    On 7/14/23 I received a phone call from a USHUD representative about a lead source program. She explained to me that my area had just opened up and that it was a great area with quality leads. I did ask a lot of questions and of those questions I did specifically ask twice if the leads were vetted. She never gave me a direct answer, but implied that the leads were in fact vetted. I also asked how many leads did the previous representative close of the leads that were provided. She told me 8 from the previous 12 months, and 14 from the 12 before that. She stressed the fact that I should sign up before the weekend because weekends were extremely busy, so I did. I paid $897 for a 90 day membership which she said that she discounted for me since I did pay in full and she waived the setup charge. The weekend went by with no leads provided so I sent an email to customer service because she said that she was going on vacation. I received a phone call from her director which did in fact confirm that she did not give me entirely accurate information because he stated that he listened to the call twice. I told him that I did not feel comfortable with the company and that I wanted a refund. He told me that he would rearrange some things online and give me free access to his support. I still kept telling him that I did not feel comfortable and wanted a refund, but he did not acknowledge that. He said the best days to contact him were Monday and Friday. The week went by with still nothing, so I again tried to reach out on Friday, but was told that he was on vacation for 10 days. I just want to get a full refund and be away from this misleading company.

    While we disagree with many of the points brought up by the
    client, we do agree that the exceptionally slow start and breakdown in
    communication warrant a full refund. Confirmation of the refund has just been
    emailed to the client. Depending on how quickly their credit card processes the
    return, they should see it post within 5-10 business days.

    My issue with this business has not been resolved and I want it resolved using another mediator, such as the Better Business Bureau. I was officially let out of an 90 day agreement per a written agreement after a complaint. Per the email below I was not supposed to receive leads past July 20. I received leads July 21, had to inform Erika/Eric/Justin, that $249 was taken out of my checking account. There was a mention of my money being refunded, also they had a recording stating I said this or that, but I want things simplified without an argument. Please do not draft money out of my account anymore and I want correspondence from a supervisor other than Erika/Justin/Eric explaining that the matter has been honorably resolved effective by July 31, 2023 and there will be no collection attempts.

    After an initial committing to a 90-day period the client got cold feet and was converted to a month-to-month account with their consent. All that was required to cancel was notice, 48 hours prior to renewal. In lieu of providing advanced notice, the client informed us of their desire to cancel after renewal had occurred. 

    A full refund was submitted to the client’s credit card for the 7/20 charge on 7/21, despite their failure to abide by the amended terms they had agreed to. Proof of this refund was emailed to the client. As stated at the time of refund, it can take 5-10 business days for a credit card to post the refund. We are just now starting day 3 of those 5-10 business days.

    On 6/15/23 I was contacted by Sydney with USHUD regarding a lead generation program. I made it very clear that I would not agree to more than 30 days at 269.00 per month. The next day Jennifer called with the offer of a free website to go with the program. She expressed that there would be no additional charge for the service. I agreed. After 8 days, I had not been contacted for additional information or received a lead and began trying to call USHUD. The first red flag was that I could not reach anyone in person until emailing Sydney. By this time I had read many negative reviews online with the exact same details as my situation. Once I was able to speak to Jennifer, I asked her if the offer of the free website extended my contract by 90 days as I had read in the BBB complaints. She said that was correct and that she had clearly stated that in our phone conversation twice. She did not. I would NOT have agreed to this if the details had been clearly stated. I have asked several times for a copy of the recording which I have not received. After reaching out on day 8, I did begin to receive leads that have all been of poor quality. I have yet to speak to a buyer as they do not respond or the number is invalid. I have spoken and emailed with Justin several times and ask for a refund due to the fact that I was mislead and not aware of the contract extension. He has denied a refund. I do not want to do business with this company as they are deceptive and I did not knowingly agree to anything other than a 30 day service with the option to cancel. I find it interesting that most complaints on this site regarding this company have been met with a hostile, belittling response from USHUD. That is not the sign of a business with integrity. Why would you want to force someone to do business with you? I have paid for the 30 days of service that I clearly agreed to. I have and still am requesting the 90 day extension be canceled immediately due to misrepresentation.

