We noticed a fairly long crack in the side of our home's foundation and also had cracking in this same area in our basement. We had KC Waterproofing Inc. come to our house on July 6, 2023 to do measurements and give us an estimate. We decided to hire them. On Aug 7 KC Waterproofing started working on our home. They were scheduled to work on the following dates: Aug 7th, 8th, and 10th with Aug 10th, (or 11th at the very latest)- to be the final date. They finally finished work on Aug 24th. They did a final walk through and took final measurements of our house. We paid them $12,980 to install 8 piers and fill in 3 cracks in our foundation. The final paperwork and warranty info they gave us only included 1 of the 3 cracks they had fixed. I corresponded with them and got this corrected.
Less than 1 month later (On Sept 21st) one of the cracks they had fixed had cracked wide open again. We contacted them and they finally sent someone out on Dec 4th to check on this faulty crack work. The representative came and looked at the crack and said they could fill it in again. He took new measurements of our house and said he would get back to us with a report on his findings. On Jan 12, 2024 we received a proposal based on this visit. It stated that 10 more piers need to be placed near this defective crack, within the area that they previously measured and had worked on. And this will cost us an additional $19,454.Our house continues to crack. There is a whole section of our house that is cracking off the rest (the section they “fixed” for us.) KC Waterproofing was back out to our house to take a new set of measurements on March 25, 2024 to see how much our house has moved. We have heard nothing from them since. We have also been asking to be provided with a copy of the measurements they took of our house right after they had completed the work. Our house is in worse condition than it was before they were hired. They don’t respond to our emails or return our phone calls.

Subject: Response to Foundation Issues for the *******

      Dear [Recipient’s Name],

I am deeply sorry to hear about the foundation issues that the ******* are experiencing. **** ******, our representative, conducted an inspection of their foundation on July 6, 2023. During this inspection, we performed a visual assessment, took laser readings to verify compliance, considered the client's feedback, and conducted an exterior review. This information was documented in our drawing program, and recommendations were made based on the readings, visual inspection, and customer input. A repair plan was designed, and an estimate was provided.

It's important to note that this inspection and the resulting repair plan were based solely on the conditions observed on July 6, 2023. Customers often seek multiple estimates before making a decision. The ******* signed the agreement on July 20, 2023, and we submitted all documentation to an Engineer of Record for review and approval, which I am attaching for your reference. Although Platte City did not require a permit for this job, we always ensure proper permits are obtained when necessary.

The foundation repair was successfully completed on August 17, 2023, and the client made the payment. On August 24, 2023, our service technician conducted a final set of elevation readings, completed our benchmark report, repaired a crack for the client, and collected the final balance. All relevant paperwork, including the engineer report, pier depths and pressures, signed agreement, and final elevations, were bundled and sent to the client.

On December 4, 2023, at the *******' request, I visited their home and conducted a visual inspection with Mrs. Dombek. She pointed out areas of concern in the staircase, front of the home, and front porch. I took new elevation readings with a laser and provided them with an additional repair plan. During this visit, I found no new movement in the areas where work had been performed.

On February 23, 2024, we received a letter from ***** ******** ****** * ***** ***., requesting the installation of additional piers at no cost. We responded with an offer to install the additional piers at half price to help mitigate the cost for the client, even though we had no obligation to do so, as it was not part of the original repair contract. We proposed taking another set of measurements on March 19, 2024, but the client canceled the visit. We subsequently conducted another set of measurements on April 8, 2024, and have not heard from the client since.

All calls to our office are recorded and tracked. Our primary goal is to achieve a positive outcome for the *******. However, without recorded movement over time, we cannot, in good faith, commence additional work that might disrupt the landscape when there is no evidence of movement in the concerned areas. If the ******* wish to explore the installation of additional piers at the front of the home, we would need to take another set of measurements. I, *** *****, will honor our offer to perform the work at half price.

Thank you very much for your assistance in reaching a satisfactory resolution for all parties involved.

      Best regards,

      *** *****

BBB, Thank you again for helping us resolve this issue.

