    Please don't rent here! So many turnovers! Constantly charging me insurance that I've already have. Good luck with them answering the phone or your emails!!!!

    This place is a horrible place to live. We have mice, water damage and fruit flies due to water sleeping in the apartment. Our floors are damaged and can cave in any given time they do not answer, phone calls or anything. No one should move here.

    Gates Hudson was the prior Residual Management Company until December 2022, and Legacy Residential Group assumed management of the property. Gates Hudson was erroneously charging me $15 monthly for Renter's Liability Insurance, although I have USAA Renter's Liability Insurance, and have had it since August 26, 2016. My insured and I provided the Corporate Offices, of both management companies and their office staff, proof of my Renter’s Liability Insurance. I contacted the Property Manager of Legacy Residential Group, on January 5, 2023, at 10:40am regarding refunding the $90.00 erroneously charged fee. I was told by Legacy Residential Manager that I would have to speak with Gates Hudson and was provided their telephone number. I contacted Gates Hudson, on January 5, 2023, at 10:50 am, and was told if I had proof of insurance since August 2022 that Legacy Residential should refund the tenant rental fees. Also, Gates Hudson stated Legacy received all the documentations and funds when they assumed custody of the property. Subsequently, I went back to the Legacy Property Management Office and advised the Legacy Property Manager accordingly. I followed up with Legacy Property Manager on January 9, 2023, at 9:33 am and was informed that Legacy Corporate conveyed they were not refunding the fees. The reason I didn't noticed the discrepancy previously is I paid by check, added my rent, trash fee, and water fee to my rent and paid. I already had Tenant Liability Insurance through another source. What Gates Hudson was doing is deducting $15.00 each month, from my check amount for Renter's Liability Insurance. Since I started using their Andrews Ridge Application to pay rent, I ascertained why I was short on rent each month. I strongly suggest every tenant take a close look, at their monthly charges, with Gates Hudson, Legacy Property Management, and other rental apartments, etc., and make sure you are being properly charged. Beware of these hidden charges.
