerly SMBC-managed residence. The property in question left the tenants to fend for themselves in squaller, with things like a unit full of black mold, a bathtub falling into the basement, and a no heat for several years in the unit. As a rental management company, it was ****'s job to protect these people, make repairs, and respond to tenant/landlord requests. Tenants informed me that despite their pleas for help to ****, the group was unresponsive. When some work in the units occurred, it was done so without pulling the proper permits, creating an unsafe living environment due to the poorly wired electric system. Part of my job is working with these companies. The company did not regularly reply to my requests for fixes to be made, never pulled permits to continue work. I would get someone on the phone who clearly didn't know what When they did respond they simply said that they didn't manage this unit anymore. They simply quit. I would highly discourage anyone from living in properties that this company manages, and I would not invest or own stock with this company. If I owned rentals, I would look for a more competent company to manage them for me.
