      We have lived in The Farm at **************** going on 3 years, have paid our ***************. ***********************(part of Allen ****) is the person selling lots in this neighborhood and advertises these amazing amenities, Beach area, pavilion with grills, community gardens, etc. We have absolutely no amenities, though listed on each of the lots for sale, I cant get a breakdown of our dues. I reach out to our HOA who responds that *********************** doesnt take emails from our neighborhood except one time a month. When I reach back out on that day, I get an out of the office email. We pay a lot of money for no desirable amenities. I have absolutely no idea where our money goes, at one point I was told to mow the empty lots, but then they tried to charge us for mowing when we started building.

      ***** (*************************) and seller (*****************************) entered into an offer to purchase and contract on 9/15/23. Please note that this offer to purchase and contract was a sight unseen offer by buyer *********** 
      Also on 9/15/23 buyer *****, is presented a certificate of compliance and an engineers letter from **** Structural regarding the foundation repairs made to the home previously that were unpermitted. ***** was advised that the foundation repairs had been made by PK
      Construction without pulling a permit . The seller applied for a retroactive permit and was issued a certificate of compliance for the *****************. This is attached.
      Also on 9/15/23, buyer ***** was provided several pages of a prior home inspection report of which I received from a previous buyer during their due diligence period. The seller addressed some of the items by making repairs. A list of repaired items and receipts were provided where applicable. Also attached.
      On 9/20/23 buyer ***** had a home inspection conducted by ************************* with Abacus Home Inspections. *** advised of a structural issue with the walls and framing. This was my first notification of a structural problem with the walls.
      After ***** terminated the contract, I was accused of participating in predatory practices by advertising a storage building as having heat and electricity. The said storage building was erected on the property when ***************************** purchased the property. It was equipped with a wall heater and electricity when ******* purchased the property. The storage
      building was permitted by the *****************. ***** called the city to advise that I was advertising as having power and heat and the city advised the electricity was not permitted by the previous owner. There was no knowledge of this by the seller ******* or myself.
