      Complaint:
Shamrock Roofing and Construction installed my roof on April 3, 2024 (Job *********), under a Lifetime Workmanship Warranty requiring prompt repair of defects at their expense. Within a year, water penetration stained drywall in my bathroom and laundry areas. On March 18, 2025, their inspector identified a torn shingle and lifted shingle as causes, confirmed in their March 19 email. I requested inspection photos and a detailed repair plan via emails (March 19, 23) and a certified demand letter (March 27). Their March 20 response vaguely offered repairs and an Ice and Water Shield addition but lacked photos or specifics. Their Vice President’s April 9 email claimed partial repairs were completed, despite no repair teams visiting my property, and promised photos post-completion, yet ignored my April 10 and 17 follow-ups with no repair details provided. Shamrock’s failure to provide documentation or honor warranty terms breaches their agreement. Their lack of transparency is unacceptable for a warrantied service.

      Desired Resolution:
Provide inspection photos, a comprehensive repair plan (scope, method, timeline), complete the repairs, and written confirmation my roof meets industry standards

      Attachments:
Email thread (March 7-23, April 9-10, April 17),
      Demand letter (March 27, 2025),
      Certified mail receipt,
      Warranty (Job *********),
Before (roofer) and after photos showing interior water penetration

Shamrock Hill, LLC disputes the allegations in *** ******* Complaint.  Since *** ***** raised his concerns to Shamrock, Shamrock has attempted to resolve *** *****’s concerns.  However, *** ***** stopped communicating with Shamrock and would not allow Shamrock to conduct repairs for alleged problems without meeting *** *****’s demands that are not required in paperwork between the parties.  Shamrock remains willing to work towards an appropriate resolution if reasonable terms can be worked out.

Shamrock Roofing recently replaced our shingling. Their first attempt on our roof was a failure for three reasons. 1.They put two different colored shingles on our roof. Huge areas of different colors were immediately apparent. 2.Since we recently had new siding with custom gutters installed by ABC Siding, we worked and communicated with Shamrock, ABC Siding and our insurance company to coordinate an effort to not damage the siding and guttering. ABC removed the siding around our chimney to avoid damage and we communicated their suggestion of using blankets to protect the gutters and no prying tools near the siding. The site manager, ****** ******* agreed to this approach. 3.The amount of debris discarded in our pool area required us to spend two days cleaning it up and replacing our filters. Despite our home being a standalone single-story ranch house with a low sloping roof, it took the first team 3 days to complete the job. The result, based on a review by ABC Siding was our gutters and two siding areas were damaged, and we had the wrong shingles on our roof. Shamrock eventually sent a second team to install the correct shingles. The second team was more professional because they completed the job in a day and completely left our property undisturbed. When Shamrock requested final settlement, they discounted $2,000 for the siding damage after attempting to have our insurance cover the damaged siding and gutters. I submitted the final payment sans the $6,000 estimate for gutters and explained I would like to meet with them to discuss a fair option. I have communicated this three times. Shamrock's stance is residual damage can occur with an installation per the contract. I am not arguing this point, I just don't think $6,000 or 20% of total cost is residual. Despite me asking to meet with them and reach an agreement, I received a letter today from Shamrock stating the will put a lien on our home in ten days. Every item I mentioned above is documented.

We completed a water test on 12/12 after repairs, which Shamrock performed, and found no leaking. Her wood stove pipe moved slightly during repair and needed to be adjusted. HO was worried to start a fire incase the stove was broken and would release smoke into the house. Our tech assured her that wouldn't happen and HO started a fire with him there and  stayed for 30 minutes to make sure all was good. HO has CO2 detectors and nothing went off, no smoke was entering the house, all was good but HO still wanted a professional wood stove company to inspect that all was good. We called the stove company that day and got them scheduled for inspection on the 19th of December. They did their inspection and found a few small things wrong but nothing major. They sent the Estimate that day and we got it approved on that Friday to pay because the stove company wanted payment before work was done.  The stove company would not do the work for after speaking with our customer.  They stated the customer was too difficult to work with.  They did not do the work.  The roof does not leak.  It is in our contract for any venting system after a roof is installed to get things like this inspected at the customers cost yet we were willing to pay.  We have gone above and beyond.  The roof does not leak.  We consider this matter closed.

