We pay rent at the end of the month, because that is when my boyfriend's disability check comes in. The rent is due at beginning of the month. We are usually about 30 days behind. He wasn't receiving his check until recently. She will not work with us at all if we need to pay a portion of the rent. She always threatens to evict us if she doesn't get her payment. She does not respond to us when we call her. She only seems to respond if it has to do with money.

Good day. We have read this review, however we do not have any current buyers under the name ********************************

We do want to point out that payments are in fact due on the 1st of the month. Late fee's are waived until midnight on the 3rd of the month to help out those who do not get their checks until the 3rd. This is not part of the lease, we do this as a curtesy to help those depending on state funds. The lease does however state that you are required to make up the missed month and late fee before midnight on the 30th of the month. We do not allow buyers to be more than 30 days behind without taking action. We do not do any credit or background checks going into an agreement, however we do expect payments to be made on time! Pay or vacate is an obvious for anyone buyer, selling, renting, leasing, etc.

We do reach out to all delinquent accounts several times over the 30 days to attempt to help, however most of the time the ones not payment, won't respond.

We also want to point out that if you get paid at the end of the month, and your payment is not required until the 3rd at midnight, then you should be several days early each month. NOT a whole month late!

If the person writing this review does have a delinquent account with us, payment is due by midnight today to avoid additional fees!

    Thank you.

This company sold a house that should have been condemmed They took advantage of kids desperate for a house, and now the city won't pass inspection on the house. The have no water or electricity because they won't turn them on. They have asked for their money back, $1500.00 but they refuse to refund. They will have to walk away and lose their money and this isn't fair. Someone called the welfare on them because they have a 7month old baby and a 9 year old. What are their options? This is my granddaughter and her family.*******************************

We are not sure whom ******************************* is or whom she is referring too. However, all of our properties are clearly advertised and listed as (this is a direct copy and paste from our website, propertyhomemanagement.com) "Properties are Owner Financed/Sold in AS-IS condition only! Buyers are required to do their OWN Due Diligence/Inspections on all properties." The below checklist is also a direct copy and paste off of our website and is also advertised at the bottom of all of our listings just under the price and we require all buyers to submit a Repair Intention Form that requires the buyers to write down all the repairs needed before it will pass city code for occupancy. *IF we know which account ******************************* is referring too, we would upload the direct Repair Intention Form submitted by this specific buyer.*"Checklist Before Applying:1) Have you viewed the property of interest in person and inspected it inside and out? *You are viewing at your own risk during daylight hours. Not all homes are safe.2) Are you completely satisfied with the property of interest and ready to sign a Lease Option/Purchase Contract? Most homes are in need of extensive work. FINANCED/SOLD AS IS, which is reflective of the price. Owner(s) do not make ANY warranty of the condition of any property and will not make any repairs needed.3) Do you have the REQUIRED amount to begin your purchasing process? If you have NOT completed the above tasks, then DO NOT fill out the application. The application is for when you are ready to purchase ONLY.PLEASE TAKE THE **** TO READ OUR TERMS AND CONDITIONS. THOROUGHLY INSPECT THE PROPERTY IN PERSON & DO ALL YOUR DUE DILIGENCE PRIOR TO ENTERING INTO AN AGREEMENT WITH OUR COMPANY. ALL OUR PROPERTIES ARE CONSIDERED FIXER-*********** DO NOT OFFER REFUNDS."The contract packet also signed by the buyer(s) (again, I would upload the exact document, however we have no clue whom ******************************* is referring too. We have had no complaints received in our office)repeats itself over and over again that the buyer(s) are responsible for any and all repairs, they are responsible for obtaining and paying for any and all permits required by city or county, they are responsible for following all city and county laws, they are responsible for their own utilities, maintaining the yard, keeping it free and clear of any and all liens, etc. etc. etc. We require buyer(s) to view in person and will not sign a contract packet if they have not viewed/inspected in person before they submit the Repair Intention Form. We do all contract signings in person and go over the entire contract packet in person with the buyer(s) before funds are collected. We cannot be more straight forward about what we offer. We ONLY offer FIXER UPPERS. If someone is looking at our company, it should be extremely obvious what kind of properties they are viewing and buyer. Below is our Mission Statement copy and pasted directly off of our website, propertyhomemanagement.com. This is the first thing anyone see's when going to our website, before they can see any listings or apply for any properties. "Our Mission Property Home Management ************************* Solutions to Convert Distressed Houses Back Into Beautiful Homes. Our Country is Facing an Exceptional Housing Crisis. We would have several documents signed to upload if we knew exactly whom this review was referring too. Let us know ******************************* so that we can upload these documents to further show that we are very straight forward about what we are offering and do not hide the condition of our properties from anyone! We are doing the exact opposite by requiring the buyer(s) to view in person before we will even accept an application. We also require all signings be done in person before funds are collected to avoid this exact thing.Look forward to your response. Thank you.Property Home Management, LLC