    Not only did the client verbally agree to the additional 90 days, the client signed a contract as verified by ******* for this 90-day period. The second sentence of the contract lays out the 90-day addendum. To say that they client was unaware of the extension as they claim, makes the entire complaint questionable. A copy of this contract has been shared with the BBB.

    Attempts to assist the client were shot down. We sell leads not referrals. Sometimes a lead needs a different approach than what the client is used to. We highly encourage the client to reach back out to Justin for the assistance he’d previously offered. We would love to see them converting during their contracted period.

    I am rejecting this response because: I have repeatedly ask for a copy of the phone conversation with Jennifer where they say I verbally agreed to the extension. She stated there would be no additional charges and did not at any point, clearly state that by accepting, this would extend the agreement by 90 days. I made it very very clear that I would only enter into a 30 day agreement. I initially responded that I had not signed a contract and Justin can confirm with our "recorded conversation" on day 8 that I said I would not sign anything over 30 days. He did send me a copy and I realize that I signed it with the understanding that billing would not change, which to me meant 30 days only. My complaint is based on the fact that this company is fraudulent in the way they represent their service. After researching them and their founder, it is obvious that they have a history of this type of behavior and they are a company based on misleading tactics. I received no communication for the first 8 days of the agreement and had to make many calls and send an email to get any response. I have attached a copy of the agreement Justin forwarded me. I told him I did not sign an agreement for a 90 day extension and would not have done so knowingly. I feel the agreement was misleading and apparently when I received it, I read through the paragraphs and based on what was expressed to me felt that our initial agreement for 30 days billing was still valid. I did not see it as 3 additional billing periods obviously. Paragraph 3 references an audio signature as well and I want verification of that from USHUD. They use deceptive practices and prey on people who are busy and working hard to earn a living. A legitimate company does not need to trick people. I expressed that I did not want to continue service with them on day 8 once realizing they are scammers. I have received their low quality leads but I will not in any way work with them in any capacity. I do not trust them. Besides feeling that when a customer expresses that they were mislead they should not be billed for services not received, my hope with this complaint it so warn other agents so they do not have to deal with this in the future. Such a shame they can't run a legitimate business. I will never do business with any company again without throughly researching them. They are quick to respond negatively to complaints. I ask that they supply a copy of the initial conversation with Jennifer on 6/16/23.

    I signed up with USHUD, on May 2, 2023. USHUD is supposed to be a lead generation platform for Realtors. I was told that a spot had recently opened up that would give me exclusive access to leads in a particular county. I asked the representative why this county was available, and he stated that the Realtor who had previously been assigned to the county had moved out of the area. (This is the same answer that I have seen in other complaints against this company).
    The sales person, Barry, convinced me that I would receive leads that would generate enough revenue to pay for the cost of the program, so I signed up for 3 months. The cost of the program was $150 set-up charge, and $299/month.
    I have not received a single viable lead. Of the 5 so-called leads that were sent to me, only one had an accurate phone number, and she stated that she was not even looking for a house! (That was the last 'lead' that I received, on June 4th).
    I sent an email to Barry on May 18th and told him that I was unhappy with USHUD because they had not delivered as promised. I did not receive a reply, so I resent the message on May 25th. He replied and stated that he had forwarded my initial email to Member Services. I finally received an email from Justin, and he stated "I had the adjustments made and the traffic will pick up for you". To me, that means that my account wasn't set up properly to begin with.
    I was also given the 'opportunity' to upgrade to a Platinum program. The email that I was sent with information about this program was filled with backtalk and was very confusing, so I declined to sign the agreement. I received a call from a salesperson anyway. I told him I had NOT signed up for the Platinum program, and he stated that someone at USHUD had "dropped the ball".
    Justin has agreed to cancel my membership, but has refused to refund the $449 that I've spent.

    Marketing is a fluid process; the terms that generate clicks
    one day may stop working another day. It is also a process that can take time
    and should not be judged from a short-term point of view. The account was set up
    correctly, however changes were required as the account progressed. Justin was
    offering to make these changes based on feedback.


