      From the beginning, there were constant red flags. The person now acting as “the head” of this property is cruel, dismissive, and unprofessional, often behaving as though she has a personal issue with tenants. Heal that, “ma’am”.. Her demeanor made the environment feel hostile and unwelcoming—definitely not a good fit nor look for residential leadership. For context, I’ve lived at other 1st Lake communities and never had an issue until I came here.
      Complaints from myself and other tenants about loud music, suspicious visitors, dog feces, and even strangers knocking on doors were routinely ignored. Even more concerning, weed smoke in the buildings was never addressed, despite repeated complaints. Contrary to being told that “weed is in”, there are definitely complexes that enforce NO SMOKING or one may face eviction.
      To top it off, I confirmed my final rent payment amount in advance—both in person and via email well ahead of move out —yet I later found out there was a mysterious, unexplained charge added to my account. I was also contacted by clearcreek for a forwarding address which was written on the move out notice, that I HAVE A COPY OF ??.. you have my phone number but not my file? So, where did you retrieve the # from?! Stop it. This kind of shady, unethical behavior is unacceptable, and when I contacted corporate, they had no record of an issue or even a reason for why my forwarding address had been requested. How is that so? How couldn't corporate (the entity that the "head" stated NEEDED the forwarding address) locate a concern by my name or phone number? This is wild and low, wow. Y'all dropped the ball—anywho, I was advised by corporate to reach out to Cindy Hart, the Regional Vice President. She should be back in office on Monday 6/30! She’s also on LinkedIn.
      Please consider THIS your warning: save yourself the stress, health risk, and frustration. I DO NOT RECOMMEND!

      If I could give no stars I would! I went to work for Many Mini. They expect you to stay busy inside the office on a system no one knew how to run! On top of that they charged me ****** for keys they have! Its pretty sad do t waste your time applying they lack honesty!

      First lake on brownswitch is a total rip off I gave these people a 30 day notice before moving out after paying 2 time in one month before breaking my my lease in jan before turning my keys in. To have my deposit taking away and be charged for wear and tear from being there for 6 years. Charging me to replace carpet when a employee say the replace anyway but want charge me almost 1500 dollars. Plus while I was there the ac stay freezing up and need free on this place is a rip off and then trying mess people credit up

After review of your records with your onsite team, the charges applied are in accordance with the lease agreement. As stated in the lease agreement, damages beyond normal wear and tear are the responsibility of the resident.       I am sickened by the latest practices of management specifically ********, at Villas of Laketown 1st Lake Property. I am now a former tenant as of June 13th 2024. Before turning in the keys, I inquired about a final walk through with staff. I was denied and told it was not their policy. I decided to do a time and date stamped live video of the entire apartment walk-through because I did not want any issues to arise later. Glad I did. Upon receipt of my return deposit. I was charged for sheet rock damage for holes in the walls. My entire tenure there I've never hung one picture on any wall. If you fine tune the apartment you can see where the lines of previous sheetrock hanging and patchwork was done, to include the ceilings. When I initially inquired about it, I was told it was due to building settling, it would protrude more over time. Sheetrook work was done in the apartment numerous times. However, it never posed an immediate problem to me, until the mold started (another issue). Here we are today on the 3rd set of managers who are so clueless about the previous happenings, that they're literally screwing over people. Today, I was presented with pictures of holes in walls from someone's apartment!!! There's no evidence of a room, a time date stamp, just pictures of holes in sheetrook. Things like this should be documented together with staff and tenant present. This is clearly unacceptable. I have my video proof as to the day and time of move out. Walk through should be done together, the same as when you're trying to sell folks on your subpar complex.

