I rented a storage unit for investment reality in Rolla Mo. Apparently the unit was broken into and everything was taken($1k), I discovered this when I went to pick up my stuff from the unit as it had a company lock on it. The company never attempted to contact me and continued to charge my cc the monthly rate. They never have told me when the unit was broken into, and continued to charge me. Finally, they have failed to return my deposit! . I guess my next step is to call an attorney and small claims court.Business Response

We reached out to the customer September 20 2023 with the information we had on file, but did not receive a response. We also have a refund check to send to the tenant, but do not have a physical address to send to. If the customer can provide us that information we will mail the check. We have been renting from this business since end of December 2022. When we had first moved into the duplex within the first day we noticed the duplex was crawling with roaches, when I had called they said they would send someone which they did days after the fact. Again we noticed roaches coming through the wall outlets. I called again, however I did not hear back, but the roaches were gone. No issues until May when our A/C went out. Their "emergency line" wouldn't connect our call. Friday night until mid- Monday with no A/C. They finally fixed it, but again almost a week after, the A/C went, I had talked to them more than twice about it being out with the understanding someone would be out. The 4th call they said they'd go ahead and put in a work order, after 5 days no A/C, and multiple calls that it was out. Finally within 7 days of not having it they fixed it. Since May we have been out of A/C 3 other times but within days fixed. Friday, July 14th I called around 4:30 telling them the A/C had gone out again. By the time we were leaving for our sons game they had someone out to fix it. Got home Saturday evening and it was out. Over the course of Saturday through Monday morning I had called 5 times with no luck getting a hold of anyone. The "emergency line" would ring for nearly 4 minutes each before it would have me leave a message. Monday morning came, they claimed they did not get our messages, supposedly. When we finally talked to someone Monday he had told us they found out Friday that our air compressor had went out & they tried to get it to "limp along.' I had asked why the part wasn't ordered when they realized that on Friday, and was told it had to be approved. They tried to give us a little window unit, however we declined as it would waste electricity, and was too little to sufficiently cool the unit. We live here with our son (5), daughter (2), the house has not gone under 84 in 5 days, and it's visibly noticeable its taking a toll on their health.Business Response

We certainly understand the customer's concerns with their ac struggling to cool. As the customer stated, we have worked to temporary remedy the situation with a window ac unit, but they refused. A new condensing unit was ordered once it was determined to be defective, and is being installed this morning, July 19. I am rejecting this response because:
Our a/c goes out all the time, they never get right on it we went 2 weeks before with no a/c about 2 months ago and it’s in between. They tried to “limp” it by that’s their words instead of just ordering a new one on the spot. They said it would be a week before we got our new compressor and was goin to replace it with a tiny window unit that would do no good on cooling that place just racking up more on the electric bill. We have 3 kids that live there and can’t keep doing this when it’s 80-86 in that house when it goes out. They didn’t even tell us what was goin on with our unit until 3 days after and we called several times and they would not answer. We want out of our contract and go somewhere where they actually take care of their renters. This will be the last time I ever rent from investment. That and several other problems with them. I was told to not rent from them because they are a shit company and well they are. They won’t even give us our deposit back from damages that was due way before us. I was told when I rented it by people they have already rented to that I would never see my deposit again, even know them damages was done before us and not from us. Pretty shitty company if you ask me.

After several dead-end maintenance visits, our dryer was not fixed. It took three months from the time we moved in for them to give us a functional dryer. The dryer included in the unit would consistently take 2-4 cycles to fully dry our clothes. Investment Realty replaced the dryer after three months, and the new dryer works fine. My complaint is that they are totally unwilling to reimburse the additional cost of electricity on my bills due to having to run Investment Realty's faulty dryer to do my laundry. Investment Realty said "after looking over the *** bills that were brought in, the Owner has decided that no credit will be given. The bills looked to be about average for the units of that size." While that *** be true, the amount of electricity I personally use I believe to be irrelevant in this situation. Regardless of my neighbors' utility bills, it remains true that as a direct result of Investment Realty's neglect to repair faulty appliances supplied by them, my utility bills are SIGNIFICANTLY higher than they would be if I had a working dryer from the start. I have calculated using the exact specifications of my dryer's kWh usage that I should be reimbursed for $25 per month, totaling $75, which they have made clear that they are TOTALLY unwilling to credit.Business Response

