      This company claimed they could get me out of my time share. We explained ours wasn't a typical timeshare but they claimed they had settled claims with this company before. They stated that since we were paid up with our dues and owed nothing else but dues, they could settle quite quickly, somewhere around 60 to 90 days.We were told that someone would contact us within 2 days and manage everything. When we where finally able to speak to someone 6 days later, all the information we were given proved false.They required a copy of our deed or points. We have neither and we told them that when we signed up.They stated they would need to research the deed and it would take at least 7 months for that prosses.AGIAN THERE IS NO DEED FOR OUR TIMESHARE, because it's a membership for exclusive rights to use government owned property. They can not help us with our issue like they claim, yet they want to string us along for month looking for a deed that doesn't exist.This has turned out to be just another scam.

In this particular case, we acknowledge that the client has an RV park membership, rather than a traditional deeded timeshare. While the client expressed concern about our ability to assist without a deed or points, we have never stated that we could not help or that we would be unable to complete the service. Rather, the situation is complex due to the unique nature of the clients membership.
      Key Points:
      No Guarantee of Timelines: Our contract explicitly states that we do not guarantee specific timeframes for completion. We strive to resolve each case in the most efficient manner possible, but the timeframe can vary based on the complexities of each individual situation and the timely submission of necessary documents from the client.
      No Deed/Points Required: In our conversations with the client, we clarified that we do not require a deed or points to proceed, as the clients RV park membership is different from a traditional deeded timeshare. We communicated to the client that we would need the relevant contracts and documentation related to the membership to move forward.
      Clear Communication: We have spoken with the client multiple times, including on November 1, 2024, when the client explained that their ownership is a membership at an RV park with no deed or points involved. We informed the client that we could continue to assist with their case once they provided the necessary documents. We have consistently communicated that we are willing and able to assist, as long as the client provides the required paperwork.
      Clients Prior Engagement with **************** The client mentioned they had previously hired another company for assistance, and we recommended that they follow up with that company for more details. We clarified that we could not have multiple Powers of Attorney (POA) active at the same time. However, we also reassured the client that, based on the information they provided, we would continue to move forward as soon as we received the appropriate documentation from them.
      Maintenance Fees: As part of our services, we guarantee that clients will not have to pay their 2026 maintenance fees, provided they return the necessary documents promptly and in accordance with our contractual process. This is one of the key assurances we offer, and we are committed to helping the client avoid additional fees.
      Conclusion:
      We take all customer concerns seriously and are committed to providing assistance in resolving timeshare and membership-related matters. We regret that the client feels misled; however, we have consistently communicated the necessary steps and requirements for us to assist with their situation. We are still prepared to work with the client to resolve the matter, provided the appropriate documentation is submitted.

      We reject the business response because they were aware we were dealing with another company when we enlisted their services.  The other company has refunded our money.  It was never a timeshare.  It was a membership. We were able to contact the company and cancel the membership on our own.  We contacted American Settlement Services and requested a refund as their services were no longer needed because they misinformed us, insisted that we had a timeshare and we didn't have one.  They refused to refund our money.

      Acknowledgment of Previous Communication:
      We understand the clients frustration and have reviewed all prior communications. Our records indicate that we consistently communicated the need for specific documentation to proceed with their case. However, as the client has stated, they were able to cancel their membership independently, which impacts our ability to complete the services for which we were contracted.
      Clarification of Services and ***************************** specializes in assisting clients with resolving ownership and membership matters, including RV park memberships. When the client engaged our services, we explained that the process might require additional research and documentation to address the unique nature of their membership. Additionally, our refund policy is tied to the fulfillment of contractual obligations. While we regret that the client no longer requires our assistance, our team has worked on their case, and this work constitutes a portion of the services for which they were billed.
      Request for Documentation:
      To resolve this matter amicably, we have requested proof that the client is no longer the owner of the membership. This documentation is necessary for us to evaluate their refund request fully. Once we receive this proof, we are willing to review their case and determine an appropriate resolution, including the potential for a partial refund if warranted.
      Commitment to Resolution:
      We strive to provide high-quality service to all our clients and regret that the client feels misled. However, we believe this matter can be resolved fairly if the necessary documentation is provided. We encourage the client to submit proof of membership cancellation at their earliest convenience, so we can finalize the review process.

      My husband and I went to this time share exit program and they said we had two contacts with Worldmark even though I argued we had only one. They said they checked and said we had two, so we had to sign two contacts to proceed, One for $8545 and one for $4645. This was Saturday 4/15/24. We canceled within 3 business days on Monday. They charged a 15% processing fee to reverse the charges on our credit card. They provided no service. I believe this is in excess of any state law. Also I did contacted our timeshare and we only had one like I told them several times. I contacted American and all they did was try to harass us into keeping the contact over several calls.

      Jan. 20 2022, we signed a contract with American Settlements(AS). They stated that 99% of the time we can get clients out of their timeshare contracts. I asked what about the other 1% and I was told we refund their money. We paid over $8000 and here it is a year later and still getting calls from timeshare. AS said they would issue a cease and desist. I have talked to them several times and get the same response. We are working on it. We have to give them 45 days to respond (Jan. 2023) if they don't respond we will contact the AG and the AG will file charges and take the timeshare to court. As of today no contact from AS and still getting calls from timeshare. I think we are in that 1%.

      For the type of process this client has it takes us an average of 18 months to complete.  This client is aware of that fact and has been in communication with his case worker.   He has expressed no displeasure to her yet choose to make a frivolous complaint on the BBB website.  Client is correct IF we are unable to terminate his timeshare he will be issued a refund however we are still working this file and have not even crossed our average timeframe for completion.  Our process is a lengthy one yet it is very effective.   If this client has concerns he wished to discuss he needs to reach out to us directly or communicate them while on the phone with his case worker.
