    Beltway Builders completed a bathroom project in July / August 2024. In the process, the unlicensed person sent to my home to update the bathroom plumbing tapped into the kitchen plumbing located on the other side of the wall and cut off all water to the kitchen. Beltway builder was not contracted to touch any plumbing in the kitchen. I have contacted Beltway Builders several times over the last few months simply to gain plumbing access to the kitchen so I can have running water in the sink . I have not come to any understanding with the team at ******* builder to fix this problem and it seems that the owner does not want to stand by the warranty and correct the problem although they have been paid in full in the amount of $12,900.00.

    As Per our Contract dated June *******. We moved the wall separating the bathroom and kitchen back 2 feet and also relocated the plumbing.  We will agree to replace kitchen plumbing once the kitchen is to be finished, or we will offer

    a $500 discount.  If we can not come to an agreement in regards to these issues than we will go to Arbitration.  We did have 2 Beltway Builder's representatives go the customer's residence and try to explain the situation and no resolution came of that meeting.

    My complaint with Beltway Builders, Inc. (BBI) follows:
    1. **** **** (******: contractor for BBI) mispresented (to me) the extent of damage by insisting that ***** **** would replace all siding on the 'entire' house. There was no need to replace all siding on the entire house. (See attached pictures of 2 locations of minor siding damage).
    2. No physical repairs to the property were made for 5 months (from 9/05/24 to 1/27/25) due to a complete lack of and many delays in communication, miscommunications with ***** ****, and incompetence with handling the claim. After 5 months a second appraisal from ***** **** was never successfully arranged by BBI and never scheduled with a definite date.
    3. The actual repair costs for the siding damage to my house which totaled $380.00 proves ****** (working as the contractor for Beltway Builders, Inc.) grossly exaggerated the damage estimate as $24,329.43 in an attempt to fraud the ***** **** Insurance Company.
    4. ****** concocted an exaggerated estimate of damage meant to 'defraud' ***** **** .
    5. Beltway Builders, Inc. refused to refund my deposit of $2450.00 although no physical repairs were ever performed on my house due to excessive delays of 5 months from the incompetence and mishandling of the ***** **** claim by Beltway Builders, Inc. Further, I had been told by ****** I would be able to obtain my complete deposit refund if ***** **** would not agree to the Beltway Builders Inc. appraisal. The ***** **** damage appraisal of $562.09 never approached the grossly inflated damage estimate by BBI of $24,329.43.
    6. The Beltway Builders, Inc. damage appraisal was grossly exaggerated to a number 64x higher than the ***** **** damage appraisal exhibiting not only the extreme excessiveness of that number but how completely exorbitant and irrational to the point of absurdity was their estimate…meant only to purposefully defraud the ***** **** Insurance Company

    There was work put into the Insurance Claim and also there was an Appraisal set up but Mrs ******** cancelled that appointment.  In order to comply with EPA and MDE guidelines, we would need to remove siding and have it tested for Asbestos and in order to bring it up to code we would have to install a vapor barrier before the siding is replaced.

    The following information is...In response to Beltway Builders, Inc. response to my complaint to the BBB:

    1.  After 5 months of no actions taken to set up an appraisal appointment, Beltway Builders, Inc. stated there was an appraisal 'set up'...I asked for a definite date for the appraisal.  I was told no 'definite' date could be scheduled. This does NOT constitute a 'scheduled' appraisal.  After 5 months of non-action, there was no legitimate reason to believe an appraisal was 'set up' since no definite date for the appraisal could be assigned.

    2. Beltway Builders, Inc. then stated they needed to 'comply with EPA and MDE guidelines...and would need to remove siding.." None of this information or details have anything to do with the initial fraudulent statement I was given by contractor (**** *****) that....'Aluminum siding is no longer manufactured so siding for the entire house would need to be replaced.'  Beltway Builders, Inc. statements regarding..."testing the siding for Asbestos in order to bring it up to code"...and needing to "install a vapor barrier"...are immaterial and irrelevant to their claim that siding FOR THE ENTIRE HOUSE would need to be replaced with their grossly exaggerated and fraudulent estimate of $24,349.23.  ***** **** insurance had already given me an honest estimate of $562.09 for the minor damage (see original attachments of pictures of the minor siding damage), and after 5 months of non-action by Beltway Builders, Inc. I had to repair the minor damage myself at a cost of $380.00. 

