My problem is with Town and Country of Tupelo *** I am trying to get my home completed. My home was delivered on November 22, 2024 and today is June 16, 2025 and they still haven't finish this process. We moved in on Feb 6, 2025 and prior to moving in we made mortgage payments and wasn't even in the home. They have sent a crew out to complete it and they come and just look at it but never complete it. My outside isn't finished and 3 weeks ago I called to let them know birds had made a nest in the top part of the opening they left and the noises are very annoying, my shower does not have hot water, my trimming has opening in them, I still have a crack in my ceiling and the base board for my floor is not finished and some of the sheetrock on the walls are not finished properly. I have tried to communicate with them all that I can but they tell me the same thing every time we call that the people that doing the finish process will be contacting me and they never do. We have taken off work so many times for them to finish and they never do. The last time I took off the man came by himself brought all the wrong based board for the floor, told me he wasn't getting on the roof to finish his sons would do that so he came out for nothing and I missed money at work for nothing. He sent his sons on another job instead of coming to finish my process. We have even paid money out of our pockets to have things done that they supposed to have did. This is getting very frustrating and annoying for us to be paying mortgage and knowing the bank has paid them and our home is incomplete. I have done all I know to do so that's why I am reach out you you all for help. Thanks in advanceBusiness Response

Spoken with both the GM and service manager at the home center. They have contacted the manufacturer about mentioned issues. The factory is sending parts that are needed to their contractor to make all repairs needed. Homeowner should be hearing from contractor shortly to schedule a time to address service issues.Initial Complaint

I purchased a home October 2019. The amount of my purchase was $140,000. I put my property that was completely paid for up for collateralto purchase my home after hurricane ******* two years after living in the home I started to realize that my floors were getting soft. I called regional home. They said my home was out of warranty. There was nothing they could do. I tried to call ******* home builders the company thatbuilt my home I could not get a call back. I have been dealing with this since 2022 and my home is completely unlivable. The moldis extensive. It is not a plumbing issue it is an issue with the manufacturer or the set up. I have had several people come out look at it And was told that I need to take legal action because nobody will return my calls. Answer my emails I have sent in videos I sent in pictures so now Im $140,000 in debt and I have a home thats not gonna last me another six months. Water is coming in from somewhere, but it is 100% not my plumbing.Business Response

After researching the file on this home, the last visit from the manufacturer's contractor was in February of 2020. At that time the manufacturer was not informed of any flooring issues resulting from moisture. The house is now several years out of warranty.Initial Complaint

I understand that some things are sales pitches but at some point it becomes lies and deception. Delivery of my home was not as planned. Took them days to come back and put it together. When I became able to go in it was not what I expected/planned for. The things that were advertised are not there. No farmhouse sink, damaged electric stove not range, dented refrigerator - the stove and refrigerator do not match. Stove is black looks like it came from a warehouse and frig is not the side by side with water and ice is stainless. Shelves in closet and elsewhere are already scarred/scratched. When I mentioned blemishes and finished the job I was told oh that happens but what about the repair sir? Also I am scheduled to receive a reimburse that I cannot get anyone even to discuss with me. I am constantly given the run around. At this point I am believing this dealership is using a block caller system. I am not looking for compensation, I simply want the job completed satisfactorily so that I can move into my family home. This company coaches and coerces you into signing the complete and final document with the bank and then goes GHOST. This is a very disheartening and horrible practice. This is a disruption to my and is very stressful. Its not fair for someone like me a single parent and caregiver to be facing a mortgage and cannot comfortable live in or better move into my home.
I am typing from a computer and the pictures are in my phone.Business Response

Spoke with sales center. Confirmed that home was delivered last week. Customer was asked to contact the mortgage company when the home was delivered to bind insurance and not leave the customer's home uncovered. As far as the items of concern inside the home, the standard procedure is to get the home setup and do a walk through to address any items in question.Initial Complaint

Bought this home from Hattiesburg Home Center in 2021 have had nothing but issues since. Found out last year they never filed my home warranty that was required by the ****. A year later I still have nothing on it. I called last year was assured that this would be handled and it hasn't been, sent another email about it but haven't heard back. Just would like for them to make this warranty good.Business Response

