    Do NOT use this company and do not let a realtor talk you into using them. The company that did my inspection cost me thousands of dollars . He did not know how to start or inspect the gas fireplace or stove and said the gas tank was out of gas. What a bold face lie. Not only was the tank full but when the plumber removed the logs they found the logs had never been hooked up. This con artist talks a good game but his inspections are c*** Don't walk away but run away from this inspector.

    Low ethics company. Unprofessional, very questionable quality. They completed my house inspection and missed major leak from the 2nd floor shower to the garage. There was a large stain on the light fixture that was accumulated over years by shower usage of the previous owners and inspector totally missed it leading to significant and expensive repair for me, after the house purchase. When I called the owner of this company, he came in personally, looked at the problem, totally admitted their fault and promised to address it and take care of it. He sent a couple of people who actually told me they are constantly addressing those kind of failures and mistakes by his company (which means my case is not unique, but rather systematic). Anyway, after 3 weeks of back and forth and couple of visits of these 'fixers', no solution was provided, and he suddenly sends me an email he doesn't want to be involved in this situation. After admitting their fault, after promising to compensate for repair, after even dispatching 2 people to conduct the repair and correction, the owner suddenly backed off and literally said this: "I'm not worried about ****** either because it will just be absorbed and washed over by the many 5 star posts that we already have and I know how to get it buried inside of ****** too". This is direct quote from his email. Would you like to hire someone who doesn't care about your review on ******* because he already has bunch of 5.0 and he knows how to bury your 1 star review? This speaks for their real quality more than anything else. All they want is to collect that $600-$700 home inspection charge is and if they miss something serious - who cares. Your 1-star is not going to hurt them anyway. Well, I am still posting this 1-star as I generally don't like those kind of low morale, low ethics people. Thank you for reading this review!

    Client doesnt accept accountability. Ignores inspection report ***************** agreement contract. Doesnt follow inspection finding recommendations copied below. Client threatens my company with lawsuit / bad ****** reviews / BBB at the very first point of contact, with prior phone call or any other correspondence. Demands a refund or filing small claims court without even first speaking to me or affording me the opportunity to visit the site and address it. Called client left message didnt receive reply for 3 weeks. Source of leak is from bad grout and sealing of master ************ areas. The defect was photographed and documented in report. (Client ignored and left this fact out of their recent post)Statement copied from report. 8.5.A There were gaps noted at the grout work of the master bath tile surround in multiple locations. Have a qualified contractor seal and repair as needed to prevent moisture entry or damage to the substructure of the home. Evaluation / Correction by a qualified contractor is recommended for this entire condition.#8.6. A Observed that the flooring at the base of the master bath shower needs to be sealed to prevent water penetration. Condition is conducive to damaged subflooring materials. Evaluation / Correction by a qualified contractor is recommended for this entire condition.Inspection performed Jan 27 2023 Client closed Mid-February First heard about the problem June 2 2023. The client took monetary credit and had no intentions of doing any repairs prior to closing. Obviously did not even read the report and now wants my company to be responsible for their lack of action over the above item that was in the report. Client breaches signed inspection agreement contract with the following. CLIENT'S DUTY: "The Client understands and accepts that the Inspection and report, in accordance with this Agreement, are intended to reduce, but cannot eliminate, uncertainty regarding the condition of the Property. The Client is responsible for reviewing the permit history and for researching any legal actions or insurance claims involving the Property. The Client agrees to read the entire written report when it is received and to promptly contact the Inspector with any questions or concerns regarding the Inspection or written report. The written report shall be the exclusive findings of the Inspector. Verbal representations not recorded within the Inspection report are not part of the Inspection.In the event the Client becomes aware of a reportable condition not contained in the written inspection report, the Client agrees to promptly notify the Inspector and allow the Inspector and/or the Inspector's designated representative(s) to inspect said condition(s) prior to making any repair, alteration, or replacement. If the Client fails to so notify the Inspector and fails to allow an additional inspection, then any costs of such repairs, alterations or replacements will be entirely at the Clients cost without recourse against the Inspector.

    (Addressing clients comment about 8 to ****** dollars annually for reimbursement repairs.) Client doesnt understand that we perform **** to **** home inspections a year and if you figure the average home is 500K , that is over $600 MILLION worth of inspected real estate annually. A home inspectors liability is for three years So if you do the math thats about 2. 5 BILLION dollars worth of real estate that we are responsible for at any given moment. My company carries a tremendous amount of liability and has a HUGE responsibility to the public and public safety that **************************** cannot even possibly fathom. So averaging $****** in client reimbursement spread out over ************************************************ say thats pretty **** good!