    3.  Beltway Builders, Inc. (contractor: **** *****)  had repeatedly told me that if the ***** **** appraisal of
    damage does not conform to Beltway Builders Inc. appraisal of $24,349.23….that
    I would be able to receive a refund of my entire deposit of $2450.00.  The ***** **** appraisal of damage was
    $562.09 which was an honest appraisal of the minor damage.
    On
    3/4/25 Beltway Builders, Inc. refused to refund my deposit of $2450.00 which was a total of 7 months of non-action and fraudulent statements by Beltway Builders, Inc.

    To whom it may concern , 

    This is a simple contract issue I’m out of the office today and do not have access to certain documents that I will include tomorrow. 

    Ms ******** signed a contract with beltway builders to repair damages from a storm that damaged her siding and corner post. 

    In order to repair the damages correctly,  the aluminum siding was installed over what “appears” to be asbestos siding consistent with the products that were used in the building industry during the timeframe of construction this would be verified after removing and testing which would occur upon approval from the insurance company to remove and hAve tested in order to determine the correct PPE that would be needed as well as specific disposal requirements. 

    Ms ******** hired a public adjuster that asked us to write an estimate based on current construction standards and code, which we did. 

    The “ asbestos” is installed then the aluminum siding was installed including the corner posts which are attached over top the asbestos on 2 walls which creates a snowball effect where as you go around the house the removal of the corner which is required to remove the asbestos damages the next wall on the other side of the corner posts. Hence the need to replace all the siding and remove all the asbestos. If not you get a hodgepodge mess as Ms ******** has created herself. 

    According to the independent insurance adjuster ***** **** would not respond. At that time the “ Appraisal process “ was requested of ***** **** which send the claim to a different department. Ms ******** was aware of all the delays from ***** **** and finallly received an “appraisal meeting “ which is between an appointee from ***** **** , an Appointee from the beltway which was Lingenfelter consultants and an umpire mutually chosen by ***** **** and The public adjuster. 

    This information can easily be verified within the Homeowner insurance policy that Ms ******** was provided by her agent. 

    Only to be canceled at very last minute. At that time the public adjuster contractor states clearly they have a 1500 min fee which was deducted from the funds they received and beltway had a 25% cancellation fee on the approved amount which was roughly 2800. And the difference was mailed to Ms Barletta. In which the fee didn’t even cover the deposit to Lingenfelter consultants of 750 which we took the loss on. 

    The comments made by Ms ******** and accusations of “FRAUD “ are completely false and libel. We request these unlawful comments be removed off every site she has posted them including the bbb. We are pursuing legal counsel to help us recover the damages caused by these knowingly false accusations. 

    In the meantime we would like to participate in the BBB arbitration process as soon as possible.

    I had the company install a shed in my yard. I was told the shed would be 8x8. It was 7x5. The doors will not stay locked. The lock needs to be replaced. Also, there are nails sticking out everywhere. It’s very dangerous. I have cut my hand on them several times. I would like the nails banged in so they are not sticking out. The company claimed this was not possible. **** ***** said the nails could be covered and bent to make it safer. I was told the shed is not up to par. I was told the shed would last twenty years if I had it covered with siding. I did this at a substantial cost. I asked the company to install a window because moisture would create mold inside. No one ever called me back about this.

