      ***** at CARAS PM is awful he is truly heartless but he will tell you his troubles but, doesnt care if you are telling the truth, are disabled (which I am). He failed my inspection after the company took over the property I had been trying to SURVIVE for a year and 5 months. I had explained that I was rented a disgustingly dirty apartment. I had no choice really as the only other two bedroom apartment available was in worse shape and the brown water in the other made me choose the one I was living in. The ventilation issue caused me to develop COPD. I was hospitalized in May. When the takeover happened I was about to go talk with the previous *********** Well they did the inspection and I had explained to ***** that this was the condition in which I had been rented. I had also explained that due to my disability I was able to get the things I had to use as clean as they could get. Upon the move out inspection I had cleaned the stove, oven, refrigerator and THEN HE FAILED ME FOR NOT DEEP CLEANING THE ENTIRE APARTMENT!!! I AM NOT SUPPOSED TO DO ANY OVERHEAD WORK, my legs had previously been parked on by a van. The move and packing along with the cleaning I felt responsible to get done really hurt me. I even told him about my dislocated shoulder! I BELIEVE THAT HE FAILED ME SO THAT THE COMPANY COULD KEEP MY DOUBLE DEPOSIT OF $2,590.00 that was given to the other ********** through a special ***** while I was homeless. I was hoping to get the money back to afford my new housing double deposit. These companies are robbing the poor and disabled people. I believe this to be the worst thing that a company can do to a person who is struggling financially and on SSI. I certainly see why they keep him as an employee he makes them MONEY THE EASY WAY!!!!! But he certainly will also tell you what he is unable or unwilling to do!!!!! It was truly unfair!!

      Hello,
      Your unit was inspected on 8/27, you returned keys today (8/30).  At your move out inspection, we documented the condition of the unit at the present time, that is the inspectors only role in the process.  Now that you are completely out of the unit, we will begin our move out processes to get the unit rent ready again.  In that process we will compare the condition the unit was returned vs.the condition it went out (we did receive a very thorough condition report from the prior manager) before assessing your account any charges.  Upon completion of the move out process a deposit disposition will be sent to you listing any deductions from your account and will include a check if there are funds.  Please reach out to our office if you have any questions after you receive your deposit disposition.

      They are cutthroats s******* over their tenants to increase profits."Now, I understand that there were likely some cleaning tasks left to accomplish. But, $500 worth? Come on, Caras. Do you wonder why your reviews are in the gutter across all platforms? Do you care? No, I'm sure not. Because you're making your profits.Consider shaping up, and caring for your tenants, just a little bit? You'll find that more than some of us are upstanding people, just trying to get by in a city filled with cutthroat property management companies and insanely high costs of living. If you care about the future of your city and its residents, please change your ways."

      As you noted there was additional cleaning to be accomplished, which was completed by a third-party vendor and there was cost.  In the years you rented with us, we were flexible, worked with you and feel that we were more than reasonable. Thank you for renting with us.

      -0 stars for Caras. This property management should keep their business off the reservation. All lake county residence new and current please bring your business to bayside or bee smart management companies. The manager for ****** has no soft skills. Doesn't give care in the world about how vile they treat hard working families. Its eyebrow raising and near criminal for them to not only take your entire deposit but tac on minor fees until they put you in the red until you owe them. I have video of a walk through I did on my unit the day I left the keys. I look forward to disputing everything. My husband I were late with rent by (mins) maybe a couple times out of the 3+ years we rented through them. We paid on time; + any bogus late fees they tac'd on. We filed work orders for them to complete. They were very slow on work order completion. Its infuriating how they expect us to comply in a reasonable time, but they do not expect that of themselves. Our unit went without rain gutters the entire time we rented they told us they would install rain gutters, and this never happened. What did happen was rent increase after rent increase policy changes more requirements like renters' insurance, and we complied with it all. Now my dispute has to go through the manager and the owner of the company and the way they've treated us thus far is not promising. I guess they need our money so bad. future tenants it's very unlikely you'll get a dime back remember that if you are putting a large deposit down! Keep great records of everything because they will pin their lack of building maintenance and care on you when it's time to move out. Put EVEYTHING on inspection sheet. You have to become an inspector, infostructure specialist, and tenant law advocate IF you chose to rent with them. Just save yourself the time and energy look elsewhere.

      $2,300 a month and a $5,000 deposit for a house who's furnace didn't work for 2 weeks whilst my two children were freezing. Living on space heaters raising our electric bill to over $300 for that month along with them saying "we're all suffering here, you'll have to pay the full amount of rent" Even though the house wasn't habitable for 2 weeks because it was -30 degrees outside when this happened which made it 10 degrees in my house. ********** quit working, the owner of the house didn't want tenants using her forever dishwasher for one month so she buys a used one to install until she moves in. The filter was covered in hair, skin, nails, and other viscous fluids forcing my wife and I to clean it after installation. Every problem we've had with this company was resolved half heartedly, slowly and seemed like we were pulling teeth with the people who are in charge of our lives here, just so we could survive. We have been taken advantage of over and over again by caras. Every time they say they suffer just as much as we do, but they say that with a smile each time. Would give 0 stars if I could. I hope you're happy caras, my children almost froze to death because of you. Thanks for that, and for charging me fill price for a house that wasn't habitable. You guys really are the best at being shady, sheisty and liars. Keep up the bad work caras!

      Hello ************** The furnace not working was reported to us on 12/15. Our vendor responded the same day and ordered parts immediately. The part came in and the furnace was restored to full functional on 12/20. So, 5 days total. During this time, we asked more than once if the house was warm enough and your wife explained that you already had space heaters in the house. The temperature ranged between **** degrees F over those 5 days; however, on the 22nd (after it was fully functioning) it dropped to -28 for less than 24 hours. We were not notified you were having habitability issues at any time. Regarding the dishwasher, as I explained to your wife, the house will be undergoing extensive repairs in 9 weeks. We did not feel it was cost effective to put a brand-new dishwasher in that would only be used for 9 weeks before demo. While I appreciate and understand these issues are inconvenient, we responded in accordance with all local, state and federal guidelines to remedy these problems for you in a timely manner. All other work orders I show during your time in the home, as detailed in the email to your wife on 1/17, were open 5 days or less. Please contact our office and we can discuss.

      The local and federal laws don't change the fact that my children were freezing and that we paid the same amount for a house that was not habitable. Your response is asinine and only goes to prove that human life means less to you than your profits. This is a sham, your business practices are unethical and I will continue to inform everyone I see that you run an unethical business model. Have a wonderful day.