We paid this business 116,000.00
We paid for a NEW mobile home .
We have been contacting the regional manager since November .
Assures me time and time again that the problems will be fixed . Not the case . My roof has had three different leaks . My back door is completely broken (frame) my front door is not water tight . My shower is cracked and leeks every time it is used . There are many cosmetic issues inside the home . Broken cabinets , ripped flooring etc . Some cosmetic things have been addressed . Not correctly . Ex: nails picking through walls and floors were hammered in and caulked over . These things seem as though they should be new and not repaired . I purchased a new home . I have told them I will fix cosmetic things myself . I just want my home to be at the very least water tight . I hired a private inspection company which sent a report which I forwarded to them . Regional manager at this point will not even return my calls . I do t know what else I can do .Business Response

Sales center has received parts and materials to address concerns with the exception of the front door. Service tech contacted customer to schedule an appointment to make repairs and customer chose to wait until tech has front door before scheduling. Tech will be traveling to the manufacturer next week to pick up the front door.Customer Answer

I regected the response because the major concerns were only partially addressed . The doors are a big concern . The doors ( exterior ) x 2 . Are one of the concerns . If that ever happens . They do have a tendency to not come when scheduled .
Two major concerns were just ignored …. As usual . 1 being my leaking “NEW” roof and my cracked and leaking “NEW” master shower . They have been made aware of these two major water problems since November . Continuously ignored . I need to be able to get insurance on my home ! However , this is not possible with current leaks .Customer Answer

Complaint: ********
I am rejecting this response because: this is simply not true . I was told by the repair men that part of the back door that remains broken “cannot be fixed” . They were going to speak with the regional manager . The regional manager was then supposed to reach out to me on how to proceed . This never happened . No one has called me . The repair men also stated that they were unable to fix the shower . Apparently the shower can only be “patched” and they don’t do that . So in conclusion I still have a broken back door . As well as a leaking shower !

Purchased a mobile home in November of 2022 and delivery/setup was for the same month. Since then, I have had spotty communication from each different "service manager" which there has been 3-4 different ones within 2 years. I currently have unpainted drywall spots, mismatched colored ceilings, cracked fiberglass bathtub, countertops that have separated from the walls, bedroom ceiling fan that has an electric surge when the fan speed is changed, and different textured flooring. The past fixings included the flooring being replaced four different times due to nail heads popping through (ongoing issue), the ceiling fan fell and shattered, ceiling crack, wall cracks and "humps" due to floor joist issues.Business Response

On August 16, 2024, my husband and I put a down-payment of about $10,000.00 to Regional Homes of McComb. We were assured that our home would be in MINT/PERFECT condition when time it come to move in. We agreed to use their team for dirt work, driveway, delivery, and septic installation; along with some incentives offered BY REGIONAL. We were told the manufacturer would do the "trim out," but in the end they sent their local crew. The dirt pad is so uneven that one end of my home is a few feet off the ground, but the other end is about 5 feet off the ground. The front steps don't reach the door. My husband and I have to pass our children back and forth to get in and out and we have to literally CLIMB into our home. Approximately 2 WEEKS AGO (10/23/24), the last of the "trim out" crew gave us the green light to move in. I CLIMBED into my front door, and it looked like an abandoned drug house. There was white powder on every inch of the home, and it appeared they mopped over the dust on the floor WITH TOILET WATER (there was a trail of water leading from the secondary bathroom). There were cracks in the walls still (we understand the idea of the house settling, but this wasn't that). There was paint and spackle dripped and splattered everywhere. The marriage wall looks like something out of ***** in Wonderland and the wood beams arent assembled properly. We had a walk through by the ** of the company last week on Wed., 10/30/24, that assured us everything would be done in 7-10 days max, but now an employee of the McComb lot is coming TODAY for another walk through. I will be making a THIRD mortgage payment on a house that I cannot even move into because of the condition of the home. It is causing emotional and mental distress. We've sold our current home and not renewed the rent on the lot because we thought we would be moved into the new home by now. I am now maintaining bills FOR TWO RESIDENCES because of Regional McComb's failure to complete the job CORRECTLY.Customer Answer