After having Shamrock work on our roof, we have begun getting water from the chimney area in our house. The water did not start until Shamrock completed the roof work. I contacted the project manager, who was helping ensure everything was complete by mid-February. They damaged different siding pieces in the home and around the chimney. They fixed some of the pieces, but not around the chimney. When working on the chimney, they damaged the seal and never resealed it. After completing the work, we had a rainstorm on April 25th, and water began entering my house from the roof. I contacted Shamrock to fix the problem. They had people come and look. I saw that people came by but never got confirmation that the problem was fixed. Again, on July 1st, we had a rainstorm, and much water entered through the ceiling. I contacted Shamrock again, and they had someone else come out and look. The Shamrock employee said that the seal was removed and never resealed and that he would return to the office and let them know. We have never heard back from Shamrock since then.
In October, we put our house on the market and fixed the ceiling drywall because the issue seemed to have stopped. However, on November 7th, we got another storm, and water came in while showing the house, and the ceiling collapsed. I contacted Shamrock and got no reply after speaking with them. On November 18th, we had it leak again. My realtor contacted Shamrock, who gave me a quote to fix the area they damaged during their work on my roof. I do not believe I should pay for the work they damaged and didn't correctly fix during the roofing process. The communication has been horrible, with no follow-up on what work was completed or what the issue might be. The only time they contacted me was to quote me for fixing their own mistakes.

      Business Response

      Date: 01/06/2025

Shamrock Roofing and Construction did not cause the issues alleged by the customer.  The customer’s home had interior water damage prior to Shamrock ever working on the home.  As the interior water damage was a pre-existing condition, Shamrock is not responsible for the same.

april 30th I contacted 3 companies to replace my roof after
a hil storm and selected shamrock roofing to complete the job,  i gave them a check for 5000.oo deposit on

      Complaint: ********

I am rejecting this response because: the company claims i recanted which is not true i requested through the bbb for aa full refund because the 1 day job has now ben over 7 months my time and stress is not free just like there labor. I am open to discussions but since my last correspondence i have had one of there contractors show up at my house while celebrating my wedding anniversary with my family without my knowledge or agreement for them to come .I texted the contractor **** with ***  and he said they should not have come and tell them to leave which i did. then they showed up again on Monday October 14th again .  i told (********) the company that i no longer felt confrontable with them completing the work due to 1 non English speaking illegal crew the quality of there work there procrastination of this entire job. they agreed to take off 5000.00 for my troubles inconvenience ect but my ceiling in the kitchen is not acceptable its not complete the drywall work was armature at best and they painted a square with killz only and the paint does not match the rest of the ceiling that was damaged. there are still water stains inside my skylights that was never touched at all ill get bids or find contractor or ill fix it my self but i didn't cause this problem they did and i should not be liable for the cost to repair it.  i guess there other direction is not going to cost more money in my attorney fees which i was hoping not to have to do.

On 04/10/24 we contacted Shamrock roofing to get an estimate to replace our hail damaged roof. work started on 05/22/24. We arrived to the house and 9:00PM to see the work. What we found was horrendous.
-Several pieces of the cedar tongue and groove roof/ceiling decking were removed and replaced with OSB plywood, affecting the ceiling in three different rooms.
-The Gutter apron and fascia on north side was badly bent/creased and not properly nailed down.
-They did not install a chimney "cricket" as requested.
When the roofers were replacing the tongue and groove from the roof, they could see directly inside the house since there is no attic as was previously pointed out to ****** during the initial walk through/quote. ****** responded the next morning and said he was unaware of this issue when we reached out to him and sent photos. He said he needed to reach out to the contractor to see what happened. He called back after speaking to the contractor and said they stated "the materials (tongue and groove) were not readily available".
We spent the next month and a half speaking with our project manager back and forth (primarily us initiating each communication asking for an update) about a potential resolution for them to fix the issues. 6/24/24, we reached out to get another update and ****** called us asking to set up a meeting to discuss final payment and the signing of a form called "Customer Walkthrough and Certificate of Substantial Completion". ****** explained we could include a list of items that are not complete and Shamrock would continue to work on the resolution. We reached out a few times after this meeting to find out what the next steps for the outstanding work and on July 12th, ****** finally responded with "Shamrock will not be doing any repairs and considered the work complete and meets "code".

We hired Shamrock and they started working without a permit on my roof... they damaged some of my ceiling and deck as well, the whole house leaked and there is currently water stains on the ceiling... all the work that was done was wrong and not up to code. The roof on my house has been open for at least a week and there's water damage on my walls as well.. the general manager *** ***** is being unprofessional as well as negligent about all his wrong doings. I personally have been having to inspect the work that they have been doing which I shouldn't have to ... they have as well damaged my gutters and aren't willing to give back our money so we can get another company to finish our roof. They don't want to pay for the damage of our house.