We are in the process of contacting the ******* to have another site visit and take another set of elevations.  In regards to the Engineer report it was obtained and has always been available to the homeowners. A permit as stated before was not required in platte city, mo. We had communicated to there attorney that I would be more than happy to install more piers for them at half the cost. Now all they need to do is agree to a plan moving forward. I can not dispute nor comment on Mr. Comers remarks due tot he fact he was not on site during original measurements nor was he on site during the work or any lifting.

      Thank you again

      Complaint: ********

I am rejecting this response because: I am currently still not satisfied with the work that was done on my home. This week will mark the year anniversary of their "completion" of a job, that has left our home with more cracks than it started with. Their employee is scheduled to measure my home in 2 days. If they can do that, provide us with the measurements they took on 8/24/23, and make us a new contract quote at 50% cost of the previous one, then I will close this claim.

      Sincerely,

      ******* ******

I had foundation work with this company 2 years ago. My foundation is already starting to move on one of the walls they put straps on and said that would keep it from leaning in further. Their product did not hold up to what they said. I had them come out on November 1, 2022 to look at the foundation again. They took measurements and said they would give it to whoever it was suppose to go through at their business and they would contact me. It has been 2 and half weeks and have heard nothing until I called. They wouldn't answer the phone so I left a message. I didn't even get a call back. Instead, they sent me a text saying their benchmark department is running behind but they are working on getting my report to me. I dont even know what a benchmark department is so that means nothing to me. That is not an explanation. Regardless, it is very unprofessional to text someone about an issue they have instead of calling them back and you should never go that long without letting a customer know that things are taking longer than normal. I am not happy with the customer service I have received especially after paying them over 8 grand for work that is not holding up to what they told me to sell their products.

.first of all let me say i  am very sorry for your delay, with the extreme temperatures we have had this year and the draught we have been running a little behind. I am reviewing your  report now and am finding some movement on the back corner and front of your home, this is considered new movement due to the fact we only installed 3 piers on the opposite side. This has occurred due to the extreme heat we had this year. I will be ending you  a new proposal for additional work if you would like to proceed.

Thank you again and very sorry for your wait.

      Complaint: ********

I am rejecting this response because: kc waterproofing is trying to blame the movement on the fact that they only put in 3 piers on the adjacent side of the house yet when they put those in I was told yhat was all I needed was 3 and they still ended up going down way more feet than they said it was going to need. They also put straps on the inside wall they are saying has movement. I want to see numbers showing that it is that the foundation has moved in a different direction than what they said the straps would keep it from doing.

      Regards,

I had *** the owner of KC Waterproofing come out and give me a bid on waterproofing my basement. The bid was complicated and many items were needed. It was for $20,044 - lots of work was being done. The bid had them putting in a sump pump in a corner of a garage where there was no electrical outlet, and I asked *** how they were going to get electrical service there, he told me - "no worries" we can put it in.

I agreed to pay for the job, but I did not check to see that the outlet was another line item that they were going to provide. I thought that *** was going to take care of it as he told me when he met me and bid the job.

On the day they finished the work, I paid the total balance of $20,044, they told me that they are going to use extension cords for the sump pump and I need to pay an additional $975 for the outlet. I called *** about this and he once again told me, "don't worry, we'll get it taken care of." Once I paid the balance of $10,022, things changed.

I asked *** to call me back and honor his word about putting in the electrical. His response was it was not on the contract and we are not going to pay for it.

WARNING - Don't trust *** and his word. I'm disappointed in KC Waterproofing because they can't stand by their word even after getting a $20k job. It's pretty insulting to have someone tell you they are going to do something and after you pay them $20,000 they decide they are not going to pay for a $975 outlet that they agreed to.

      To whom it may concern,

As the owner of K.C. Waterproofing i take great pride in our reputation as a company and as a person of integrity. II speak to a lot of people o a daily basis. I presented this proposal to Mr.** which he had days to review and accept, and accept he did. The outlet was not part of our contract with Mr. **.

I spoke to him just minutes before this complaint was filled and agreed to with protest to have an outlet installed for him at no charge to him.

      Thank you