      Fox Run Apartments Are Very **************************** To African Americans. While Living In Fox Run, Apt ***, Once We Moved Out We Were Charged $598 Dollars In Damages, And Lost A $400 Deposit, Totaling $998 In Damage. We Were Charged For A Light Fixture That Didn't Work When We Moved Out, How Do You Break A Light Fixture, Especially One That Is Only A Bulb, Not A Chandelier Type Light Fixure. Also The Light Fixure Wasn't In Our Apartment And We Were Charged. We Were Charged For Dirt On The Carpet. We Were Charged For The Silver Pans On The Stove Top. Lol Fox Run Also Charged Us For Dish Washer Wheels, How Do A Tenant Break Dish Washer Wheels. When We Had A Rat, The Maintenance Men ************* Out The Dishwasher Because He Discovered That's Where The Rat Was Entering The Apartment. He Likely Broke The Wheels But We Were Charged. One Day I Went ********************* For A Air Filter.The **** ************* Told Me The Air Filtered Was For OTHER Tenants, As If I Wasn't A Tenant, This Incident Let Me Know They Are Indifferent When It Comes To Young ***** Men. This Place *************** Will File A Complaint To ********************* There Is No Normal *********** When you move out, They Will Literally Charged You With Everything. And Before you Answer We Can Find You In The System, This Is ***************************** from Apartment #***

      Terrible maintenance. Dept Mgt can not solve the maintenance. Situation here at Citrus Creek.moved in Oct. 2022. The cealing leaked over 1 year Dryer has been out over 2 months, kitchen lights over 1 mo. Mgt. Is not holding Maint. To do proper repairs in timely manner Lived this area over 30 years.Worst maint. In my life.

      **************** been a 1st Lake tenant on the 2nd Fl (Willow ********************** Apts) since July 2015. Theres been a fair share of issues since living here. This particular issue stems from Hurricane *** in 2021. After multiple repairs were done to the ceiling due to leaks coming from the 3rd ** The contractors that came in and didnt come back to finish the job. My bathroom looks like c*** missing tiles around the shower, towel paper hold, shelves in the closet taken down, and towel holder never got put back up. The hallway smoke detector and light fixture wires just hanging. Ive put in several maintenance requests through the portal. Also spoken with maintenance personnel about my situation with no success. I even total the office personnel. I need someone above (i.e Area Manager/Corporate) the leasing office personnel here at Willow ********************** help me. Im tired of hearing excuses on why my bathroom still hasnt been repaired. Its been over 2 years which is totally ridiculous and unprofessional.

      After stay in apartment for almost four years putting up with small roaches and water leaks in down stairs bathroom. I moved out to be charger for carpet replacement from what I was told by workers was normal foot traffic. Every lease signed carpet cleaning was offered I excepted but it was never done. I also put in my early termination of lease like asked and was charged a fee. A fee that stated on lease I wouldnt be charged if I turned in the termination letter 30 days prior to move out. This was by far the worst experience in my life after almost ***** in rent paid over the years I stayed there. To be given a bill after moving out and they kept my 350 deposit.

      This is the last straw!! I have dealt with 1st since 2018. Sugar mill was the best of all locations. Sadly, we had to move because we were a growing family. Soon after, I moved to Hickory Creek which was very traumatic. After hurricane ***, my fianc, and 6 month old (at the time) lived in an inhabitable state. The ceiling were cracked and falling apart, we had to use a bucket to catch the water that then turned into mold. They left our bedroom wall open which could have exposed us to toxins. On top of that, we had to experience a very rude manager. I couldnt believe it. We quickly moved to ********************, Apt M150, where we immediately experienced ***** infestation. I didnt sleep in the masters room for the full 18 months. The living room was the safest place. Now, after dealing with infestations and gun shots, we finally moved out. I received an invoiced for flea treatment and carpet replacement. So many people can attest to my house rules that I had in place. My baby didnt eat on the carpet, she ate by the entrance. I dont own a dog nor did that carpet need any replacement. I should have listened to the previously tenant. I remember her knocking on my door asking was our carpet ok. We thought nothing of it. Her exact words were they are trying to charge me for carpet replacement. Now, I am experiencing the same situation. I will not cover the expense of what they have decided to do after I moved out. That apartment was spotless and they also charged me an addition fee of rent. I have emailed stating my FINAL payment. I will never rent from them again.. ever!!