    I received a voicemail from Mrs *********** Monday 2/10/2025. when I returned to work.  I called her 3 times on Monday and left messages with no return calls.  I did speak with her today Tuesday 2/11/2025. and informed her I would write up a Service Ticket for the work that needs to be repaired.   The exposed nails are from the siding, which do not exceed the framing.  This is in fact industry standard.  We apologize for the lock issue and have no problems servicing the work.  Bending the nails over would interfere with the expansion and contraction of the siding and will create several issues throughout the changing of seasons.  We will be more than happy to schedule a time to visit customer's site to remedy.

    Today Thursday 2/13/2025. @ 1 p.m. We called Mrs *********** and tried to explain to her about the nails and why they are sticking out and that it is within industry standards.  We agreed to come and fix the lock but she was raising her voice and did not want to hear that.  She said that if we do not come and fix the nails that she wants her money back and then hung up the phone.

    I was contacted by the business and asked to submit photos. I did this. The general manager informed me that they would not assist me. I asked for a refund. There are hundreds of 4 inch nails riddled from the structure into the actual shed. I informed him that I cut my hand on several of them numerous times. I told him I had informed the agent of the danger the nails imposed. The manager said he would not fix the issues. I informed him that the shed door will not stay closed. I cannot put anything into it because they would be stolen. The agent also told me he would install shelves. This was never done. I know the shed is below par and will cost me several thousands of dollars to get it fixed or replaced.

    The General Manager did speak with her and try to explain that the nails do not exceed the framing of the shed which is within industry standards.  If we were to bang or bend the nails down it would compromise the roof and siding not allowing it to expand and contract.  We tried to offer to come and fix the locking mechanism that is not working properly but she was very upset and said if your not going to fix the nails I want my money back and then hung up the phone.  We are willing to fix the lock on the shed door.

    On July 5th 2023 I entered into a contract with Beltway builders for a project for a cost of $19,998.72. The payment plan was 33% down, 33% at the start of the job and 33% at completion. I used my credit card *** advantage to pay the initial payment on July 5th. On August 5, I was advised by Beltway builders that *** declined the card and payment did not go through. I notified the bank and was advised that that there was a fraudulent charge of $56.20 so they automatically reversed the payments that were made on this card. They also cancelled the card and was sending me a new one.
    To expedite the contractors work I used a different card to pay Beltway Builders an amount of $6,666 on August 7th.
    On September 12 at the start of the job I paid Beltway Builders another $7,000.
    At the completion of the job on October 9 I paid the remaining balance of $6,332.72.
    This brings total payment of $19,998.72

    ****Beltway Builders had also submitted and invoice to *** credit card for an additional payment of $6,666 and this was paid to Beltway Builders on October 11, 2023.

    TOTAL PAYMENT COLLECTED BY BELTWAY BUILDERS $26,664.72 I am requesting FULL REFUND OF 6666.00 Plus interest of 12.99 accruing from 10-11-23 to current .

    Beltway Builders has denied receiving this money from the credit card company.

    A check in the amount of $11,164 was given to BBB in March 2023 for the repair of my floor. No work was done. I requested a refund in October 2023. BBB had me sign a mutual agreement to release form which they also signed stating the release would be processed within 7-10 days. This form was returned to BBB on October 11, 2023. I have made numerous attempts by visiting, phoning and emailing to regain my money to no avail.