So this one is unfortunate and tough. The reason they are without repair is because they cancelled the contract mid job.

When we came back to pick up materials and our trailer, he had blocked in our equipment and refused to move the cars he put there to block them in, and stated we werent getting them back.

The police were called, and they arrested him. I have attached the officers card and case number. This in our opinion is not a valid complaint. We did our best that we could do in a professional manner.

      Mr. *****,

We are sorry you have had such a bad experience. Unfortunately, you cancelled your contract with us in the middle of a tear down. We cannot do any work without a contract. If you are looking for money recieved for you insurance claim, it is with your mortgage company, which is standard procedure.

I asked for an estimate and their estimate is prices for a full roof but all I need is a repair no reason to charge 12000 dollars for a simple repair they are price gouging I've talked to others they just need minner repair and same thing price for a new roof when you just need a repair

Thank you for bringing this issue to our attention. We take all customer concerns seriously and strive to provide the highest quality service at fair and competitive prices.
We understand the frustration that can come with unexpected home repairs, especially when they are caused by something as unforeseen as a tree falling on your house. After receiving your request for an estimate, we carefully evaluated the damage and provided an estimate that reflects the necessary repairs to restore your roof to a safe and functional condition.
It is important to clarify that our estimate is based on the extent of the damage observed during the inspection. The damage caused by a fallen tree can often be more extensive than it initially appears, potentially affecting structural elements that are not immediately visible. Our goal is to ensure that all necessary repairs are addressed to prevent further issues in the future.
Regarding the concern of price gouging, we want to assure you that this is not the case. Our pricing is based on industry standards and the specific requirements of the repair. We adhere to ethical practices and do not inflate prices for profit. The estimate provided to you is for the necessary repair work, not a full roof replacement. However, the cost may appear high due to the comprehensive nature of the repair work required to ensure the integrity and safety of your home.
We encourage customers to obtain multiple estimates for comparison. It’s possible that the estimates you received from other sources may differ due to varying assessments of the damage or differences in the scope of work proposed. We stand by our assessment and are committed to providing quality service that ensures your roof is repaired correctly and safely.
If you have any further questions or would like to discuss the estimate in more detail, please feel free to contact us directly. We are more than willing to address any specific concerns you may have and work with you to find a satisfactory resolution.
      Thank you for your understanding.

      Dear Better Business Bureau,
We have received the complaint from ****** ******* regarding the estimate provided for roof repairs following a tree fall incident. We appreciate the opportunity to respond and clarify the situation.
After assessing the damage to *** ********s roof, our team determined that significant repair work was necessary to ensure the structural integrity and safety of the home. (A tree fell on it which damages more than just shingles) Our estimate reflects the scope of work required to address all visible and potential hidden damages caused by the tree.
We understand the customer's concern about the cost and allegations of price gouging. However, we want to emphasize that our pricing is based on industry standards and the specific repair needs identified during the inspection. The estimate provided is not for a full roof replacement but rather for the comprehensive repairs needed to restore the roof to its proper condition.
Our company operates with the highest ethical standards, and we categorically deny any claims of price gouging. We encourage our customers to obtain multiple estimates to ensure they are comfortable with the proposed costs and scope of work. It is possible that differences in estimates arise due to varying assessments of the damage and the extent of repairs required.

Bought my current house in May 2023, about 11 months after Shamrock replaced the roof on this house under an insurance claim by the previous owner. It was documented then that Shamrock had failed to seal the roof and did not install bird blocks at all corners. This allowed bats into the attic after Shamrock's warranty had expired. Then, water damage was found in the attic behind my chimney due to poor installation of flashing on the roof. We had to pay $10,700 to remove the bats and replace the attic insulation.

Shamrock's response to my inquiries was as follows:
After reviewing the information and the claims against our company we have determined we have no legal grounds to pay for anything. The workmanship warranty with the homeowner you bought the house from was over in June of this year. There was nothing signed or stated that the warranty was transferable as well. The previous customer who we put the roof on for had no issues or there were no issues brought to our attention during the time the workmanship warranty was in force. For these reasons we considered the matter closed and no other action is required from Shamrock. Please address all other communications to ************************ if you feel the need to communicate further.

Regardless of the warranty, Shamrock is refusing to recognize their error or provide any remedy to me. Numerous other issues with their roof installation including loose drip edges, poor flashing installation at seams, and holes behind gutters have been discovered, but again, Shamrock's response is just about legally protecting themselves. Their behavior in this issue does not merit their high rating.

