      Mr. **** ********** an employee of Veterans United has been making several fraudulent actions by requesting that I pay extra money. Then he even offered to help reduce my monthly payments by lowering my interest rate from 6.75 to 4.99, I have proof that he actually began this process until I believe that he got caught. But Veterans United is aware of his actions and have done absolutely nothing to investigate and return some money to me. He may ave done the same to others Veteran's. I would like for someone to investigate said company. I had paid $****** total for ******* money and he used part of that as a down payment, but I never received the rest of the &******

      Issue with the lack of quality service with My Veterans United Home loans. In Jan, I switched home insurance from **** to *********** with no lapse of coverage. Veterans United has lately been consistently creating problems assuming on multiple occasions that I don't have home insurance when in fact I do. Additionally, last summer they (Veterans United) erroneously sent an insurance company my entire escrow which that company who received the escrow, therefore created a second insurance policy. it took me 90 days and my hard work to recoup their mistake. That resulted in us having two insurance policies. One from **** which I paid directly from my bank account, and a second from Homesite who Veterans United reached out (without my consent/approval) to create a second account. In this complaint, I have proof attached showing I had insurance coverage from Progressive (who ultimately, subcontracted out "Homesite"). There is an email from *********** stating I was covered when I switched from **** to *********** when I switched companies in January. To date, Veterans United wants me to pay 257 dollars believing I did not have coverage with insurance from the time I switched from **** (in Jan) to Progressive. Each month I pay 1K over my minimum payment to Veterans United in attempt to pay off this loan faster since I am having so many problems with their lack of quality customer service that ********************************************* has been providing. This company is supposed to support veterans yet, myself as a 100% disabled vet spend more time fixing their mistakes than its worth as having them for a mortgage lender. I explained this to **** **** from Veterans United and he didn't care and accused me of not having insurance when in fact I did. He told me they would not waive their error and that I needed to pay for their mistake I don't feel I am responsible for this payment and Veterans United does in fact NOT take care of veterans as advertised! Please Help with resolution.

      I do not accept the answer from Veterans United. I submitted a complaint on the phone and also with the BBB. Ultimately the gentleman I submitted the complaint about was the one who handled both complaints and refused to escalate the complaint to his supervisors.What good is it submitting a complaint, when the complaint goes to the person you are having an issue with getting a resolution. Their complaint structure is broken.

      I want to make it clear! I had insurance, and provided I had insurance through an email I received from the insurance company upon creating the policy. I think its unbelievable that Veterans United states they are for Veterans but there is a clear pattern of not taking care of Veterans.  I do not recommend this company STAY CLEAR of this company as they clearly put profit over clear, just business practices.

      Veterans United management previously contacted the consumer and reviewed the insurance concerns noted. Lender-placed insurance was applied due to a lack of evidence of coverage at the time. After receiving the consumers complaint, we obtained documentation directly from the insurance providers, which confirmed there was a lapse in coverage. Although lender-placed insurance was appropriate, we refunded the cost in full as a courtesy to resolve the concern.       Hello, please note, that as a consumer of veterans united, I did my due diligence to obtain, provide and prove that I had No lapse in coverage.  I think the easy answer was for VU to state that I did have a lapse when in fact I did all I could as a consumer and believed, and received correspondence from my insurance company that no lapse occurred. VU is adement to state that I had a lapse when I did my due diligence.  I think it was hard for VU to admit that i was correct in this manner as a customer and wanted to save face. Either way, issue is resolved satisfactorily at this point.