    In mid-July 2023, the HOA at my rental property sent me a report of an inspection which indicated repairs needed for my wood deck. It also stated failure to comply could result in a violation and fines, and a re-inspection of the deck would be 15 days. I contacted ******* **** for referrals for this project. Beltway Builders was one of the contractors that contacted me. Although the other contractors were cheaper in price for a composite deck re-face with rails, their starting time-frame was 3-4 weeks. I chose Beltway Builders because the project manager Brain R***** assured me as stated in the signed Contract of a start time-frame of 1-2 weeks weather permitting.
    After many discussions of the final details, I signed the Contract with Beltway Builders and the initial payment of $2665.00 was made on August 16, 2023. Before I made the initial payment Beltway Builders were responsive to my inquiries, after they received the initial payment most responses came to a halt. After weeks of calling and texting Mr. R***** regarding the delays with this project, I was told to address my concerns with Matthew L**** the Production Manager. When you call Beltway Builders you never get an actual person to speak with you can only leave voice messages. I have made numerous calls to the Production Manager and left voice messages regarding requesting a return call to address the ongoing delays and problems with this project. The Production Manager returned only a few calls and he would make excuses and false promises of when the work would be started. I have also sent him numerous text and email which the Production Manager never responded.
    I contacted the Project Manager for the contact information to Mr. L**** supervisor and was given the name of ***** ******. I call Mr.***** and he stated that he was no longer working with Beltway Builders. A month or so later, I was not able to reach Mr. R***** and assumed that he was no longer with Beltway Builders also. On November 22, 2023 I emailed the Beltway Builders team requesting my full refund and as of December 15, 2023, I have not heard from Beltway Builders regarding the refund. I am working with another contractor regarding this project. As a senior citizen I have never experience any situation like this and will never use Beltway Builders for any projects in the future. Their behavior is very unprofessional and disingenuous.

    On August 2, 2023 I entered into agreement with Beltway Builders Representative Bruce L***. I needed some work done to my kitchen and living room and some other handyman work done around the house. The work was supposed to start according to the contract within 3/5 weeks, well it didn't happened. NO call, NO show or NO communication about any delays from Beltway Builders or Mr. Bruce L***.Seven weeks later I finally got in touch with Mr. L*** on (Sept. 12)asking what happened to my kitchen Mr. L*** proceeded with an excuse that he was out of town and he didn't know.(I call and text Mr. L*** on 9/12/2023). On September 14, 2023 I cancelled the contract with Beltway Builders and I wanted my money back (refund) $3000. I was told the cabinets have been built and being delivered next week can't return. I wanted to have the bottom cabinets done, but I no longer trusted Beltway builders I believed I was being scammed by them. I was asking over and over for an invoice so I can see when the cabinets was order, finished and how much it was going to cost. Beltway builders continually refused my request for a copy of the invoice for the cabinets. I told Beltway builders they needed to email me a copy of the invoice and billing by Thursday 21st, if not don't come on Friday 22nd. I was told by Beltway builders they was going to email a copy of the purchased order on Friday. They lied again! Beltway builders have $3000 of my money and I have nothing to show for it but excuses and lies. If the cabinets was going to be delayed I should have been told. While waiting for the bottom cabinets Beltway builders should have been doing the other things that I contracted them to do, in order, to show a Good Faith effort. Beltway builders broke to contract signed on August 2, 2023, by not doing the work I contracted them to do.

    Mrs **** signed her contract on 8/2 and was informed of her cancellation timeframe. On 9/12 she called and said she wanted her deposit back because we're taking too long.

    She was informed that her cabinets were ordered and they would be in shortly. We made it clear when they arrive we will be out to install them within a day or two.

    On 9/18 She texted that the cabinets needed to be installed by 9/23.

    On 9/19 she reminded us that the cabinets need to be installed by the 23rd again.

    We spoke with her on 9/21 and arranged for her install on 9/22/23.

    Mrs **** asked for a change order to remove her granite countertops install her cabinets and reinstall the granite and reconnect the plumbing. A new Addendum was sent for the cost of the work.

    Then Mrs **** accused us of scamming her and that we didn't purchase her cabinets. She sent us a text at 7 pm on the 9/21/23 informing us that if anyone from Beltway came to her house she would call the police. We have tried to reach out to her several times but no response. 

    We have honored our contract and still plan to complete our contract. We have time and expenses that surpass the deposit collected on this job. We have respected the customers wish to not come on site after receiving the materials and scheduling our crews for install. From the day that request was put in we have been in able to full-fill our contract duties.

