We have been without working ac since February. My roommate and I have been having nosebleeds because the air quality is bad. We put in multiple work orders and they have not been completed. They say they are working on it but they have over 200 units to work on and they are going in order.I would like to get our ac working.Business Response

My experience with Casalon Apartments was very disappointing due to unresolved maintenance issues and lack of accountability from management.From the beginning of my tenancy in December 2023, I reported several serious safety and habitability concerns, including:1.Peeling Bathtub with Hazardous Mold and Sharp Edges The bathtub had peeling surfaces, black mold, and sharp edges that caused injuries. Despite submitting multiple work orders, the issue was never addressed.2.Cracked Flooring with Protruding Nails Uneven and damaged flooring caused injuries and remained hazardous throughout my tenancy despite being reported.3.Mold in the Air Conditioning Unit The A/C unit was mold-contaminated, creating ongoing health risks, yet no action was taken to resolve the issue.Upon move-out, I was charged for damages that were already present when I moved in and had been repeatedly reported. Casalon Apartments is now attempting to take my security deposit to cover the bathtub issue, even though I reported it the same month I moved in and no resolution was ever *************** in these conditions and dealing with managements negligence made this a frustrating and unsafe experience. I cannot recommend Casalon Apartments to anyone seeking a safe and well-maintained home.Business Response

Issues below werent reported to our office until the resident received a non-renewal letter 60 days prior to move-out. We address all minor issues that could be corrected while the resident was living in the home. Some items such as flooring replacement, and tub resurfacing could not be completed while the resident and small children were in the home. The tub surfacing paint require residents be out of the home 4-6 hours after the work is completed the resident initial complaining about the issue and then declined for our team to resolve the issue. The flooring was reported after the non-renew letter was issued and we currently have United carpet repairing this issue.Initial Complaint

Have had water and mushrooms, no ac, and very little help. They set up a ac window unit that claims it will reach the whole unit, but it doesn**;t. I have gotten 2 eye infections from this situation. I have tried to call them multiple times and they act rudely and cocky instead of getting anything fixed. Among these issues, the sink and tub fill *** all the time due to back up, no fix there either. I have been put in a medically bad situation due to the fungus growing due to the mildew and poor ac maintenance.Customer Answer

I put down a deposit for an apartment at ****** H3231**36323230363532H. I was never contacted by them to tell me if I was approved or not. I had to call several times to see if I was approved, and I went in person to ask about approval. The day I was approved, they informed me of the cost to move in. I told them I didn**;t have that money, and I was going to make other arrangements. Therefore, I requested a refund for my deposit. They told me I would be refunded. They needed my address to send the check, and they confirmed the address. She told me it would take 30 days to get it. Since I didn**;t receive it after 30 days, I went back to the office. They told me the person who said I was getting a refund no longer works there. They asked if I documentation of the refund in writing. I was told the promise of the refund is then your word against ours. They stated I cancelled after the 72-hour span. I cancelled the day I was approved.Initial Complaint

Stuff is very rude and disrespectful to tenants who are applying. Call the staff inquired about getting a receipt stating that the deposit that I paid for was refunded back to my card due to the fact that I was denied for the apartment. Staff member was very rude telling me that they don't do receipts and then hung up on me and would not answer the phone the times that I called back to try to get a hold of a manager.Business Response