The customer first reported his dryer not drying his clothes April 12th, the appliance repair person reported the dryer was good (getting hot and good air flow). The next day we sent a new vendor out to clean out the dryer vent because the tenant said it was still not drying his clothes. The appliance repair man was sent out again on April 27th and again could not find anything wrong. May 17th, we sent out a different appliance vendor because the tenant had reached out again. The alternate appliance vendor reported back the dryer was working as well. ****** called back again stating it still wasnt working and had Appliance Repair Pros install an element on June 1st. On July 9th, the tenant said it still wasnt working so we replaced the dryer at the property owner's expense. With multiple attempts to correct, then to replace, that we worked in good faith to resolve the tenant's concerns.Customer Answer

I am rejecting this response because:
All aspects of the business's response were accurate, though they selectively ignored the issue I had with them. The business's neglect to listen to my complaint and address it directly has cost me a significant amount on my electric bill, as mentioned in my original complaint. Instead, investment realty sent out maintenance to repair the same problem three times (cleaning the vent) regardless of that not fixing the issue in the past. Investment realty's has effectively increased my electric bills as a result of their neglect to fix my dryer in a timely manner. I would like a partial refund of my electric bills in the amount of $20 per month (totalling $60).

With two separate vendors indicated they found no issue with the dryer when it was looked at on three occasions, and no prior complaints, it is not clear it was a fault of the dryer. There are multiple factors affecting the customers utility bill, and with the information provided one cannot conclude the dryer was the only cause of utility cost. The entire basis of your argument is that you don't believe that my original dryer was faulty. If either of your two technicians had put in the effort to diagnose and understand the issue with my dryer, they would have been able to have it replaced sooner, thus costing me less on my electric bill. Your technicians failed to diagnose the issue, resulting in additional electric fees.

We put in a work order several times for the shower. Few weeks passed and finally put in another and someone came out to look at the shower. This was early April 2023. Repairman said it was stripped and needed to be replaced but homeowner would have to approve it. Shower cannot be used due to handle not working. This is in master bathroom. Emailed investment realty Austin, left a Facebook review complaint tagging the company. Still no response. Over 6 weeks no shower still. Company refuses to respond. This is not the first time we have had to email about work orders not being done or completed.Business Response

The customer called in a service request on April 24th, 2023 at 9:22pm that her master bathroom shower handle would not work. A vendor was scheduled to respond to the problem on April 25th, 2023 at 9:43am. Our vendor responded and determined the only two options was to order a part or replace the whole shower system. He attempted to order the part, as of yesterday May 23rd, 2023 the part had not come in and the owner has decided to replace the shower system. We plan to have our vendor take care of this issue today May 24th, 2023.Customer Answer

We certainly understand the inconvenience of not having use of this shower. While having other showers for use at this home the customer wasn't completely without the use of a shower. If the customer is willing to indicate a monetary value for the inconvenience for the delay in repair, we are more than willing to contact the property owner if they would be open providing compensation.Initial Complaint

Investment Realty, INC was more than happy to be bully-ish and use gorilla-marketing tactics to bombard my text messages and emails with prodding and pushy urges for me to submit my $75 application payment in order for us to move forward and I was interested in more than one property so I had additional questions and needs for long-distance moving. Any questions or concerns I responded with, which would help me narrow down my selection, they would not answer. They just continued to send texts to remind me to pay pay pay and so I eventually decided on a property to apply for and paid the application fee.
No responses over a month or two waiting to hear back from them good or bad news. I GOT NOTHING! - with 3 emails and many texts I sent, many online contact forms i requested and RADIO SILENCE. They got my money for a property, and I could have paid twice on two different properties as they had my information and they did not send me even a paid receipt.Business Response

i did not receive any notification of any response from this business, nor did I receive a call or other communication from them. I just got this one email from BBB stating that I was unresponsive, but I had no idea there was an update.