      Im a disabled veteran and just closed on my house with veterans united. Now they gave me and estimated closing of 440 up until 4 days before closing they told me I now have to find 2700 n change to close and I think thats extremely unfair because if I could pay that I would be homeless and no one is willing to do anything about it they lied to me over and over and even disrespected me on the phone when Im questioning the fact that this shouldnt have happened and that they atleast need to do something to rectify the mistake they made on my estimation. They all agreed that yes they messed up and that the estimate wasnt okay and that they are sorry but yet no one is willing to do anything

      01/17/2025; approval for a very low amount despite FICO Score in the high 700/low 800 range; very good credit profile as well. Veteran's United is a scam organization hired by the V.A. to lower Vetrean's (specifially disabled ones) the opportunity to have a decent place to live. In addition to my high FICO score, I made $140,000 annually (net) and was offered a $180,000 loan and was told that my tax returns and statements from my LLC did not meet the loan amount I desired; The *** acccepted them, why won't they? They're only intrested in the short-term sucker that can accept a high interest rate with a lower offer. ****** ********* the "Loan Specialist" is an underqualified hack that will hopefully feel the effect of DOGE and never be allowed to work in a government trused outsourced organization ever again. Additionally, I got texts (when the application was new) explaining that they needed tax returns. I sent them and never heard back until I threatened them to withdrawl my application. Go through Navy Federal. They're a ************ and they don't have to answer to a board of directors as other banks do. And unlike Veteran's United, are very professional.

      I have repeatedly attempted to establish biweekly payments for my mortgage following the process Veterans United requires since November (its now March). On two separate occasions Ive received confirmations in writing that the payments would be initiated in the subsequent month, to then not have them initiated. It appears at this point they are intentionally not allowing me to establish biweekly payments so they make more money in interest over the life of my mortgage. That is also the general appearance as it is a paper filing process to initiate biweekly payments, where it could be easily simplified by adding a biweekly autopay option to their existing monthly autopay feature in Bill ****

      My husband and I started looking for a home at the beginning of February 2025. We applied with Veterans United and immediately preapproved. We began looking for a home. After a few weeks, we found a manufactured home and put an offer on it. We spoke with Veterans United and they told us all we needed to do was get in contact with their credit department and take care of some debt. We paid what they said to pay and Veterans United said that is all we needed to do and we could move forward. We paid the inspection fee on the home, appraisal fee and put down ******* money. Veterans United didn't order our appraisal in a timely manner and didn't respond to our realtors inquiries so we had to get an extension. The appraisal was finally done but we received no confirmation. We were supposed to close Feb 28th. Monday of that closing week, we hadn't heard anything so I called Veterans United and spoke with the loan officer. He informed me that underwriting was not giving him an 'accept' anymore and he was not sure what to do. He also told me that the system didn't have the property listed as a manufactured home. I am not sure how that could be as it was on all the documentation we signed and the lender had the address of the property and was repeatedly told it was a manufactured home! We lost our ******* money but the seller worked with us. We are out a lot of money that we wouldn't have had to pay if we had known soon enough that they weren't going to help us. We are upset by the unprofessionalism displayed by the loan officer as he sent over notice of the loan denial to our realtor which didn't show a reason for the denial. My husband's credit score was also attached to the document which is private information! Veterans denied it was on the email. At this point, my husband and I need this to be made right by Veterans United and we want our appraisal fee of $725 returned to us. We will never do business with them again nor recommend them to anyone!