    I had a contract with belt with Builders To car wash and restain my Dickand and the contract was slated to start in August 14th which is on A Monday they were supposed to come To the house the Saturday before the 14th and powerwash I had a family member waited no one showedAnd no one from beltway called to state what was the issue that they did not power wash the deck on Saturday. I the customer had to reach out to beltway builders on Monday August 14 to ask him what was the issue they Stated there was a mix up they didn't even remember that there was a job slated for that day. Please note I have a contract I signed the contract and I made a deposit of $900. Ask her Bentley builders the salesman Mr. Gregg who came out initially was not no longer with them thus there is a new person who is oversein the Deck
    project. finally got to send someone out there to power wash the deck and stain the deck the gentleman that they sent out was no professional First of all they stated that the stain that was on the deck was paint. t the gentleman was having a hard time to powdrwash the deck had to come back out a second time to power wash thr deck and the force of the power wash tore up the wood. The Gentlemen the next day continue to stain the deck would it be torture and often all the splinters the deck after that was dry the paint that the stain that was put on was unprofessional it was dripping running street marks brush marks and you couldn't stop on the deck because the deck had splinters Presently it is now September 13th and the deck has not finished they have to come back out again and send and have to staying I have put aside 2 family gatherings I cannot even sit on my deck really what I would like is for the contract to be canceled and my money return. I have not sunk out on my deck since the middle of August and it's now going into fall and every time I have to be the one to Call beltwauy builders to ask them what is going on when are they coming back out to resend and staying I am tired I'm not going to do it anymore I just want my money back and I will do my deck myself. At at 1 point when I complained the lady who took my complaint in the end she didn't realize that she did not hang up the phone correctly and she called me A f....ing b****

    In April 2023, my wife and I contacted **** ******* for a contractor to fix our clothes closet in the master bedroom. The existing shelves had failed and collapsed. **** ******* directed us to Beltway Builders in Gambrill, MD. Beltway sent an estimator to review our situation and quoted a repair price. The representative had to call his boss who told him to quote us their “standard day rate for two people of $1,350” which we assumed would be for 16 hours of labor time plus materials. We also assumed that if the handymen did not work a full day, we wouldn’t be charged for a full day...but boy were we mistaken.

    What we actually received for this amount was four hours of one handyman's time...he arrived at our home at 11am and left at 3pm. Clearly Beltway Builders misquoted our job and they also overcharged us by a factor of three. Four hours of one person’s time is NOT eight hours of two people’s time. And even if Beltway claimed that the $1,350 day rate was only for one person, they still overcharged us by nearly a factor of two!

    My wife and I are an elderly couple, both in our late 60s. We had no way to realize that when Beltway quoted us that full day rate...they would only send one handyman who would be working half a day...we trusted Beltway and we trusted their recommendation.

    The handyman's work included two shoe shelves and one wooden clothes rod! After the handyman left, we even had to go to ****’s and buy and install a center bracket to support the sagging wooden rod! To make things worse, a few weeks later, the wooden rod failed and collapsed another existing shelf! The handyman had cut the rod too short, so, we had to clean up the mess again, and spend another $100 on brackets and install them ourselves!

    Beltway's response to this complaint was to send us a $100 gift card for ******* ********** and make us sign a non-disclosure agreement. When we cashed in the card, it was only for $50 which negated our NDA, hence this complaint.

    Attached is the signed mutual release that both parties signed on 3/17/23. This matter has been resolved and handled before this complaint was filed. We have tried several times through phone and email to warranty the work even after we both signed a release of all responsibilities months ago. Homeowner refused our warranty services and to get someone out there to address. Attached is the email chain between us and the customer. In terms of the gift cards certainly if they can prove to us that the gift card they used was the one we gave them then we are happy to make that right. We told that to the customer and offered to send $50 but they refused and said they wanted $500 and an apology.

    I entered into a contract with beltway builders on January 13, 2023 to get some insurance resolution and work done for an insurance claim. That way builders lined me up with *** *******r is a mediator between my insurance company and myself. getting absolutely no response from Beltway builders or the adjuster for beltway builders. calling on a daily basis and being promised on the rare occurrence that they answer the phone that they will call me back with some sort of information the following day. Getting nothing, and now they will not even answer the phone. I have a large chunk of damage to my roof.