On approximately 10/23/24, the home was presented to us as move in ready.
10/29/24 REGIONAL HOMES OF MCCOMBA told my husband to hire a professional cleaning service and forward them the invoice after our first complaint of the condition of the home.
On approximately 10/30/24, the Vice President of Regional Homes told my husband give him 7- 10 days max, and he'd have us moved into the home.
11/12/24- approximately ************************* cleaning crew.
11/14/24 the floors were cleaned professionally
11/15/24 my husband and I met with the General Manager of Regional Homes Mccomb, ****. No steps had been ordered/built. No secondary cleaning crew had been scheduled as promised. The repairs with the manufacturer hadn't been scheduled. We were informed that steps can't be installed until skirting attached, no word on that scheduling. We were shown offered one stained living room set by one of their bad attitude employees.
I do not appreciate their team treating my husband and myself as if we are the problem. I just want to my home completely fixed correctly and presented to me in "BRAND NEW SHOW ROOM FLOOR MINT CONDITION" standards as promised. It has been 4 mod ths since we purchased the home. Everything on our end was done correctly in a timely manner. And once they got thst check, they've not upheld one promise. I am disappointed, upset, distressed, etc when this should have been one of the most exciting experiences of my life.
It is now November 18, and i still do not live in my home, theough NO FAULT OF MY OWN.

On 5/1/2024 my son, ********, took me to look at a manufactured house at Regional Mobile Homes ********. ****, a sales agent, advised that delivery of a new one was many months. We inquired about purchasing the one on the lot. **** and Crystal, CFO, advised that the turnkey price would be $285,000 and they could have us in the house by the end of June. I indicated that we wanted the house and returned the morning of 5/2/2024 with my wife to let her see the house and confirm that we wanted it. ******* and *****, GM, again stated the turnkey price was $285,000 and we could be in by the end of June. We put down $50,000 to purchase the home based on price and DELIVERY.On 5/17/2024 we returned for the closing where Regional defined turn key as only applying to the structure itself. My 50 plus years in the construction industry defines turn key as any and all things required to enable the client to occupy/run their business/home. At the closing, I agreed to widen the drive from the road to final site. Regional agreed to install water line and connection to septic tank. I understood that Regional was providing ALL items required by *****************, **. ***** stated that they would try to have us in by the end of June. The sellers agent, *******, did a brief summary of each section and had my wife and me initial/sign the section/page. My wife is 81 and I am 83 years old so maybe we did not completely catch everything; however, I understood that for the $286,500 includes {added fireplace hearth excluding sales tax} everything required by the county, and necessary for us to use/enjoy the house was included. The inspector for the County made an inspection on 8/22/2024 and noted parking and driveway required gravel. Regional called 8/23/2024 and advised that they did not have gravel in the written contract [ consists of 34 pages].We request the house complete with county approval and Certificate of Occupancy.Model 624-84-4-32 Serial No. ******************Business Response

I purchased a new manufactured home from *********** and country in February of 2024. It was to be delivered about 3 months later. When they delivered the single wide manufactured home to my address I noticed something was different about kitchen. Someone had rearranged refrigerator and water heater. I was not told about this change before it was delivered and the owner will not take it back or move the refrigerator and water heater back where they were. I have been told that HUD made them change the layout but I have called HUD , the factory in ******* where it was built and talked to several other agencies who take manufacturing home complaints and no one will accept responsibility. They all say the same thing. Talk to retailer. I have been talking to ******* since May. He said he will not fix the floor plan back like it was. He admitted I should have been informed but wont make it right. He has asked what I want to make me satisfied and I told him I wanted the kitchen back like it was. I paid $80000 for this home. That is a lot for me as a widow. I am not happy about this and it has caused me to also lose 33inches of floor space in the dining area. The wall between laundry room and dining area was moved almost 3 feet to accommodate the water heater in new location. That is a lot of space in a single wide mobile home. I had to wait almost a month to get door keys for front door. Bathroom shower door has still not been replaced it does fit. Walls in closet and laundry room are having to be replaced and studs added to hold shelves that came out during move here. Receptacles in 2 rooms werent even there and had to be added. I am very disappointed with this house and just adding a front porch isnt going to fix my interior wall problem. Can you please help me get this resolved!Business Response
