    They are the worst. They took over managing our 15 unit property in April of 24. They lied from the beginning. They convinced our HOA to do a $400,000.00 project. Unknown to the other owners they are doing the construction themselves. They have keep us in the dark the whole time. We never got to see the construction contract. The details and terms of the bank loan. All we got is a $150.00 increase on our condo fees. We asked if anyone else bid this job. They said yes but couldnt produce even one other bud.They haven given us any of these related documents or any monthly profit and loss statements. We have a fox minding the henhouse. Run run run from them. If you are considering them for anything come by and talk to me. **** ****** *******************************

    Dear ******************** Representative,Thank you for the opportunity to respond to **************** review. While we take every review seriously, we believe this situation stems from an ongoing personal conflict between Mr. ****** and the Board of Trustees, rather than reflecting the services GIM Property Management has provided.Regarding Mr. ******* repeated demands for financial documents, *** has provided all legally required records, including tax returns and financial statements. However, Mr. ****** expanded his requests to include additional documents that are not typically shared with individual unit owners. Despite claiming multiple times that he had retained an attorney, he never formally requested these documents through legal channels. A request through his attorney would have clarified the process and ensured he received any additional documents he was entitled to. Instead, he chose to escalate the situation through direct confrontations with ****** addition to the document demands, Mr. ******* history of confrontational behavior toward the Board and *** staff has led to nearly a dozen incidents where police were involved. Below is a summary of key incidents:Feb 22, 20** (Incident #**ACT-**3-OF): ***** ****** reported Mr. ****** for using his sisters email to harass board members.May 25 & 26, 20** (Incident #**ACT-736-OF, #**ACT-742-OF): The police were called after Mr. ****** verbally attacked ***** ******, demanding financial records and escalating tensions in the condo complex.March 1, 20** (Incident #**ACT-280-OF): **** **** contacted the police after feeling harassed by Mr. ******* persistent, overwhelming emails about condo matters.Aug **, 20** (Incident #**ACT-1**5-OF): Mr. ****** blocked **** ***** car in a parking dispute, forcing police intervention when he refused to move.Sept 7, 20** (Incident #**ACT-1308-OF): Mr. ****** harassed GIM contractor ***** ********, making offensive remarks and recording workers. The police were called to ensure safety.Sept 9, 20** (Incident #**ACT-1318-OF): Mr. ****** filmed workers, trying to provoke reactions, resulting in another police visit.Sept 10, 20**: Mr. ****** parked improperly, knocking over a construction cone, and refused to move his truck until threatened with towing.Sept 11, 20** (Incident #**ACT-1331-OF): Mr. ****** aggressively filmed and later blocked a workers car by backing his truck across the lot. Police intervened again.Due to this ongoing behavior, *** sought and was granted a harassment protection order against Mr. ****** by the Westborough District Court. If violated, Mr. ****** will face arrest.Its clear that Mr. ******* review is part of a personal vendetta against the Board of Trustees and not a reflection of GIMs quality of work. Despite his disruptive actions, we have remained focused on maintaining a safe and professional environment for all residents and workers at ****************************Thank you for considering our response.

    GIM attempted to extort thousands of dollars from us by lying to us about unnecessary repairs to our property. They lied about legal requirements to the property & misrepresented the public health inspection report. We have all the emails to verify.

    ********************* contacted GIM Property Management on 9/25/2023 to acquire property management services and became a client of GIM. 

    ******* owns the property located at *********************************

    ******* placed a tenant in the property before he hired GIM to manage it.

    In fact, ******* had hired 2 previous property managers before GIM, however, for one reason or another both relationships were terminated.

    We were not aware of this before we signed him as a client. 



    Before ******* hired GIM, the tenants who ******* placed had filed with the Dept of Health because of unsanitary and unsafe conditions of the property.

    The BBB has a copy of the Dept of Health report that was completed on 9/13/2023 by the Director of Public Health, ******** *******.



    Violations included in the report: Bags of rubbish left in garage, garbage bags left in driveway, exterior handrails are loose, electrical outlet covers are missing in bedrooms, grab bar in tub is broken, exhaust fan missing in bathroom ceiling/just a hole, shelf in cabinet under kitchen sink is rotten, refrigerator ice machine is broken, garbage disposal is broken, rear screen door is broken, missing smoke and CO2 detector in basement, insulation hanging/falling out of basement ceiling in laundry room, misc items left in basement from the previous owner/tenant,



    After viewing the Dept of Health violations list, GIM went to the property to complete a walk through to determine materials and set a start date to complete the repairs.

    A proposal we sent to ******* listing the items to be completed with the cost to remedy each item.

    ******* responded by email that the cost to remedy everything was "outside of their budget".

    ******* requested GIM to only fix a few items and that he would be making the other repairs himself.

    This concerned GIM because of the then unsafe condition of the property and to either not make repairs and/or to not use a licensed contractor to make the repairs, in addition to not pull permits and complete proper inspections. 



    After attempting to speak with ******* and explain the severity of the situation and the risk/liability of not correcting each item in a timely manner, using licensed contractors and completing all necessary inspections, ******* would not approve GIM to make all the necessary violation repairs.



    At this point GIM decided to issue a notice of termination to ******* stating the following:

    "Failure to Pay for and Remediate Necessary Maintenance by the Required Deadlines: Despite our best efforts to explain and discuss the urgency of the outstanding maintenance violations and costs associated with your property, there has been a lack of understanding and compliance regarding these violations. As a final reminder, deficiencies identified by the Board of Health are of utmost importance and must be handled professionally to avoid further legal action for all parties involved.

    Repair Methods: We have encountered extraordinary challenges in addressing the aforementioned repairs. After many conversations in which we urged the importance of completing these repairs according to local Building and health Codes and by a licensed contractor and/or tradesman, it seems there is still a lack of understanding or potential unwillingness to comply with these requirements. 

    GIM Property Management is committed to upholding high standards of service, ensuring Massachusetts Laws are followed, and safeguarding the value of the properties we manage. We believe in a fair and transparent approach to property management that benefits all parties involved."



    During this time, the tenants also decided to file a lawsuit against the owner, *******, listing what we have mentioned, as well as, detailing their interactions with ******* and the previous property managers and having, at their own expense, to hire someone to clean the house and remove trash so they could move their belongings into the house. Their attorney is ********************* of ************************************* 



    GIM has supplied the BBB copies of all correspondence with *******, the tenants, the attorney, and the Dept of Health Director.