Despite multiple requests and the mortgage being fully satisfied since August 2024, with the deed conveyed to my trust in October 2024, a lien from Veterans United Home Loans remains on record. Your previous assertion that I should contact ****************, the loan servicer, is both factually and legally *************** Obligations and Violations:Under New York Real Property Law 275(1) and (2), once a mortgage is satisfied, the lender must execute and record a Satisfaction of Mortgage within 30 days. Failure to do so can result in statutory penalties. Additionally, the Truth in Lending Act (15 U.S.C. 1639g) mandates that creditors release their lien upon full satisfaction of the debt obligation.       I am formally disputing the response from Veterans United Home Loans (VUHL) regarding my previous complaint concerning the satisfaction of my mortgage and related financial transactions. The response provided by **** is legally insufficient and fails to address the fundamental violations of securities laws, New York state laws, and federal financial regulations in this matter. Key Legal Concerns and Violations: 1. Securities Fraud and Unlawful Transfer of Debt Instrument: The mortgage note underlying this loan is a negotiable security instrument, which cannot be unilaterally transferred to **************** without proper documentation, full disclosure, and compliance with federal securities laws. VUHLs Form 10-K, 8-K, and Prospectus filings with the ********************************** (***) should reflect the status of this mortgage-backed security (***). If the loan was securitized, then **** had no legal right to transfer ownership without following *** reporting and disclosure rules. Violations of the Securities Act of 1933 (15 U.S.C. 77a) and the Securities Exchange Act of 1934 (15 U.S.C. 78a) are apparent. If **** securitized this loan without proper disclosures, this constitutes securities fraud under Rule 10b-5 (17 C.F.R. 240.10b-5). 2.       Veterans United Home Loans has failed to address the concerns raised in my initial complaint. Instead of responding directly to the obligations they have as the originator of the loan, they continue to misdirect the issue by referencing state laws and judicial processes that have no jurisdiction over this matter.


      Furthermore, Veterans United Home Loans repeatedly attempts to shift responsibility to the loan servicer, ****************, despite the fact that the servicer does not hold the obligations required of the originator. As the originating lender, Veterans United Home Loans has certain duties and responsibilities that they are refusing to acknowledge and fulfill.


      It is important to highlight that Veterans United Home Loans has publicly filed documents with the ********************************** (***) that outline specific duties they are obligated to perform. By failing to comply with these duties, they are not only neglecting their contractual obligations but also misleading both consumers and regulatory bodies.


      My complaint remains unresolved because Veterans United Home Loans continues to deflect responsibility rather than provide a substantive response. I request that they directly address the points raised and cease referring me to a servicer that does not have the legal obligation to act on matters that remain the responsibility of the originating lender.


      I expect a direct response from Veterans United Home Loans that addresses their obligations under the original loan agreement and the regulatory filings they have made. I look forward to the Better Business Bureau ensuring that my concerns are appropriately addressed.

      I still do not have access to the portal. I was originally told I would be given access but now Veterans United is saying they cannot give me access.

      Veterans United is saying I signed a disclosure taking responsibility for the previous owners property tax. Veterans United deducted $1749 from the buyer for property tax but never gave me the money they took from the seller. Why did I not receive a check for the $1749

      Also, I was told the interest rate buy down was $4600 which would have left a balance of $4900 in seller credits. What happened to the excess funds?

I received the pre-approval after thoroughly and transparently going over my situation, ie: I receive a limited amount Social Security and VA disability payments each month and I work only part-time ***** hours/week. All income as it stands started mid - late 2024. Most importantly the job started Sept 2024. Still, I got the pre-approval for up to $165,000. With the help of a realtor referred to me from Veterans United, I finally settled on a Condo, negotiated at $145,000, but the Condo was not on the VA approved list for Condominiums. Per *******, "once we get the contract we can get the condo on the approval list". So I entered into a contract solely on his say about the Condo getting on the approved list. But, then I got several calls about my circumstances that were communicated in the beginning, I was even asked if my job could put me on full time for the purpose of the closing. Turns out I can't use my work income due to needing 2 years of history. Also, I never could have met the closing deadline because it takes several months to get a Condo on the ** approved list. So, I had to graciously back out of the contract after 3 days of trying to work something out, but per the contract I now have to pay $500.00 termination to the seller! Had Veterans United and lender ******* ****** been upfront and honest with this transaction, I would have never entered into contract and would not be liable for this $500.00. This was not due to my negligence nor my desire to quit, this was a direct result of misinformation given to me. I am only looking to have the $500.00 reimbursed due to this misinformation and inaccurate counsel.

      Veterans United Home Loans must produce their Proof of Claim. I demand to inspect the Original Mortgage Note, with wet ink signatures, along with the Title Page that shows whether or not the Mortgage has been satisfied.

