I provided Kabens (KI **** with $5000 to cover design plans for a cabin they were going to build. They drew ** floor plans several times then wanted 60% of total cost of the build without ever providing anything more than a floor plan. When I insisted they provide finished plans, *********************** (owner) and ********************* refused to respond to email, text or phone call. I contracted with them to sell me and help start a stick home cabin in august 2023. I had several conversations with them and met them in person as well. I wire transferred them $71,400 on Aug 15, 2023. They since gone silent and wont return calls or emails. I can see on ****** reviews for ki enterprises many people claiming the exact same scam. My mother, seeking to fulfill her dream of owning a cabin, made a down payment of $90,000, in hopes of turning that dream into reality. From the outset, our dealings with Kabens were orchestrated through *******************************, the sales representative. Our realtor, discovered Kabens online, and ****************** was our primary point of contact. He managed the entire process, from selecting the cabin kit to visiting our land in ********* **. He provided a quote of nearly $90,000 for the kit, with an additional $120,000 for permits, land clearing, septic tank installation, road construction, and cabin assembly, totaling $210,000.Red flags began to emerge when we were not kept informed about the permits or the ordering of the kit, as the contract had promised.Upon contacting ******************, he shocked us by revealing that he no longer worked with *********************** and had only been with Kabens for four months. To our disbelief, ******************, who had instilled our confidence throughout, stated that he had no knowledge of anything and just disappeared again after giving me the name of a lawyer to contact , and advise us to contact *************************, the contractor, assuring us that if his signature was on the contract would provide reassurance. But suggesting that the signature might not be legit , he even told us about another case in Georgia with a forged signature. We reached out to ******************, he categorically stated that the signature on our contract was not his, that his signature was forged.What is most distressing about this situation is that it appears that everyone involved had some inkling or suspicion that *********************** was untrustworthy. Despite this knowledge, they allowed us to enter into a contract, causing my mother to invest her life savings. Both ****************** and ****************** eventually distanced themselves from *****, yet they failed to alert us. This undeniable complicity in *************************** fraudulent activities is reprehensible.Initial Complaint

We have a log cabin kit to be built and Kabens said they could. The owner is not a general contractor and cannot build cabins. On 2/14/23 I contacted K I Enterprises dab Kabens to build an accessory dwelling unit (ADU) on my property. It was a 469 sq ft turn-key cabin named the *********-3. the total cost would be ***********. After discussing with *********************, the cabin consultant, I agreed to pay a $4,000 deposit, which be subtracted from my total cost, for a site visit. They would determine the suit ability of the site, map out where the cabin would be built and discuss any possible issues. I paid the $4,000 by credit card on 02/14/23. The site visit was completed on 02/17/23 by *********************, ***********************, and *************************. I notified them that I wanted to hook up the cabin to my existing septic tank. They assured me this would not be a problem.***** told me that in order to get my cabin in the production line I would have to pay 60% to initiate the order and enter their build schedule. I wired $59,989.30 on 02/20/23.A couple of days later they contacted me to tell me they would have *********************, DeKalb County ******************************* Manager, come over to determine if I could hook up the cabin to my septic tank or if I would need a new sewer tap. **************** came on 02/23/23. He advised that I hook up to DeKalb County sewer. I created an account, submitted the $1,811.83 fee and gave all the information to Kabens.Since then, they have done nothing to obtain the permits needed to build. I was promised weekly updates on their progress which I did not receive. They tried to deliver the cabin twice and both times they reneged because their truck was broken down. When I realized they were trying to deliver an unassembled cabin to my driveway with no idea when they would be able to build due to lack of permits, I told them to stop. I told them not to attempt to deliver the cabin until all necessary permits were pulled. I finally emailed them and told them I would not go through with the project and wanted a refund. I also sent a certified letter on 06/12/23 asking the same.Business Response

I am rejecting this response because:
I did not just back out of a deal. I paid out $63,989.30 in good faith to this company because I wanted the cabin to be built. It was part of my retirement income plan. I also paid out $1800.00 to DeKalb County for a sewer tap which I know I will not get back. I cancelled because they demonstrated they were unable to fulfill their duty of getting permits pulled. They never made delivery on the cabin, which they priced at $38,668.77. If they were dealing in good faith, they would have refunded $25,320.53, then paid me the cost of the cabin when they sold it. At this point, I dont owe them anything and they owe me $63,989.30.Business Response

I am rejecting this response because: They have done nothing to earn or retain the money I paid them. They did not obtain needed permits, they did not make delivery on the cabin. I have received nothing from them in goods or services that would cause me to owe them any money. I will only be satisfied with a full refund. Customer could have continued with build. Customer refused to have cabin delivered to her site. Cabin can still be built if customer would simply allow the proper utility to be connected and we could complete the build as contractually agreed upon. We will speak with our legal team to see what we are obligated to refund and when outside of the cabin kit itself plus our pre-construction fees for work already rendered.Customer Answer

I am rejecting this response because: I have already paid DeKalb County for sewer hook-up as evidenced by the receipt I attached with my original complaint. The issue is with the permits you failed to obtain. Dont forget, you attempted to deliver twice and failed to do so. *********************** owner of Kabens Cabins and KI Enterprises signed a cabin build contract last year for my property in ** . He resides and LLC are in ** . He billed me $103,000. I wired the money to him and he has never built my home , never even shown up to build site he has done Nothing accept steal my life savings of $103,000. He has promised to repay never did asked to give him 30 days I did never paid a ***** back . Still advertising fake builds and taking money from people . I know of 5 other people he has done this to . Ive lost everything and he enjoys living off my $103,000. He is a habitual thief in multiple states. Please warn the public .Initial Complaint

We purchased a log home kit. We paid for exterior doors and seven inside doors. We did not receive the two exterior doors and the seven interior doors were the incorrect size. The dealer of Kabens has refused to either buy the doors or refund the money we paid for the doors. $15,000. We have texts and emails from the dealer telling us he would buy or refund the cost of the doors. We have been waiting since 11/22. He always has a solution but zero follow up.Business Response

The truth is this company is taking peoples money without building the cabins purchased at least not in a timely manner. Currently, are at least five of us that are in communication with each other. I wired this company $149,872 in October 2021. ***** told me I would have the cabin built turn key within five months. In November 2022, I demanded to see my cabin kit and drove to ************** to see it. ***** met me in Ingles as there is no show room. (Red flag everyone!) ***** had my kit delivered to me in SC but I had to pay someone $500 to offload it. The kit is the wrong one and the log diameter is lesser than the kit I ordered. Who knows if it is even a complete kit? Thankfully ***** paid for my foundation and poured basement walls. But Im now at a standstill again and Ive been waiting well over 1 1/2 years for my cabin which is only 672 Sq ft. The amount they designated for plumber and electrician is only half of what it will cost so I will be spending much more money each step of the way. A Slab is not even mentioned in the contract and that will cost me $10k more. Right now ***** is saying he doesnt have the $5k required for blueprints.