    All leads are completing an optional form for contact when viewing
    properties. It sounds as though the client encountered an avoidance answer, as
    can happen with any form of sales.


    The client had provided an audio signature for the
    additional time and services. The e-signature was a formality to expedite the
    process. Had the client called and told us they did not understand what they agreed
    to, we would have been happy to explain further and release if needed.
    While did not issue a refund the client was released from
    the remaining $1,495 in charges they’d previously agreed to.

    I am rejecting this response because:

    This company did not perform as promised; I was given information that was misleading, if not just plain untrue, the communication from management was extremally poor, and I was enrolled into an additional program without my consent. (The representative from USHUD stated that I signed up for said program verbally, but I had received an email that explained this additional program, and when asked for a signature, I declined). 

    I received 5 so-called leads within a 6-week period, and none of them were viable.  I was not able to reach three of the 'leads' because the phone numbers and/or email addresses were fake. I was unable to reach one person, and the one person that I was actually able to speak with sounded very surprised that I was calling, and asked how I got her number. Based on the above, I think that USHUD is sending consumer information without their consent, or they are sending bogus leads as a way to boost their numbers.

    In addition, I emailed Barry P**** on May 18th because I had not received any viable leads. I did not hear back from him, so I emailed him again on May 25th. He replied and told me that he had forwarded my email to Justin A******. Justin stated that adjustments needed to be made to my account. I asked what type of changes would be made, and I never got an answer. Justin stated in his response to the BBB that "The account was set up correctly, however changes were required as the account progressed". I feel very strongly that my account had not been set up correctly in the first place. If it had been, why did changes need to be made just 16 days after enrollment? And if it was set up incorrectly, what exactly was I paying for? As an aside, I received just two leads after the supposed changes were made, despite Justin's statement that "traffic will pick up". 

    Justin further stated (to BBB) "The client had provided an audio signature for the additional time and services. The e-signature was a formality to expedite the process". The problem with this statement is that the information that was provided during the call varied greatly from the information that was sent in an email. After reading the information, which included a lot of double-talk, I declined to sign.

    I feel that based on the above, I am entitled to a refund of $449.00

    On March 3 a rep from Heavy Hammer-USHUD contacted me and offered me a lead generation service for 6 months with a reduced price so I can get 7 months instead. He never gave an option for 3 months as offered to others. The area I requested is a very attractive area in south Florida that is never available. I was surprised and I asked how come it is available, and the selling person told me: " the previous one who had this area moved to another state. I bought this lie and paid $2044 This was on March 3. On March 6, I called the selling rep to tell him about the quality of the leads, but he was not there anymore. Somebody else called me and assured me that he would take care of it. They will make adjustments etc. After a few days, more leads came of the same quality. South Fl is expensive and I received leads in which the price range requested does not exist. I contacted my rep again and he told me to wait a few more days, but in the meantime, nothing changed. I offered to pay full price for the less than a month I used this company and I received a very negative answer. They are selling promises. I saw other complaints that I was supposed to get a website, but I got none. Also, the rep never disclosed to me that the leads are from 3rd party, used leads. I want to cancel immediately and get a refund minus what has been used= 20 days. I don't have any support doc as I never received any signed agreement.

    The purchase price on our leads is from a dropdown menu.
    Often buyers select the highest or lowest price as a means of sorting the
    properties.  This purchase price listed
    is not always indicative of what the buyer’s actual budget may be.


    The client admitted that they have not been successful with
    other lead programs offered by our competitors from day one. Attempts to coach
    the client on best practices for closing any leads were met with threats and
    open hostility.


    We have issued a full refund and will be parting ways with
    this client. Unfortunately, we are yet another lead provider that will never be
    a good fit for this agent.