      The certified Auditors Report I have ascertained verifies that the Mortgage Research Center, LLC d/b/a Veterans United Home Loans sold the original Note and failed to give credit to my account. This Note was created on my credit, and signature, and was not an asset of Mortgage Research Center, LLC d/b/a Veterans United Home Loans. Veterans United Home Loans have not been damaged and have no lawful,legal right to a claim. Proof of Claim must be established by law.

      Only the original Mortgage Note will be accepted as Proof of Claim. If Veterans United Home Loans have the original Mortgage Note let them bring it forth and offer their Proof of Claim for my inspection. I have knowledge that Veterans United Home Loans DOES NOT have lawful Proof of Claim and there is no evidence to the contrary. This is known as Dishonor in commerce, Theft, Fraud, Conspiracy, and Racketeering.

      I tendered a lawful Note to Mortgage Research Center, LLC d/b/a Veterans United Home Loans to settle this debt. Mortgage Research Center, LLC d/b/a Veterans United Home Loans has chosen to dishonor my lawful Note and refused to zero the account.Notes are Legal Tender for debts, according to the Code. This too is Dishonor in Commerce, Fraud, Theft of Public Funds, Racketeering, and Conspiracy and there is no evidence to the contrary.

      I had the mortgage audited for *** violations. Mortgage Research Center, LLC d/b/a Veterans United Home Loans has permanently converted my Promissory Note into stock and stock is subject to the SECs laws and regulations, necessitating the completion of registration statements, Pooling and Servicing Agreements, Form 424B-5, and other documents. There is no evidence on record that the Mortgage was ever transferred simultaneously with the supposed legal transfer of the Note, such that the Mortgage and Note were permanently separated, rendering the putative security in property null and void.

      The debt was securitized. The Assignment of Mortgage pretended to be an A to D transaction, but the foreclosing party was concealing the true sales facts of A to B, B to C, and C to D, where A is the original lender, B is the sponsor/seller, C is the bankruptcy-remote depositor, and D is the issuing mortgage-backed securities trust. I did not receive notice of foreclosure and I have been denied Due Process under Color of Law.

      Re: Cusip Number ********* In addition to MORTGAGE RESEARCH CENTER, LLC dba VETERANS UNITED HOME LOANS having no security interest, as already stated, I have uncovered extensive fraud in regard to the mortgage and transactions associated with it on certain real property as noted below. It has come to my attention that MORTGAGE RESEARCH CENTER, LLC dba VETERANS UNITED HOME LOANS, NATIONSTAR MORTGAGE LLC, *******************, and *******************************, PROFESSIONAL ASSOCIATION are involved in the attempted unlawful and illegal foreclosure on my trust property at *************************************************************************** where securities fraud, tax fraud, and document fraud has occurred. *** contract laws have also been broken.  

      Assignment of Mortgage to ****** *** does not exist and any LAWFUL foreclosure action depends on a valid Assignment of Mortgage to ****** ***. 

      However, an Assignment of Mortgage to MORTGAGE RESEARCH CENTER, LLC dba VETERANS UNITED HOME LOANS instead of ****** *** was recorded on June 30, 2023 in the Official ****************, ******* records as instrument number 2023 22241.

      This conceals ownership of the loan from me (the then homeowner). 

      This Assignment was made approximately two (2) years after the loan origination. This is a document of impropriety and it clouds property title. 

      A notarized Assignment of Mortgage for equivalent value with verifiable proof of funds and a note endorsement, prior to ****** **** acquisition has to be recorded for a lawful foreclosure to proceed in validating the real parties in interest, and to be in compliance with the Alabama Uniform Commercial Code. 

      As I have given MORTGAGE RESEARCH CENTER, LLC dba VETERANS UNITED HOME LOANS every possible opportunity to do the right thing and they have made it clear that they will not. This is MORTGAGE RESEARCH CENTER, LLC dba VETERANS UNITED HOME LOANS Constructive Notice that evidence in this matter will be delivered to the *** for securities violations.
