    Property Home Management LLC has listed ********************************** as a rent-to-own property at $179,000 with claims of "new cedar siding, metal roofing, and all new fixtures." Upon inspecting the property in-person, numerous safety, structural, and legal concerns were discovered that contradict the listing, including the following: Exposed and improperly sealed plumbing and electrical components, unsafe and unfinished mini-split AC unit installation, significant floor warping, moisture intrusion, warped trim, lack of required ventilation and code-compliant GFCI outlets in bathrooms, a dirty and hazardous oven filled with debris, large open gaps in exterior siding--inviting pests and weather damage--a cracked window, a non-functioning door lock, and baseboard heaters that appear to be un-operational or outdated. A local neighbor confirmed the home was merely "covered up" cosmetically rather than renovated. The listing has been posted and removed repeatedly for a year at unjustified prices, often rebranded as a new opportunity despite unchanged conditions. This reflects a pattern of deceptive and potentially predatory practices targeting ********** families looking for housing opportunities without credit checks. This listing does not justify the asking price and hides key safety issues under the label of "as is" to avoid accountability.     We were set to close on a property in ***************** about a month ago we reached out and tried to scedule a closing date for September 5th. We were told they were closed labor day and that we would need to confirm at a later date on Tuesday wich we promptly did . Today wed, sept 4 they closed on the house and the property has been sold with no previous notification that they were in the process of closing the house. Also instead of sending us a contract to be viewed we were to drive 4 hours to sign then we would have gotten a copy of the contract after we closed.

    We are extremely confused when reading this complaint. 

    1-We do not have an application submitted in the name ***********************.

    2-We are not a closing company and do not "close" on properties. 

    3-We do not accept online funds or any type of partial funds before a confirmed appointment. If you do not have the FULL REQUIRED AMOUNT advertised on our website, an appointment cannot be scheduled at all. 

    4-WE DO NOT HOLD HOMES FOR ANYONE, FOR ANY REASON! *OUT TERMS AND CONDITIONS PAGE AND APPLICATION CLEARLY STATE THAT ALL LISTINGS ARE OFFERED FIRST COME, FIRST SERVE! 

    5-We do have an application submitted for ********************* on August 26th. (definitely not a month ago?), who was approved on August 27th, however, DID NOT HAVE ANY MONEY!

    6-We do not accept appointments more than 1-day in advance, so we are not sure why he would think he had a confirmed appointment DAYS LATER.

    7-We have attached threatening texts from both ********************* and ***********************.

    8-We have filed a police report for the vandalism ********************* and *********************** did to ***************************** Mo on 9/4/24.

    9-We are in the process of filing charges against ********************* and *********************** for the vandalism that was done by them on 9/4/24. *We will submit the police report once the ******* Police Chief has it ready!

    10-We do not recommend and will NEVER do business with ********************* or ***********************.

    This company is showing pictures of my land and my RV while trying to sell a different property that is not even connected to my property. I requested for them to change the picture and they will not respond.

    RE: Complaint - Leroys Expressway

    To whom it ma concern.

    On 11/20/2023 @ 4:42pm (after hours) we received a text from ************ (no name offered) requesting information regarding a property we have in **********.

    On 11/21/2023 @ 9:10am (10 minutes after getting in office) we responded to this vague message with our general information text, as we do all text regarding information for properties. 

    @ 9:12am - this "person" requested that we remove pictures of their RV. NOTE: At this point we do not know which property this "person" is even inquiring about. 

    @ 9:17am - we asked which parcel number they were referring too so that we could look into this "concern".

    @ 9:20am - we requested again which parcel number they were referring too so that we could look it ** in our system and know how to direct this "concern".

    @ 9:20am - this "person" responded with a picture of a street sign showing the end of the street that we have 4 different parcels currently on the market.

    NOTE: One of the listings we have listed (lot 33, leroys expressway is this corner lot. This street sign literally sits on one of the properties we currently have on the market. 

    NOTE: on 11/21/2023 @ 11:24am this "person" put in a $7,000.00 offer for lot 33, leroys expressway. This is the exact lot the street sign sits on. 

    We understand that this "person" does not want their RV in the picture we have on our ads and we have edited the picture to show none of his personal property in the street sign picture. 

    TO: *********************, - We do not appreciate you filing a false claim, in which we then had to waste our time responding too. Please send us a cash offer, in writing along with proof of funds to ******************************** if you wish to proceed with your cash offer that you texted to us today at 11:24am. *We will be including an invoice for our time responding to this with your offer to the seller once we have received it via email with proof of funds.