    I entered into an agreement that provided real estate leads for realtors for a 90 day trial, before I began receiving leads they reached out about a website. The company shared leads however the information they provided was very inaccurate and every lead I have gotten ahold of was not wanting to be contacted. The lead info for potential clients was either disconnected phone numbers or the phone numbers were wrong numbers or they had zero interest as the site required them to input information to even browse. I canceled my membership in accordance to our signed agreement. I reached out requesting information on why I was charged after I requested cancellation well before the quarters end. I was then told I had verbally agreed to an extension. I Tried to inform the rep that I was unaware that their offer to build out a website the first week after signing was an agreement to pay for an additional quarter as it was only mentioned that the extension was of the platinum program not another charge and as an incentive for the website I got an additional quarter. What's the incentive if I am being charged? Websites don't cost that much to build. When I spoke with the website company I turned down the service after the site was fully explained as I already had a better website through another company and never signed the electronic agreement.

    Several attempts to reach the client to discuss this complaint have gone unanswered.

    The client's description of the site as well as the additional services are inaccurate.

    All leads are user submitted from an optional contact form expressing a desire to purchase a home. While the client described some duds, as would be expected with any real-time leads, they also described talking to people. It falls upon the client to convert the leads.

    The additional site was agreed to via audio signature in exchange for the client committing to an additional 90-days or service. This site was not merely squatting a choice URL, the site was customized to the client, included a built in IDX feed, as well as a CRM.

    Should the client decide to return our calls, we will be more than happy to assist them with best practices and tools to convert their leads for the remaining time.

    On August 31st, I received a call from Erica who started to explain the leads I would get and pricing. She said it would be $349 a month for 3 months, but b/c it was end of month the $500 setup fee would be $100. I was hesitant about the leads b/c of the website name USHUD.com, which makes me think of foreclosures . The first 6 years of my career I did foreclosures and REO's and I was VERY clear I did not was any foreclosure leads. She assured me the leads I would get would be coming from their Social Media ads on **, such as *********************, etc. and not Foreclosure leads. I decided to move forward. The first leads I received were indeed foreclosures leads. I sent Erica a 2 text messages the same day and left a VM, no returned messages EVER. I also asked for a screen shot of the Social Media ads they were running for me in my area, NOTHING. The next day Jennifer calls me to verify my info and then asks if Erica told me about the "FREE PLATINUM PACAKAGE" which consisted of a website. Come to find out she didn't tell me it would extend another 90 days. Another scam, she'll ask you to say your name for to confirm you want a Free Platinum Website" but doesn't tell you it extends out another 3 months, then your locked in. HORRIBLE BUSINESS PRACTICES.
    The other LIE was I was told I'd be getting Carroll County MD in it's entirety. In fact, one of the first things she said was they had no agents in Carroll County. I found out this morning that was a lie too. There is another agent in Carroll County. Also, told I would receive scripts by Erica, nothing. They also said I signed a contract which I never did. Justin the manager didn't seem to care about my concerns and was not helpful, just said sorry no refund. I never signed a contract, hence how do I know the terms and conditions. COMPLETE BAIT AND SWITCH AND COUNTLESS EMPTY LIES AND PROMISES.

    While 99% of what the client says does not even begin to match the recorded phone calls, we did find that we were not clear enough on the initial call and issued a full refund.

    Currently there are almost no foreclosures on the market. While there were none to advertise in her area, we cannot prevent a buyer from asking about them. While most agents would focus on what is available with a prospect, this was apparently not an option in this case.

    The client was released from the optional, additional, 90-day program, the same day they had agreed to it. This is despite the recorded call clearly spelling it out as an additional 90-days.

    The client has been resistant to coaching and has been determined to paint us as having done her ill, despite a strong desire on our part to see her succeed. For this reason a full refund was issued on 9/9/2022.

    I entered into an agreement that provided real estate leads for realtors. The company shared leads however the information they provided was very inaccurate. The lead info for potential clients was either disconnected phone numbers or the phone number for the wrong individuals. The customer service reps are very rude and are not cooperative in working to address the deficiencies that are shared.

    I immediately called when I received a receipt that indicated an additional service I had not committed to. I also immediately shared my concern during the first week that I received leads and the contact information was wrong and inaccurate. I requested to immediately cancel and to not be charged any future charges. I was told verbally that I was only charged for the first month and that I would not be responsible for anything additional. Please note the additional time I was not responsible for also because I never committed to the 90 day program and when I received an updated invoice I responded in email to them stating that I had not committed to that and wanted it to be canceled. As a new real estate agent I am so stressed by dealing with this and being changed inappropriately

    The client's initial agreement was for 90-days. They then entered an agreement via audio signature for an additional 90-days. After the client expressed concerns about the addendum, they were immediately released from the additional period but sill in an agreement for the original 90-days.