Here are the facts.  The person complaining is not our customer.  We do not have a contract with them.  We were never made aware of any workmanship issues with the person we had the contract with during the time the warranty was in force.  The workmanship warranty was not transferrable.  There may have been bats in the attic previously before we even replaced the roof, who knows.  It goes on and on.  The current homeowner spent money on something we did not know about nor had the opportunity correct at our cost.  No communication was made to Shamrock during the warranty period.  If the property was truly sold in May and we were not notified prior to the sale our warranty was over.  Anyone can get work done and try to make someone else pay for it.  We do take care of our customers.  Not our customer.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and while I am disappointed by Shamrock's take on the situation, I accept their response at this point. To give credit to their viewpoint, A different roofer I trust observed that it was just as likely that the bird block that I thought Shamrock had failed to install was never there before the roof replacement began. I can say that we did not hear the bats in our attic until a few months after we moved into the home in May 2023, but again that does not prove that Shamrock was culpable for their presence.

I could not have had Shamrock out to fix the bat issue as by then, it had become a pest-control and insulation problem. The work on the flashing around my chimney was sub-standard but easily fixed and I admit that i have no other major concerns with the roof now.

Thank you for taking my complaint and responding to it, and yes I will be closing this thread out now. Shamrock likely faces many complaints like this that are beyond their control/scope, and since I have no concrete proof that they are the reason bats were allowed into the attic, I cannot hold them accountable here.

      Sincerely,

      ***** ******

To whom it may concern I did not do any business with Shamrock Roofing & Construction that's what makes this situation even worse however I allowed them to use my property to do a roofing job for a neighbor whom I do not know I was extremely courteous.

Shamrock Roofing & Construction completely destroyed my property although Shamrock Roofing & Construction put down new grass on the property first of all it was the wrong grass second of all it was cheaply poorly & unprofessionally done along with the fact that they wanted me & my neighbor to water a 0.28 acre lot that's how much land they destroyed.

First of all I don't want my neighbor touching my property this neighbor obviously didn't care what happened to a possession that was not his own & secondly it is not my job to do all this watering nor the neighbors I tried to help Shamrock Roofing & Construction by making an attempt to water but it's really not up to me to do that Shamrock Roofing & construction is supposed to see this entire process through until I am completely satisfied.

I reached out to **** of Shamrock Roofing & construction with a text message & a picture of the grass on August 24th at 7:23 p.m. I let him know I was trying to water it but it was just too hot.
Obviously it's a lot of property that they destroyed I received no response from **** nor the GM *** * **** is the same gentleman that said he was going to make the property quote on quote was
      "BETTER THAN IT WAS BEFORE"
However it was nothing wrong with my property before Shamrock Roofing & Construction came around.

I'm not a customer of this roofing company I'm a person who was trying to be helpful only because they asked me for a favor **** knows I was not really wanting to help Shamrock nor my neighbor but I went against my better judgment.

Shamrock Roofing & Construction gave me they're word they would make things right they have not done so I didn't have to be helpful & I'm the one being treated unprofessionally in the process.

*** ******* is correct.  He did let us use his yard.  His neighbors house is 4 levels high.  He understood we were having a large piece of equipment on his property.  Unfortunately the ground was too soft and the crew left ruts.  In order to make things right we hired a landscape company to level and re-sod the damaged areas.  When we re-sodded the temperatures were above 100 degrees.  He was adamant about getting this taken care of so we did.  Sodding under these conditions even with watering may not be sufficient.   The fact is *** ******* allowed us to access his property.  The yard had a mix of grass types.  The yard is now level.  Seeding the area in the fall and again in the spring along with watering it will bring it back to an acceptable level in our opinion.  We accepted the majority of the responsibility.  We feel some responsibility lies with *** *******.

We have already responded to this complaint and our stance is the same.  We repaired the damaged yard.  It did not get watered.

      Complaint: ********

I am rejecting this response because:

Shamrock Roofing was & is unprofessional the property in question is not fixed Shamrock Roofing is inconsistent Shamrock Roofing did not value someone else's property as they destroyed the property in question Shamrock Roofing did not water the property nor fix the property to the owners satisfaction as promised by employees of Shamrock Roofing our position is the same Shamrock Roofing didn't do what was promised to the owner which renders Shamrock Roofing still responsible for the destruction of the property this is completely unprofessional & this situation is not resolved

      Sincerely,
