      This my second complaint posting within the last year regarding this home owners management company. The first matter involved a requested roof color change, which finally got resolved by Ms. Jeniece *****, but I had to jump through hoops before finally getting a return call and resolution. This matter involves being charged at least $45.00 in late fees regarding my monthly HOA dues, which I did address like a month ago with a representative named, Marcia! Since then, I have left 2 additional voicemail messages with D.H. Bader Management with unreturned calls by property management. Three words - Piss Poor Service!

      With regard to the roof , this matter was delayed due to the Board of Directors not responding timely, not management. This matter has since been resolved. I respectfully disagree with your summary regarding this most recent matter. Our records indicate that Jeneice W****, your manager spoke with you on April 26th, the same day you made this complaint. These late fees were legitimate as your HOA assessments are due on the first of each month, and are considered late if not received by the 20th. We waived the late fees as a courtesy. Please know that there are ways to pay your assessments in order to avoid receiving late fees. You may sign up for direct debit, pay through your bank's bill pay service, or pay online through our website. Please contact Linda W******, our Executive VP at lw******@dhbader.com or myself at db****@dhbader.com if your manager, Jeneice W**** ( jw****@dhbader.com) is unable to assist you.

      Does not know how to manage a homeowner community. Unreturned calls by property managers. Policies and procedures are not addressed in a fair and consistent manner. Still waiting for follow-up to ongoing community issues since November.

      Complete Management Services has been managing our HOA and working with our Board most successfully. Our Representative, Kathleen, has been a model of professionalism, “CMS” has guided us through a couple of tricky situations, smoothly with satisfactory out comes all round. Tip Top service, highly recommended!

      The company over all is inept. They were unable to answer simple questions. Kathleen H. was unable to manage a simple Zoom meeting. They often make claims which are nowhere to be found in the HOA documentation. They are unclear about violations or how to remedy the violations. They always push for max increases on HOA dues so that they can get an increase in their management fees. They lost documentation pertaining to approvals and made threats to our livelihood because of their own ineptitude. They have a horrible app with piss poor user interface and a lot of functionality not working or missing. A lot of documentation is missing or extremely slow to get added/updated. If you have the ability to avoid an HOA, do so at all costs. If you have an HOA you cannot avoid. Do you best to avoid this management company at all costs.

      This individual is an upset homeowner because the Board of Directors denied an architectural application. He wanted to review the records. We told him what the law allowed,, which is to make an appointment with management and come to our offices to review the records. He wanted us to scan and email everything which is beyond what we are required. Because the management company is the communicator, he believes we are at fault, when he should be directing his anger towards the decision makers of his community.