    Multiple calls, texts, and emails to the client were un-responded to until 8/1/2022. The client was then released from all further charges after having expressed an inability to convert the leads.
    Coaching and training were made available but were declined. This release of all further charges was well after the 7/23 charge in question. No charges occurred after the client was released.

    As it is apparent that we are not a good fit for each other, the client is to be immediately removed and a refund of the 7/23 charge will be issued. The client can expect to see the refund post within 7-10 business days, depending on the time it takes their credit card company to process the request.

    On July 11th I was contacted via telephone by a gentleman named Barry W***. He gave me a great sales pitch promising me seller leads (I am a Realtor). I was somewhat hesitant because the name of the company was US HUD and said I do not work with foreclosures. He assured me it was not foreclosure properties, they had no relationship with foreclosed properties and although I may get some buyer leads they pride themselves in high-end seller leads and I would be the exclusive realtor for Lee County. I gave him my credit card number and he said he would send me a contract. After hanging up, I did some research on the company, it did indeed present itself as foreclosures and they had horrible reviews so I called the number back, received voicemail, left a message that I was not interested and never heard anything from him again. Meanwhile, on that Saturday I accidently was going through my Spam and found where they sent me a contract. It clearly states in the contract no refunds for canceling will be approved. I immediately responded to the email, stating I never signed a contract and requested a refund. I then left more voicemail messages. That Monday a gentleman returned my call, he was extremely rude. I asked him to explain to me how could I be in a contract I never signed? He stated by giving my credit card I verbally agreed to a contract. I then asked how anyone could verbally agree to a contract without knowing the terms and conditions of the contract, nobody ever read me a contract and I would like a refund. He flatly refused and said it was non-refundable, but he would give me an extra month. I then asked what they have done for me that it can't be canceled and he said they were doing online advertising for me. I asked to see a copy of the ad they were running and have yet to receive anything. I googled the company and they are still advertising the same Realtor from Exit Realty for Lee County Florida as they were the day the gentleman called me.

    The client was unresponsive to calls from Member Services after coming onboard. For the first 3 days of service, we called 6 times to touch base. When the client was finally reached on 7/15, they asked to be called again on 7/18, and did not mention any dissatisfaction or desire to be refunded. The client did not let us know of their desire to continue with the program until 7 days after having agreed to service.

    Research into a service is part of the due diligence for any purchase and should be done prior to said purchase, not a week after. Had the client returned our calls sooner, we could have assisted them with referrals, or even directed them to our BBB score. By the time the client decided to speak with us a refund was no longer available, and they were instead offered additional time, at no additional cost.

    Unfortunately, the client has disputed the transaction with their credit card company. The issue is now in their hands.

    There was no opportunity to research the company as they called me and gave me their sales pitch. Upon hanging up, I did research the company and all I found were negative reviews so called the number back and left a message to please credit my account as I was not interested. I was told I would be receiving a contract to review and when I never did I assumed everything had been settled and never gave the company a second thought. I was finally contacted by the company on a Friday as I was walking into an appointment and told the woman I was walking into an appointment and could not talk, could she call me back on Monday morning (which she never did) Meanwhile, I discovered the contract in my spam folder over the weekend. I responded immediately that I did not sign an agreement, did not want to enter into an agreement and to refund my credit card. When the woman did not call me back on Monday I called back the number and once again left a voicemail, that I did not sign a contract, I did not want to enter into an agreement and to kindly refund my credit card. Shortly after, a Justin A****** called me, was extremely rude said they would not refund me, that their services were non-refundable. How can a company enter into a non-refundable agreement without the consumer having the opportunity to review and sign the agreement and should the consumer have not been told at the time of purchase that they were entering into a non-refundable agreement and there would be no contract for them to sign? This company is a complete Scam and rip off.
