  Mattamy Homes, specifically the builders of this company are one of the absolute worst companies I have ever dealt with or come across in my life. If I could give negative stars I would ! Not only did I have a horrific home buying and building experience with these people but I had a serious safety issue occur. They do not care about their workmanship, they do not care about client services, and most importantly they do not care about the safety requirements needed when building a home!! The shower glass they installed in my bathroom completely shattered on its own. This was due to POOR WORKMANSHIP! Which under ** Law for new build homes there is an 8 year warranty that specifically states builders are responsible for fixing any issues that arise within this time frame due to poor workmanship. They are refusing any type of responsibility and refusing to repair anything! After bringing in my own ******** to evaluate, turns out the frame was not installed properly, the two 130in glass panels were never securely installed (no glue, no caulk, no safety lining) to keep the glass in place, they were just free standing in the improperly installed frame. Also, based on how the glass shattered on its own, they installed poorly tempered glass. All of this is detrimental to my and Mattamy's victims safety. This is not the first safety issue or the first issue for that matter that I have dealt with, just the most recent. I have multiple neighbors who have experienced similar issues as this, to actual retaining walls crumbling. To top this off because of how they chose to build and design the homes, I will not be able to get the same or similar size glass panels back into my bathroom according to the ********. Again, poor workmanship and 100% a builders issue. I know I am not the only one who suffered and is still suffering from this horrible company but I should be the last. This atrocious company needs to be shut down or an investigation needs to be brought upon them.

  The poor craftsmanship is only the tip of the iceberg. After the neighborhood was complete, Mattamy turned the community over to the most unethical, childish and unprofessional *** (CAMs) Members on the board wield their power to harass neighbors while they flaunt blatant violations by not mowing their own yards, keeping vehicles parked in the street for months and parking across sidewalks making it dangerous for families. They use the *** as their own personal weapon against anyone who calls out their incompetence. The upkeep of the townhomes consists of nearly half of the community's budget and homeowners are paying.

  This builder is unethical and doesnt care about its customers. Starting from sales department to the morgage department. They get you to sign ASAP but without explaining the fine print. First red flag was the *** tax that the sale person push over on me. Roughly $300 extra a month on top of my morgage. Next was the the deposit. I ask him if I were to lose my job did Mattamy refund your money. We make exceptions from case to case but I think so. Next was the time frame of the build. House started building Oct. 2021.. House didnt get done until late December. Who takes 14 months to build a **** sq ft house. I know why.. They were trying to out source the cheapest material they could. I mean the cheapest. There QC has to be the worst.. Next is the arrogance of the organization not responding to emails. I lost my job a couple weeks before closing and they didnt care. Not a single reply from corporate about my credit. This is ******** company that doesnt care from what I see. Id steer pretty far from this Builder. Make sure they give you your money back in case you get layed off and No *** Tax. And that it doesnt take 14 plus months to build. In all I could of done a better job researching them and making a better decision. But Id like to warn others to make a wiser decision in picking your next builder.

  Mattamy is the worst! I could go on and on and on how they cut corners and use the cheapest parts and materials. I can see the metal corners coming through because the paint is so cheap and thin. The edge grout in the entire house is disintegrating, the baseboards were never done correctly but regardless of the endless list, my biggest issue is we have been in our home at saguaro tails for 1 year and our air conditioner and heater has broken 5 times! Currently after 3 blowers now the board is toast so we have NO heat. Track home builders are notoriously bad but wow Mattamy seems to be at the top of the list.

  BUYER BEWARE Sonata ********* We signed an agreement for a quick move in home in March 2022 to be ready in September 2022. We were not allowed to make any changes to the design as everything was set in place allowing for a quick move in date. A week after we signed the agreement we were told they had no HVAC contractor and all construction had been halted for months. We later found out that their HVAC problems had been going on since the summer of 2021 but they never disclosed that information at the time of our purchase. We were totally duped. We were among over a couple of dozen homes that had been on hold for months and some over a year. After 5 months of no construction and nothing but excuses we requested our ******* money refunded because of lack of transparency. They refused as they have 2 years to complete construction under the contract. We have walked away with a loss of 25K. Best thing we ever did, the construction on these homes is sub par, not worth the price and they dont give a ****. Run as fast as you can from this company.

  So I have to say that most people here have had a bad experience with this builder. There is probably some other site that purports that Mattamy is simply amazing. Well. I wish i could be counted in the latter camp - but that is not the case. I purchased a .7 acre lot with beautiful trees within which we would build our home. I was assured every effort would be made to save as mant trees as possible. After contract, that didn't happen - the lot was clear cut. I wss dismayedwe already had significant ******* money in the transaction, we would lose 25k if we backed out. I negotiated with the builder as best I could about compensation for de-treeing the property. Well, this is where it get's surprising - apparently that property was designated as a premium lot (forgive my guffaws) and would add $3,000 to the purchase agreement. We were too far in and ******** knew it - no negotiating on the stripped landscape that was the basis of the premium lot fee. We were f'd. They offered very minor compensation in two sprig oak trees and 5 3 foot leyland cypress. As it turned out, the tree'd portion beyond our property (which is why we thought we paid a lot premium) was stripped and de-forested for new Mattemy homes. We will sell as soon as is practicable.