I live at Casalon Apartments and have been a tenant for almost 3 years. My complaint is regarding ******* ****** behavior. Unprofessional is an understatement. I was given a 30-day termination of my lease due to "unsanitary" reasons on 10/19/22. ******* **** has never entered my apartment. I work from home, have an ADT alarm, and have cameras in my house. The real reason for ******* terminating my lease is that I hung up on ******* 3x's. She started the phone call with,"I'm terminating your lease because of sanitary reasons; I'm coming over on Wednesday at 10 AM". Her accusation was/ is ridiculous, and I reacted. Instead of saying what I wanted to say, I hung up on her. Within 1-hour of this phone call, I had a 30-day lease termination notice on my door. I struggle to find this legal. I've included Casalon's "lawyer," ******* *********** in my email chains to *******, and no one is correcting this insane behavior. ******* terminated my online portal, so I could not pay October's Rent. I dropped off my rent check in the drop box to get a call advising that only a cashier's check would be accepted. I entered the leasing office to collect the personal checks I dropped off and obtain a receipt. ******* threw my cashier's check at me because it wasn't the pro-rated rent for October. I put it in the drop box, and ******* mailed it back via certified mail. I have ******* on video after I dropped my cashier's check into the drop box (she locked the leasing office door), SCREAMING at me while I'm walking from the drop box back to my car. This morning, ******* pounded on my door and screamed, "Your still here?!?!?!" I replied, "I'm working," and she said that the Sherrif would be coming to remove me. 30 minutes before her charade, my daughter (10 years old...) left for school. I'm a single mother that is getting kicked out of her apartment because I upset ******* ****. Please call me and explain how this is ok?! You submitted a work order and every maintenance technician employed here, including the supervisor, entered your home. Upon arrival the home was found to be extremely unsanitary, and the foul smell of urine and feces alone made it very difficult for my team to complete the work. After being informed of the living conditions, we sent you a notice letting you know in 48 hours I, along with my maintenance supervisor, would be coming to inspect the home. You refused us entry to the home, which is also a violation of your lease agreement. At that time, I posted to your door and mailed a notice to you, stating that your lease was being terminated due to unsanitary living conditions, and refusing us entry. On the notice, it also stated the prorated amount of rent you owed for October, which was to be paid via certified funds. Unfortunately, you brought in a cashier's check and threw it at the Assistant Manager for the full amount of October rent. The law states we cannot accept rent for the entire month when your lease has been terminated effective October 19, 2022. I then gave you the cashier's check back and told you it had to be for the prorated amount and that we were not able to accept more than what you owed. I did come to the home yesterday, along with my maintenance supervisor to conduct an occupancy check, which is a normal procedure when people have a move out date, but have not turned in keys. As of today, October 21, 2022 you still have not returned possession of your home, so we have filed for an unlawful detainer against you. Unfortunately, at this point this case will be handled by the courts now.

I am rejecting this response because: I requested a call or a response from a supervisor of ******* ****. This response was written by ******* ****, perhaps under her collogues name, ******, but she is not a supervisor. They work together in the leasing office. I would like to speak with someone that does NOT work in the leasing office. Additionally, the response is untruthful.My response to the business Response:
First and foremost- my dishwasher flooded my apartment for months.
9/19/22- random maintenance (1 person) entered my home to “fix the dishwasher” and was here for a max of 5 minutes- I got a call from you- ******* ***** regarding my home being unsanitary
After this- I have a video of the midnight maintenance trying to fix my kitchen dishwasher and seemingly unbothered about any “smells.” He verbally said so as well. Saying, “this is NOT unsanitary.” I have a video of this, and the maintenance man was aware and condoned it with, “I’m just doing my job.”
You (*******, evidently the owner of Casalon) never came to my apartment to inspect the home. (I BEGGED you too)
You (*******, evidently the owner of Casalon) NEVER sent me a notice that you would inspect the apartment, EVER.
I NEVER refused entry into my apartment to anyone. In fact, I had to call maintenance to look at my home to prove it.
You (*******, evidently the owner of Casalon) did not wait 48 hours to put a notice on my door; you waited… an hour- on the same day. (This can be confirmed on your notice- if it were 48 hours, then the termination of the lease would not have been dated 9/19/22.
I called the police, the “non-emergency phone number,” and since I was crying, a police officer came to my house on 9/19/22. I have a copy of the report and recording (No signs of my apartment being unsanitary). I also called the non-emergency police when you threw my cashier’s check at me- they asked if they would like for me to press charges because you threw the check at me due to physical assault; I should have. Next time I will. But I said “NO”.
I checked on case.net- eviction is common for Casalon, isn’t it??? It costs Casalon $38 to file for eviction, the amount of stress you put on a tenant. I suspect, often, Casalon wins because they (the tenants) don’t have the means, energy, money, etc., to deal …. You account for none. I am a person. I am a person with a child. What is wrong with you? I looked up the number of evictions; I counted 6 alone for the date of 10/10/22 with the court date of 11/04/22. I also notice the loss ratio, not that it maters.
I have read the complaints; it is all addressed to ****** ****. Shame on you, Casalon Apartments, AKA Woodlawn, Aka Midwest Diversify.
